I called Marie immediately and told her we wanted to make an offer. She immediately called the selling agent who told her that he was about to present an offer to the sellers, but that he would delay that meeting until we could get our offer in. The sellers liked the letter I wrote to go with the offer, and it was accepted. The house never had a "for sale" sign on the lawn, and was showing as "inactive" on the Internet 3 days after it was listed. Marie convinced the selling agent that we were responsible, serious purchasers and worth waiting for. Then she worked with us to get our offer prepared and faxed in within hours after first contacting the selling agent. I'm totally convinced that without Marie's help, we would never have been able to purchase the house.
Description of Work: Marie acted as our buying agent in the purchase of a small house in Redondo Beach. My daughter and I had been looking in the South Bay area for houses or condos in the $550K - $650K range for over a year in anticipation of selling a house in Santa Monica in which we owned 50% interest. The SM house entered escrow on 7-7-07. On 7-10-07, my daughter noticed a listing on the Internet of a small fixer-upper on a large lot in a great section of Redondo Beach (2 blocks south of Manhattan beach, 2 blocks east of Hermosa Beach). The price was in our price range and appeared to be at least $100K less than market price.

I'm pretty skeptical by nature, but Marie gave us excellent advice that made a lot of sense to me. So instead of insisting on my opinion of what to do at every turn, I took her advice a lot. It really paid off. Our listing price was $1,149,000 which was $125,000 more than a similar house a half a block away. We got two offers within a week of listing the house and made a counter offer. The buyers raised their prices and we ended up getting more than our listing price. Our 30 day escrow went off without a hitch. Marie was very responsive to our questions and called back quickly if she wasn't in the office. She never left anything to chance, which was very reassuring and probably saved us some hassles. Having never worked with her previously, we immediately used her again to buy a house in an area that was totally out of her locale.
Description of Work: We decided to sell our 60 year old ranch style tract house that had been rented out for the previous 13 years. Marie called contractors, helped decide what work would help (and not help) the selling price, met with the contractors, checked on the work, worked with escrow companies, mortgage brokers, termite companies, and everyone we needed. She had contacts who could do anything we needed and do it in a hurry. The prices were reasonable and the work was good enough for the sales activity. By bringing the fixer-upper up to move-in condition, we greatly expanded our customer base. Instead of appealing only to developers and flippers, we had a more desirable property which paid off considerably.
