Affilate member of CREIA (California Real Estate Inspection Association) Tenant Improvements, light commercial projects. By getting the proper building permits you can have refinancing on FULL Square Footage and when it comes to sell your property it will not slow down or stop you from being in the correct field of buyers for the correct number of bedrooms, bathrooms and other amenities etc. The disclosure law is getting harder or more strict not easier. The property appraiser can not give value for illegally or un-permitted square footage, whether habitable or non habitable living space. My motto is pay me now or pay me later. I am not being mean or any more expensive for this process, however the real cost is what the local building department will double your permit fees. Might make you do destructive testing (watch out once Pandora's box is open) or expose footings, framing members, electrical, plumbing supply and waste and mechanical. You may have to hire structural engineers or other experts to make reports on the actual conditions on property. You may also have to remove some square footage if over allowed FAR (floor area ratio) or allowed lot coverage or encroaching into the minimum building setbacks (distance from property lines or center-line of roads and easements. Bottom line. It will cost you more later than less now. It is not worth saving a few permit fess and property taxes for what you will have to go through later. Call the Permit Pro Consultant to see where you sit before opening up the door for problems that you may not have budgeted for or before closing on a property that you were told not to worry about the permits it was built by professionals etc, for a confidential non-bias code compliance review of your projects strengths and weaknesses. Once you own the parcel of land you also own the encumber problems regardless if you built them or not they are your problems now. We value engineer your new added square footage etc as not to waste building products which drive up overall construction costs.

Permit pro has been wonderful to work with. We used Ian twice. the first time 20 years ago when we purchased our home. He gave us honest straightforward answers regarding an Un permitted enclosed patio extension. His information was accurate. Saved us a ton of money! And Ian was very nice and helpful to work with. Using Ian as the Permit consultant saved thousands of dollars and a massive headache to my client selling a home with an unpermitted area a few years back. Description of Work: Waste of money - I would just go to city development services and talk to one of the staff members. They will not use the information that you provide to open an investigation against you. Far more helpful!

I hired Ian Scattergood and Momenta Design Group to draw up a remodel plan and obtain plan approval and permits from the city. Ian was able to meet me the same week I called for an appointment and measured out the remodel space the same day as the initial appointment. I received draft plans within a week and email updates from Ian and his partner, Rick, during the approval and permit process. From start to finish, the whole process took about two weeks, and my project was able to start right on time. This was no easy feat considering the number of permits my remodel required. I'd highly recommend both Ian Scattergood and Momenta Design Group to anyone in need of an architect and help navigating the city plan approval/permit process.

The Permit Pro Consultants were EXCELLENT. Ian was all over my home, looking for possible stumbling blocks, advising the contractor of problems that were pre-existing. After the initial visit, they drew up plans and worked with me extremely well with what I wanted and didn't. I really liked that they were open to all of my ideas and went with them! Then they secured all the permits for the new construction. Outstanding work in a very short period of time. Please consider this company for any of your "permit" problems, they are right on the money and extremely dedicated to any project.
Description of Work: Pre-Construction, on site, check of permits needed to expand and reconstruct my property. Ian checked everything from the roof to onsite structures added to my home prior to the remodel. Suggested several possible problems that may have needed to be "repaired" or "permitted" and then drew up plans of a complete remodel for the re-construction of my home.
