Description of Work: Replaced kichen cabinets and countertops, added island with built-in table. Installed lighting and new sink and associated fixtures. Added electrical outlets. Coordinated flooring re-surface to fit in with the project. Included demolishing the old kitchen and cleaning all debris.
I specified what I wanted them to do. The original bid came back at about $29000. Unfortunately it did not include many of the things we asked for. I then sent back a list of questions including a list of questions about wiring and Federal 24 cfr compliance. After a couple of weeks he revised it and came back. The bid was increased by $10000. He said that he had gone over our project with Johann, the company owner, and they had decided to price the product upon what they knew was required normally involving a project such as ours. The price of the renovation went up to $37850. I was very unhappy with this because I was not expecting an increase of $10000 when I asked about the compliance with city code. So that was an unpleasant surprise. I did not hire them.
Description of Work: I had American Kitchen-Bathrooms by Hans come out and bid on a full kitchen remodel. They were going to remove a load bearing wall, put in granite countertops, tiled floor and tiled backsplash, install new lighting that was compliant with California Federal 24, install new cabinetry, and re-wire to meet code.

We had great experience with AKB. Since this was our first ever remodel project, we were a bit apprehensive about the process and the cost. Karl/Joe put us at ease with detailed breakdown of cost and by giving the detailed picture of the process. Their crew was very professional and friendly. They always came on time and listened to us for any last minute changes. The project was completed on time. They gave us significant discount on additional material/labor when they discovered a mismatch between old cabinet hardware and new one (which wasn't due to their fault). In addition they provided us with a consultant/interior decorator to help us select the various materials. Compared to many other places we talked to, only AKB offered this kind of service w/o any extra charge. Joe would come at end of every day to inspect the progress and made sure that the quality of workmanship was great. Overall we were extremely satisfied with how the kitchen came out and with AKB's team of professionals.

It is run by the individual himself and he is a general contractor who knows what he is doing. He has about half a dozen people working for him who for the most part seemed very skilled with the exception of the painter who has now been replaced I understand. I would not hesitate to use them again. The quality of work was pretty top-notch.
Description of Work: They completely demolished our three bathrooms and rebuilt them. They also repainted throughout the inside of the house, repainted the outside of the house and did a utility room inside the house. They also did lots of electrical work, put in new panels and did bunch of other stuff as well.

I did a lot of evaluation and he was good. He struggles to give a realistic estimate because the problem was that the project went on about twice as long as the estimate. His workmanship was very good and the quality of the crew that he got to do the project was excellent. I was very satisfied with the quality of the work that was done and the individuals that showed up to do the work. They showed up punctually every single day when they said they were going to.

Overall, they did an excellent job. They protected the rest of the house with plastic barriers, protected the carpet with carpet shield (plastic adheres to carpet) and tarps that were picked up at the end of the day. They also provided a potable toilet for the workers. Demolished materials were removed from the site promptly, and new materials we provided part of the garage for staging of fixtures and materials. They reinforced part of the subfloor and also some copper pipes that were loose. Their lead man was outstanding in terms of craftsmanship and communicating job status. The office staff was also outstanding. The tile work was extensive, 6 days, and the installers were also concerned about cleanliness and job quality. They worked with us on the cabinets specs to be sure that the product was what we wanted. Any other problems were rectified immediately. They provided recommendations and ordered plumbing fixtures and passed along a discount onthe price. It was a positive experience overall outstanding team!

