PATSY CLEVENGER IS FANTASTIC My partner and I had to short sell our house as our mortgage payments had gone through the roof. The house was rented out but we were still short about $1300 / month. The house is in L.A. and we live in NJ. This whole transaction took place over the phone and via email etc. We did not have to go to L.A. at all In conjunction with Penny Smith of Realty ONE, they showed the house for one open day and got three very significant offers, over 100 people went through the house. Going with the best offer, the short sale wheel started turning. I can not pretend to know exactly how this works but I believe there is much negotiating between banks, buyers, sellers. There was quite a lot of documentation that had to be dealt with, things that are foreign to us. Patsy always took the time and patience to discuss and describe exactly what was happening . She always kept us up to date, was punctual and always returned calls ASAP. Moreover Patsy is very courteous and personable. Patsy absolutely nailed the short sale such that we were not out of pocket at all. The banks covered the costs of termite damage, electrical issues etc. In the final week, the tenants moved out on Saturday and we were due to close on the Friday, but the tenants had a party and vandalized the place, putting holes in the wall, three kitchen cabinet doors, so much party trash, broken glass not to mention that the house was absolutely filthy to start with. If I had known I would have sent in a cleaning crew. They also left a lot of furniture and just crap really. That monday, Patsy was in there patching walls herself, painting over it. She then spent two days cleaning the entire house. In the meantime Penny had arranged waste disposal and chattel storage. I really can not commend her enough, her knowledge and aptitude with taking care of the short sale was nothing short of blazing. I would definitely employ her in any deal again. Like I just said, I can not sing high enough praises to her abilities

Patsy showed me dozens of homes over a period of six months. She helped me negotiate a price and when I did purchase a home, she was very professional, knowledgable and pleasant to deal with. She always seemed to be up on the latest information and had the latest software to make the signing process easy. Let's face it, when you're the buyer, no one is really on your side when it comes to setting the price. The seller, the seller's agent and even your own agent would prefer that the price be higher because they get more of a cut. But Patsy was very forthright in her assessments of homes and offers. I would certainly use her services again.

I found Patsy on Angie's List, and I am forever grateful that I did. She is the *epitome* of everything a real estate agent SHOULD be, but in my past experiences, seems so hard to find - professional, prompt, genuine, knowledgeable, but at the same time caring and understanding. She knows her job and understands the market very well, and does her job with integrity - her professional and realistic advice was always "100% on" based on my outside research. This was my first time selling a house, and she made what is supposed to be one of the most stressful experiences in life a smooth transaction rather than the nightmare I expected, especially in the difficult 2009 So. Cal housing market. Now I can't wait for her to help me buy my next house. If you are looking to sell or buy in the So. Cal area, I **highly recommend Patsy wholeheartedly**. She is busy for a reason, most likely word of mouth based on the superb job she does, but she is never too busy to answer questions or for referrals.

Patsy was very attentive to my needs to help me understand the market. While I was visiting the area, she spent an entire Saturday 10am-6pm showing us around. She covered many different neighborhoods and homes, so that we could get a good idea of the range of options/prices available in the area. In addition, she hooked me up with some local mortgage bankers who could help me with my planning. She was really effective at narrowing our search based on our needs. I haven't gone through with the relocation yet, but I have the information I needed to negotiate for the cost of living adjustments I would require. This was very helpful.
