We were incredibly pleased with Mulhall's performance. We found Mulhall to have professional and dedicated staff, clear and transparent accounting, and most importantly, exceptional quality work. Communication was direct and appropriate as issues arose and was always accompanied by options as to how to solve the problem. They were very collaborative highlighting concerns and laying out solutions as we worked through the inevitable decisions that crop up. We worked with Ronan Agnew primarily and Fiona in the main office for finances. We had complete trust in them both and all the sub-contractors brought on for individual projects. Tile, cabinets, wood floors, heating duct work, electrical; everyone was an expert in their field. We would not hesitate to recommend this company or use their services again. They made what can be a complicated and arduous process simple and easy and we are thrilled with the end product.
Description of Work: Mulhall was our chosen contractor for a home remodel. Our project was a kitchen and bathroom addition (~200sqft) to our downstairs bedroom creating an in-law unit.

Adrian was always easy to communicate with and work with throughout the project and provided terrific on-site oversight. The job was done on time and on budget and, as much as possible for a large project, the job site was kept neat. Based on my experience with Adrian, my family members have since used Mulhall Construction for foundation work on their homes and been pleased with the results, as well. I enthusiastically recommend Mulhall Construction!
Description of Work: Adrian Mulhall worked on a major renovation of my home that involved demolition of an existing rear enclosed porch and construction of a new sunroom adjacent to the kitchen; complete remodel of existing kitchen; addition of a half-bath; remodel of second existing bathroom; addition of small laundry nook; seismic reinforcement with shearwalls, etc.,; new hardwood floor in kitchen and sunroom; addition of drain in rear of home and re-pouring of surrounding cement to address water drainage issues. And, the prior owners had removed the beautiful original facade of our home and replaced it with stucco in the ~1950s, and Adrian's team was able to look at other examples of the homes in my neighborhood that matched mine, and re-create a stunning facade for the front of my home essentially identical to its original appearance. With the recreation of the original facade, my home went from being the ugliest on the block to being the loveliest!

Construction went according to contractor's schedule. The only delay was on the part of the City in performing inspections and final completion. Mulhall took care of coordinating with the building tenants with regard to utility interruptions, vehicle parking, and noise mitigations. Mulhall took special care to be sure that all architectural finishes matched the existing. It is now hard to tell where the patch work was done because it blends so well with the old finishes. I had gotten 3 bids for each project (City requirement in order to process the tenant "pass-through"). Although Mulhall was not the lowest, their bids were more comprehensive which resulted in no "surprise" add-ons during the project. BE CAREFUL WITH THE LOWEST BID.....they're often low due to bidding errors and/or anticipated extra cost items. Mulhall's bids were very professional and comprehensive and TRUSTWORTHY. I've been a construction manager for 20 years and have dealt with hundreds of contractors. I have great trust in Mulhall.
Description of Work: Provided all services required for seismic retrofit of TWO 6-unit apartment buildings in San Francisco. After the first retrofit project was completed on time and on budget (12/23/15), I was so impressed by the total construction process that I hired Mulhall to do the second project which was also completed on time and on budget (10/7/16). I have a 3rd project coming soon and although I have not gotten all the bids in yet, Mulhall is certainly the front runner for the project.

We hired Mulhall Construction to convert a sun room into a master bathroom and office combination last summer. Additionally, they ran new electrical, relocated our fuse box, and installed the recessed lighting setup of my dreams in our living room. They handled everything with grace and professionalism, as we definitely threw them some curveballs after construction started, including swapping out some materials and finishes. David would constantly call me to give me updated information about the progress, and their entire team is wonderful. I recommend their work and plan to give them my business again in the future.