Overall, the job went well. Demolition began and finished on time. Upon removal of the living room, we decided since the ceiling was open, to upgrade the insulation in the rest of the house (added cost, of course). The contractor also discovered that when previous owners upgraded the house, the previous roof, shingles and all, were left and they just built over it. So they removed it (no charge). The framing of the new part of the house went up very fast. The inspectors were impressed with the quality of work that was being done. The floor went in fast and on schedule. The windows also. Pete, the project manager was great. He went with us to various granite places to help us find the outstanding pieces we found. We chose two - one for the island and one for the counters. Pete also went with us to find the material for the backsplash and for the bathrrom floors and for the front and kitchen doors. Pete also got the porch built even though the lame architect we used would not draw it in. Pete literally sat in the architect's office and made him draw it in. The bathrooms went in with no problems either. The only problem we had was that since we tried to save a little money, we had AKB sub out the custom cabinets for the kitchen and all the bookcases. Well, the sub he picked was pretty flaky and the finish on the cabinets and bookcases started to discolor and flake off. We did not discover this until we moved back in. The doors were completely remade and everything came out great. Overall AKB did an outstanding job and we Highly recommend them. One other thing we really like about AKB is that even though the job is over, small items need fixing or repairing. Joe has never hesitated to send someone out to fix or repair as required - all at NO COST to us. He stands by his work!

We had them attach the garage to the house. add a new driveway, remodel the kitchen with granite and custom built cabinets and expand it to the property line, build an huge island with a solid granite top in the kitchen, add a Great Room with a gas fireplace, custom built bookcases, and a vaulted ceiling with wood paneling, add a 1/2 bath, completely remodel another bathroom and move the door to open inside master bedroom, add two study areas with custom built bookcases for our kids, replace all the carpet with nail-down hardwood floors, replace all windows moving 2 to center on the wall and expanding the size on 4 other existing windows, add two sliding glass doors, build a composite deck, add a front porch, upgrade the heating and air conditioning, and add a hybrid water heater.

We walked away from a several thousand dollar "retainer fee" (and 2.5 months of design work) paid to our previous high end contractor after seeing how much they wanted to charge us, and started working with American Kitchen & Bath. Johans did not ask us to pay a cent until enough of the design had been completed for him to provide us with a firm number and signable contract. The price charged was not a "bargain basement" price, but was in line with our budget, and considering the major structural work involved (and the fact that they charged about 65% of what the previous contractor wanted), was a good deal. AKB gave us our dream kitchen for less than even a scaled-back design would have cost us with the other guys. We had some design ideas already at the time we started with AKB, but made some significant changes based on their suggestions (for example, pointing out where we were not making efficient use of space). One novel idea which has worked well was an angled wall to soften a protruding corner (and increase walking space) due to the oddly shaped area we had to work in. We also love the round granite informal dining area attached to the island, which was another of their ideas. AKB handled the entire permitting process and all inspections. Build out of the new laundry in the garage took place a couple months before the rest of the work, so we did have a functioning laundry room while the rest of the house was under construction. During the major work phase, we moved out of the house. Work started exactly when they said it would, and was largely completed (acceptable to move back in) with relatively minor items remaining within a week of the target finish date. We have cats, who remained in the house (confined to garage) during construction, and the workers were all sensitive to their presence and constraints that presented (e.g. not leaving doors open in a way that would allow them to escape). Johans and his team definitely appeared to take pride in the job they did. They wanted to make sure everything was just right. . Although there were some change order items that added a bit of expense beyond the original contract, they were not unreasonable and they did not nickle-and-dime us with charges for little things. We have additional remodeling projects to do in the future and expect to be contacting Johans again when we are ready to begin them.

