 + -1 morePrior to signing up with Richard, we had been searching on our own, intending to put in offers (on single flats) through redfin.com, the new discount/rebate brokerage service. After some months of searching, we concluded that buying a 2-4 unit building (rather than a TIC or condo interest in such a building) and then reselling the "extra" units might be the better course for us, because (1) the standard TIC/condo in a 2-4 unit building has a "developer special" kitchen and bath that is not to our taste, and (2) few such buildings have adequate seismic retrofitting, and negotiating a retrofit plan with the 2-3 other owners can be impractical. Richard immediately understood our needs, and was a joy to work with. He is honest, forthright, knowledgeable, diligent, patient, and intellectually curious. Finding a real estate broker with any one of these traits is an accomplishment; finding one with all six is an instance of supreme good fortune. I cannot recommend him highly enough.
Description of Work: Richard provided exceptional pre and post transaction service to us as a buyer's agent on the purchase of a 4-unit Victorian building (we plan to live in one unit and resell the others). He found the building for us, helped us with cash-flow calculations (gauging resale values, repair/upgrade costs, etc.), and set us up with other first-rate service providers (inspectors, painters, floor refinishers, stagers, etc.).