We recently completed a renovation of our house. After a careful review of the bids, we selected Mulhall Construction for the project, and could not have been more pleased with the outcome. There were several outstanding aspects of how Mulhall worked to deliver our project: 1. High quality work--We were impressed by the quality of the work by Mulhall's crew and their subcontractors. We also noticed that they would take action quickly when there were crew/subcontractors not performing quality work, which was something we much appreciated. 2. Excellent problem solving skills--Our house was built in 1970's, so we expected problems as we make major changes to the house. As it turned out, there were many. To name a few, we discovered some major beam support issues when they opened the walls. We also found pipeline rotting after opening up the floor, and the resin panels that serve as partitions to the kitchen did not level with the old floor. In each case, they worked with us and the architect and engineer to come up with good, practical solution. What we appreciated the most was the "can-do" problem-solving attitude of the project manager, Eamon Greaney. 3. Responsive and sensitive to our needs--Two way communication between the project manager and us was never an issue. We were routinely (early morning, midday, late evening) in touch with Eamon via email and text messages ( in-person meetings as necessary) such that we felt we really knew what was happening to our house anytime. Eamon was sensitive to our relationship with our neighbors, and made a point to introduce himself to them at the beginning of our project. One time, when he had to have his crew work on a Saturday, he received a concern from one of our neighbors, so he immediately stopped his staff from working that day and texted me. This was worked out amiably as a result. Adrian Mulhall, owner of Mulhall Construction, also checked in with us periodically throughout the process to be sure that we were satisfied with the project progress. 4. Reliable, trustworthy, and fair: We have a project manager who can be trusted for his words. On a couple of occasions, when he saw that his crew had made a mistake, though it would be costly to fix the problem, he immediately made the correction with no hesitation, and covered the costs. 5. Cost conscious: Eamon was budget conscious and in his effort to address problems, he always gave us a few options so that we could make the best choice. As a result, we did not have any major cost increases. Our overall project cost came to less than 5% over budget, and that amount was largely due to owner-initiated items. We now have a beautifully renovated house. The quality project management by Eamon of Mulhall Construction, based on the design by our architect Andrew Morrall, have made it possible. We count ourselves as lucky to have found them, and know that if we have new renovation work in the future, we will definitely look to them again as partners for our project.

Mulhall Construction did a great job. Adrian Mulhall provided a competitive and excellent budget for the work, and his crews did an amazing job working with the engineer and implementing the approved plans. The project stayed on budget and on schedule. I chose Mulhall over two other companies because of the excellent initial communication, and the practical approach that kept the budget manageable while delivering the results that were required by the SF Department of Building Inspection. Also, they did a great job being careful with the property and did not disrupt the tenants in the building. Let me put it this way. I am so pleased with the work and the relationship that I recommended that Mulhall remodel my daughter's house!
Description of Work: Contractor successfully provided seismic strengthening of my multi-family building in San Francisco, CA. This included heavy-duty framing, steel and concrete work. Mulhall was general contractor, had crews implement the planned improvements, managed all inspections and delivered Certificate of Final Completion.

The drywall work was lousy to average. They handled my disappointment well and brought someone else in to repair it. I feel like I would have had a better experience with this group if I had used them for all of the work. If you are their largest client at any one moment you might be able to guaranty yourself their high caliber resources, but for small work (<$50k) their premium is not worth it. Good luck.

I'd like to comment on their customer service throughout the bid process. My mortgage brokers have an awful website to which contractors had to submit their bids; Mulhall Construction never complained, and always communicated clearly any problems with the bid submission process, and were incredibly responsive and friendly. I can only assume their professionalism, persistence, and friendliness would have persisted throughout the contract, had we been able to move forward. Hands down the most friendly company I've ever worked with.
Description of Work: I asked for bids prior to closing on a home, as the repairs were to be included in my mortgage. While the seller cancelled the contract before work could be performed, Mulhall's bid was the most complete, and would have been my first choice.

Excellent contractor. They focus on the happiness of the customer with the job provided, plus they communicate well. There will always be hiccups and risk, and it is nice to work out those details in a friendly and professional manner with folks like Mulhall. Eamon worked with our structural engineer to follow the design plans. Eamon's team, led by Diego, replaced the support beams and installed floor joist hangers in downstairs bedroom (compare AL1, AL2 pics), hallway (compare AL6, AL7, AL8 pics) and garage (compare AL9, AL10 pics). The foundation and sill plate along the uphill side of the house were raised to be above grade (AL3 pic). Water-damaged wood was replaced. Earthquake retrofit included installation of anchor bolts (AL3, AL5 pics) and sheerwalls along all exterior walls in bedroom and hallway, and in the garage. We did need to remind Eamon to have his team shim up the walls (AL3 pic) so that once the new sheetrock was installed that the walls would no longer be uneven. Eamon was open to suggestions and responded well to unexpected events as the project progressed. For example, we modified the project midway to include the installation of the false walls/benches in the bedroom and hallway (AL3 (framing), AL4 (finished), AL8 (finished)) so that we could then make functional use of the space above the foundation. Just before the sheetrock was to be installed, we decided that we wanted insulation to be put in the walls and ceilings. For the work in the garage, Eamon obtained alternative solutions from structural engineer for installing the garage beams, saving us potentially $1000's by avoiding having to move the furnace and water heater, as well as the inconvenience of not having the heat and hot water available during that time. Eamon kept us informed as to when his team would show up to perform the work. Eamon coordinated the city inspector's and structural engineer's inspection schedules.
Description of Work: Earthquake retrofit of downstairs, including installation of anchor bolts and sheerwalls. Replace support beams and hang floor joists in bedroom, hallway, and garage. Raise foundation and sill plate above grade. Install new false walls/benches in bedroom and hallway.