They were very professional and did a great job. It was obvious they cared a lot about the quality of the work and wanted us to be happy with it. They were willing to redo things that we weren't completely satisfied with at no extra cost. Joe came over often to check on the progress. We were always able to reach him on his cell phone when we had questions or concerns. The other workers were very polite and we got along with them well. They cleaned up at the end of each day and tried to make the process easier for us. They even moved some of our furniture when we weren't able to do it. All of the workers were very friendly and pleasant to be around. Compared to some of the nightmare stories we have heard, we were very happy with this company. Joe called us a few months after all the work was finished to make sure everything was still working properly. They came over to fix some minor issues without charging us, and that was more than one year after the remodel was completed.
Description of Work: They removed two walls separating our living room and dining room from our kitchen. They installed a support beam above the ceiling and reinforced the foundation so that we did not need any posts. The whole area is open now and looks great. They tore out the existing kitchen and replaced everything, including the cabinets, wood floor, counter tops, appliances, lighting, sink, and faucet. We get many compliments on our new kitchen. They also replaced our old windows and side door with dual-paned windows and a large sliding glass door. They installed new window trim on the exterior, replaced the stucco around the windows, and painted it. They moved our fence so the new sliding glass door would fit, rebuilt and replaced the tile on the ramp leading to the door. They remodeled the fireplace surround with new tile. They designed, built, and installed a beautiful new mantle out of cherry which matches our cabinets. We also had them remodel our master bathroom. They designed, built and installed the cabinets, designed and rebuilt the shower to make it larger, and replaced all the tile, sinks, faucets, counter tops, mirror, lights, and fans. They painted all the walls and ceilings, and resurfaced the ceilings to make them smooth. They also replaced the crown molding and base boards. Everything looks great and we are very happy with it.

We had a wonderful experience with them. They did not do the job their way; they actually listened to us and went ahead in the way we wanted our bathroom to be done. We had run into a few problems that we didn?t know about like a live-wire in the wall but their electrician automatically took care of it. That?s when we decided to get the whole wiring re-done. We did not have any problem what so ever and everything went right on schedule. They arrived every morning on time and worked little bit late in the night whenever necessary. They are the cleanliest people I have ever met during construction. The whole crew, the electrician, the plumber, the painter, everyone paid attention to what they were doing, they basically had to rebuild the whole bathroom. It was extremely easy to get along with them.

For the most part it went very smoothly and wasn?t at all like the horror stories I had heard about from other friends. There were some rain-related delays (it rained during much of the project) and there were a few days when nobody was at the house working, but to be honest, some of those days provided a nice break for us, as long as we knew in advance that nothing would happen that day. The construction of the skylight was fascinating and its design (Hans? idea) has proven to be one of the best things about the entire remodel and a topic of conversation when friends come by to see the work. Our kitchen was so dark and gloomy before and now it?s very light and cheery from sun up to sun down. AKB was meticulous during the remodel about cleaning up every day before they left. The overlapping plastic sheeting they put up around the work areas kept our house from the horrible dust problems some of our friends have encountered. Every day before they left AKB swept and shop-vacuumed the place. My garage was never so clean. I could walk at night through the indoor construction area barefoot and never worry about stepping on a nail. I liked Hans, the owner, and Ron, his designer, personally. Each of them has a good sense of humor and it made working with them fun. They were patient with me through the process of making the many decisions regarding countertops, type of floor, backsplash, paint colors, wall switch color, sink, faucet, appliances, etc. I?m one of those people who need to look at everything before I make a decision. They never rushed me. I also liked the fact that when I first approached them, they took me into their workshop and showed me the process they use in making their custom cabinets. They explained the kinds of wood they used, how their cabinets were put together, and how they differed from the semi-custom cabinets that also were available. My grandfather was a cabinetmaker and I appreciated what they had to say. Their cabinetmaking was as good as they said it would be. Ron was especially helpful in his suggestions for reconfiguring our kitchen. He had great ideas!! The subcontractors they hired (electrical, sheetrock, texturing, paint, tile) were also excellent. All along, we felt we had good people working on our home. There were a few problems along the way, but when I relayed these to Ron and Hans, they would personally visit the site and all issues were addressed and taken care of. During the time of the remodeling, my husband slipped on some ice in the mountains and broke his arm. The workers had offered to leave the scrap lumber for us to use in our woodstove in the mountains. When Hans realized that my husband couldn?t cut up the wood, he had one of his workers come by one day and cut up the scrap lumber into 16? pieces for our stove. I thought that was especially nice and not something your average contractor would offer to do.
Description of Work: We contracted for a complete kitchen remodel and some additional work in the family room, entry and garage: removal and disposal of all cabinets and 2 layers of linoleum in kitchen, removal and disposal of half-wall paneling in family room, removal and disposal of linoleum and also carpeting and padding in family room, construction of a double skylight in the kitchen, custom-built cabinets, installation of customer-supplied tile in the entry, kitchen, and family room, full backsplash installation (customer supplied backsplash material) between the countertop and cabinets, new wiring in the kitchen, installation of 7 ceiling can lights, and additional halogen lights under upper cabinets, additional electrical outlets in the kitchen, family room and garage, installation of customer supplied appliances, all plumbing and plumbing materials necessary for new customer supplied sink, disposal and icemaker, texturing the walls in the family room and kitchen, priming and painting those walls, fabrication and installation of countertop (customer supplied), installation of a new back door (for which AKB did not charge us). In addition, AKB installed some of our old kitchen cabinets in the garage for storage and moved the 220V power from the dryer area (we have a gas dryer) to a side wall where, in addition to installing some of the upper kitchen cabinets, they also installed our perfectly functioning old oven and surrounding cabinets so we could have an oven during the remodeling process and a 2nd oven for large family gatherings later without using up needed wall space in the kitchen. In order to position the skylight correctly, it was necessary to modify the heating ducting, so that was added to the cost. Even after the project was essentially finished, the final inspections and the final bill paid, AKB came back to install cherry thresholds between the family room and dining area and between the entry and living room. In addition, they installed “baby locks” on some cabinets in the kitchen so the doors won’t fly open in the even of an earthquake and anchored the extra slabs of Silestone (that will be used at a later time in our bathrooms) to the garage wall.