The project went according to plan and cost. They were very responsive and had to work with another contracting company who was doing the roofing and waterproofing under the deck. Ronan who managed the project was very responsive and since I live out of town it was helpful to have someone I trusted on this project.

Mulhall Construction was one of three contractors I recently interviewed. Overall, they seem to be a respectable organization. They were very responsive in the several interactions we had by phone, email and in person. Deb and Merwin came to the house for an initial meeting regarding the various projects (remodeling a bathroom, replacing all windows in the house, re-stuccoing and painting the outside of the house, and replacing a deck). It was when I received their bid proposal that I was not pleased. While they had outlined aspects of the projects there was just one total amount. This made it difficult to compare with the other bids as they had provided subtotals for each project. When I asked for subtotals to be listed they did provide a revised version. As I compared costs of each bid Mulhall's were consistently more expensive. 25% more than the contractor I eventually chose. One oddity of Mulhall's bid was a $6960 amount listed under General Conditions for "daily protection of flooring, stairs and wall in path of travel, daily cleanup, rental of temp. toilet, etc. Total based upon an assumed 6 week site occupancy. Includes a total of 20 hours Project Management time to work through material submittals, procurement," Even if one were to assume (generously) the daily protection, temp. toilet and cleaning cost $2000, that would leave $4960 to pay the 20 hours of Project Management time. Which represents $248 per hour. A hefty sum in my figuring. Since I did not choose Mulhall Construction to perform the work and hence cannot speak of their workmanship I would be skeptical of using them because of their pricing.

I appreciated they have front desk staff answered the phone and scheduled the appointment. The estimator made the trip to inspect the job site on time and gave a written quote within a week as promised. The only problem is the price which is the highest among all I gathered. Since they are interested in the GC role, they gave me itemized quotes for other tasks as well (e.g. framing). They are all in the higher end of my solicited responses. I know they may have great quality of work but my instinct drive me to look for other shops that have equally good rating or word of mouth. For foundation work itself, I think their price is at least 25% more than the average quote I had. Even considering a GC charging 15-20% markup, I still think their bid is a bit high.
Description of Work: On site inspection then estimation on my addition project which needs new foundation (about 1000 sq ft) for supporting 2 story residential and 400 sq ft garage slab..

The fence repair was accomplished without damaging any of the many plants within the area. The long 6.5' high fence is in a wind-tunnel 'zone' and is sturdier now than when it was originally built. The kitchen sink removal and instillation went without a hitch and none of the tile or grout was damaged. Of note is the fact that we were unaware that our old garbage disposal (8+ years) was leaking. Rowan and Manny, the Mulhall Construction craftsmen proceeded to install a new one. This was certainly an unexpected task but they were very generous with their time and skills in doing so and declined my offer to pay for the added time (about 1/2 hour). They are professional, conscientious and pleasant mannered craftsmen and took obvious pride in their work. I would highly recommend their services and plan on calling on them again.
Description of Work: 1) Removal of a rotten fence post and repairing the structure with a new pressure treated stud/post and a steel bracket/brace. 2) Removal of a corroded kitchen sink, installing a new one along with the installation of a new garbage disposal unit. The sink is within a tiled counter-top.

Failure to launch. They kept procrastinating. Finally one person showed up after 3 weeks of getting apologetic e-mails and said that he needed to see my architectural and structural plans. When I mentioned that I had e-mailed all the plans and did not hear back, I was told that each printout costs $6 and getting all the printouts cost ~$100 and so they expect the client to foot the bill. Fair enough. But hold on. First, a 100 bucks stopped them from bidding for a remodeling job that is worth a couple of 100 grands? None of the other bidders had this problem. But even so, there are many ways of handling the 100 bucks, charge it if the bid is declined or waive it if it is accepted etc. etc. Where does a homeowner go to get their pdf files printed in 5' x 3' format (honestly I don't know what size these printouts are)? These are not standard sizes one can get out of one's printer. I cannot comment on their workmanship, but their way of getting new clients seems unconventional. Gut feel is that these guys are too busy to care for more business. They need a rest. Give it to them.