The entire project lasted for a month, also because ours wasn t the only project that they were working on. They found a leak in the gas pipe, and they replaced the pipe. One of their workmen came out in over 100 degrees weather for 4 days in a row, didn t complain about it, and worked all the way through. I was very impressed with his work, and that of the others. We didn t know which workman was going to show up on which day, and work on what; they didn t keep us informed about it. It was the owner s responsiveness which was found wanting. The plumber found the leak in the gas pipe, and he really tried to let the owner know that it was pretty important to fix that, but the owner didn t seem to take it seriously, and it took a week for someone to come and fix that. I was really upset about that, because any kind of flame could have blown up our house. Sometimes, if I had given them a call and left a message, I would not get a reply even after 24 hours, and that s not acceptable when you are going through a remodeling. The plumber and the handyman were excellent. I would use the workmen in future and not the services of the company as a whole.

Surprised is all I can say about this negative report. My first, and most important, concern is always that the customer is satisfied in all aspects of the work we perform. This customer sent this report 6 months after I last spoke with them. Unfortunately, some pertinent details are missing from the submitted report. 1) A week after the project was completed we received a letter thanking us for the great job we did. The concerns mentioned never came up. See the letter attached below. 2) The time listed in the contract stated that it would take 1-2 weeks for a partial bath remodel and a window replacement to be completed. Her project lasted a little over 3 weeks. The scope of work virtually doubled once we started the project. Below is list of additional items that the customer asked us to do after we started the project. i) Removal of a wall and all associated work to enlarge the shower area was performed. ii) Re-piping of the entire house was additional to the original contract. iii) Repair of the sprinkler system was another additional item. iv) Related to the re-piping of the entire house sheetrock work was also required in various parts of the home. v) The replacing of a custom order vanity top to go onto the original vanity and all the plumbing related to that was performed. It took a week alone to template, fabricate and install the custom vanity top. vi) Painting of one bedroom and one bathroom was another additional item. vii) The repair of the infamous gas line, which we will discuss later, was additional work not figured in the 1-2 weeks. The Contract was around $7,000. The addition of the above listed items and numerous other minor repairs not listed brought the total remodel cost to $16,000. All the additional work added significant additional time to the project. Having said all this, I have to say; we could have charged a significant amount more for the additional work we performed. I believe strongly that charging a fair price, even when additional work is required, is the key to a good reputation. 3) Our technicians were on the project every day with the exception of a couple days where we were waiting for ordered items. 4) Now, relating to the gas line. During the re-pipe, our plumber noticed a badly corroded gas line. I recommended to the customer the need to replace it ASAP. Due to the extra time required for all the additional items needed, I informed this customer that we had run out of time to do any additional work. I had other scheduled commitments and it would not be fair to delay other customers. My plumber was booked for a solid week. I told her that she should contact a plumbing company that would be able to take care of it immediately. This customer interviewed several plumbers and received quotes in the $1,200 range. I quoted her $450, again, telling her that I could not get to it for a week. For obvious reasons, the customer chose us to make the repairs 5 days later. 5) Responsiveness is another item this customer has mentioned. This member would call daily to find out when we would replace the gas line after I had already told her when we would be available to make the repairs. Several times, she left messages at our office. I received them the next day; because I spend a great amount of my time in the field, making sure this kind of miscommunication does not occur. Further, I give my cell phone number to every customer to assure they have unlimited access to me at all time. This couple had a very tight budget to work with. Many problems, which we ran into, received labor for no charge with materials billed at our cost. Great service experience. Before the service, I had 4 different companies coming in for estimate, and I found Joe to be the most experienced. For one thing, for my bath tub which was 42 x 60, one other contractor even said "in my 20 years of work, I have never seen 42 x 60" and he was adamant that we needed a smaller common model. But it's business as usual to Joe, and he even recommended a warehouse store in Fremont that had one of the largest selections, including 42 x 60. We visited the store and found the model we liked - Joe and his crew then arranged to transport the unit to my house. He had different crew members coming in at different stage - one for demo, one for plumbing, one for bath tub installation and tile work, and one for final touch-up including paint job. I found this to be useful e.g. I wouldn't trust the demo guy to do my plumbing work. He coordinated well across all team members so the entire project was completed on-time and there's no situation that nobody showed up for entire day like what I experienced with other contractors. The price was not the lowest, but with the quality and professional service experience, I would definitely go back to Joe and his crew for my next bath/kitchen project.
Description of Work: My master bath tub upstairs leaked through the floor to the garage downstairs due to a bad plumbing job by the previous contractor that tried to fit an oversize bath tub (the contractor insisted that the oversize bath tub would work). American Kitchen & Bath replaced the master bath tub and fixed previous plumbing work that leaked. They also replaced the granite wall tiles to marble (my wife and I didn't like the previous design).

My master bath was gutted to the studs. Overall, work went very well. Firstly, Johans showed the most interest in my business before a contract was signed. He made some adjustments to his original quote at my request after I re-considered some of the original plans. He never showed impatience as I finalized what I wanted. Communication from Johans and his team was excellent throughout. There were some delays caused primarily due to extended delays in delivery of tub & also from broken granite received by fabricator. Workmanship was very good. I was extremely happy with the quality of the tile work, new window installation, cabinet quality and paint. Components supplied by contractor (ceiling fan, cabinets, light fixtures, electrical floor heating system & glass block windows) were all of very high quality. The crew was very careful to protect other parts of the house from damage or dust intrusion. Wood and carpeted floors were always covered prior to work beginning each day & uncovered at the end of the work day. Cleanup at the end of the job was thorough. I didn't have to clean up after these guys. Johans was always eager to please. He said several times during the course of the job "I want you to be happy", & these weren't just idle words. He lived them. He always checked with me on the quality of work done by subs (tile, electrical, plumbing & granite) & if I had any concerns, he would rectify them immediately. I highly recommend American Kitchen & Bath.

The professionalism of this group is not to be believed! From the first meeting with Johans, to the start day of this project through the finishing of the smallest detail, was handled expertly by the most wonderful crew of really hard workers. The entire project was done with minimal disruption to our lives, which was more than appreciated. The electrician found a live wire in the wall, which led to a complete rewiring job and when we found the the "wall boards" were plywood we had new sheetrock installed. Both of these items were quickly handled with a change order and caused no delay in the project. The crew showed up on time EVERY DAY and were the most amenable group I have ever met. Pete, the project manager, came by EVERY DAY to check on the progress and if anything was needed, he'd go get it right then. Our many thanks to Johans, Pete, Gary, George, Charlie and Brandon for a spectacular job and our wonderful new bathroom.
Description of Work: Our master bath was taken down to the studs, totally rewired and a cabinet behind the back wall of the shower was removed and walled off to match existing walls and the shower enlarged. We had an old dropped ceiling with florescent lighting which was removed and raised to regular ceiling height. The shower was retiled and included a small bench seat in the corner and a niche which held all our Costco-size shampoos, etc. New flooring was installed and new sheetrock was installed and textured to match the bedroom walls as well as primed and painted. They also installed new crown, baseboard and doorway molding. The toilet supply line was moved and we had two light fixtures and one receptacle relocated. We even had an electrical outlet installed inside the medicine cabinet for the electric toothbrush. We also had a new bifold door and a swing door, with 10 opaque divided light in each, installed. We got a new vanity, toilet and lighting fixtures installed.
On the first day a worker brought a trailer to haul all debris away. Daily they arrived at the scheduled time and usually worked a full day. Every employee introduced himself, used polite and respectful language at all times. There were a couple of minor miscalculations which American Kitchen & Bath handled very professionally and to my satisfaction. The design and kitchen lay-out was everything we hoped for - Ron Moist excellent job! The workers have the best attitudes and were pleasant to be around. We shared a mutual respect - I for their professionalism and they for our home. To Mr. Johans Wartenbergh, you have a great company, Yvette and I rave about our new kitchen - thank you.

New switches to activate the added lighting. Upgraded dedicated circuits to meet city requirements. Replace drywall in the kitchen as needed. Replace insulation behind kitchen sink wall. Connect sinks, disposal, faucet and dishwasher. Run new gas line for the cook top. Install all appliances including hood vent. Install granite counter top. Remove & install new garden window. New paint in the kitchen and repaint base mouldings. Tile ready sub floor, using Hardybacker. Replace kitchen door leading to garage & pantry door. Install roll out shelves in pantry and matching trim & paint. Install solid maple cabinets. The drawers are dovetail & solid maple, includes installation of knobs & pulls. All drawers guides are Blum Motion w/full-extension & self closing guides. The fireplace upgraded w/ granite tile squares to match kitchen.

First off, a kitchen remodel is very disruptive! I had no idea that what I would miss the most was my kitchen sink! But Johan's' crew did everything they could to minimize the chaos. The tear out was done very quickly. The install went a bit slower, but I am very pleased with the end result -- I love my new kitchen! They were great about answering my questions and very reassuring about my concerns. The only reason I gave them a B for punctuality is that there were a few days that nothing happened when I had expected work to get done. I plan to remodel my bathrooms later and will definitely call them back.
Description of Work: Complete kitchen remodel. They tore out existing cabinets, appliances, flooring and electric. They installed new cabinets, lighting, electric, appliances and flooring. Note: The job cost more than anticipated because I had to upgrade the entire electric panel for the house. They warned me that this might be an issue, so although I wasn't happy about it, I wasn't surprised.

The installer was great! He would point out things that were very helpful. They were flexible, so the cabinets could be customized when needed. I was pleased with the service.

Great. They came in on budget and did the job in the time they promised. They also did some additional repairs on the plumbing. They were very clean. When I came home from work, the place was spotless like nobody had been there.
Description of Work: We had the kitchen cabinets refaced and some additional cabinets built and installed.
The craftsman was very well qualified for the multiple skills required, and stood on the job until done. I don't say this lightly, but the workmanship was outstanding and worth the money (a little on the high side). The worker consulted me frequently to assure things are done the way I wanted it. A thorough inspection by me showed no quality problems, of the work done. The owner showed up on and off to follow up to assure things go per plan. Overall, a satisfying experience for a change.
