PARDEE HOMES

I purchased a brand new home from PH. I would not do it again. I have bought new homes in the past, and I would rank PH as the worst of several new home builders I have worked with. Their home designs are amazing and their salespeople are top-notch. From that point onwards, it is all steep downhill. I have been in my home for three months now. I am discovering issues on a daily basis. My sliding doors are immovable. My electric panel is messed up. The mice have inhabited the holes left in between the cabinets and the walls. The retaining walls in the backyard are accumulating water since they didn't put any gravel or drain behind them. They installed wrong oven in my kitchen. They painted all interior doors on-site with amateurish quality. This goes beyond regular cost-cutting that builders do: this extends to hiring incompetent contractors and sub-par materials to make your life miserable. If you can avoid them, you should.

I would recommend to the reader, that you think twice before purchasing a home from Pardee. I know I never will again. My wife and I were familiar with the area and knew we wanted to build a new home. The Pardee sales staff offered limited insight in regards to the overall housing development; they seemed interested in taking down names and showing off the model homes. Truly, we purchased the lot despite them. In hindsight, I wonder if the evasions and failure to answer our questions were purposeful, as five other families ended up with the same concerns. On a plus side, once we got past the sales staff, the construction and furnishing staff were a pleasure to work with. They worked well with my wife's interior designer. The home was well constructed and completed on time. The only problem with the home itself was staining of bathroom tile due to a tile defect, which Pardee took 9 months to recognize and fix. Our concerns began after the home was constructed and it appeared they were placing a walking trail directly against our backyard. This involved six homes. All of the owners who purchased homes as vacant lots expected that the trail would be located further away. This is the manner in which the trail exists for over a mile prior to and past our section of homes. Initially, we asked that this segment of trail be made to the same standard as the rest of the trail. They replied it was too expensive and would require additional environmental impact studies (there is a creek nearby) which they were not willing to obtain. Months passed and we saw new phases of construction extended right into the same creek, as they built a bridge and ripped out the creek bed to place a culvert pipe and tunnel. They demolished the fence that we wanted moved to provide us a buffer zone from the trail as part of the new bridge construction, only to replace the fence in the same spot. We asked that they at least modify the planting, using plants already in their planting scheme, to give us privacy from passersby on the trail. We had had people urinating next to our back fence! Pardee said no. At this point, we were willing to sacrifice the view from our backyards and the resale value (these lots all cost extra because of the view). They offered us gift cards to home depot so we could plant it ourselves on our own property. None of the homeowners accepted their insulting offer. We mentioned the safety concerns, that allowing trail users to look into our backyards created. No response. After months of meetings, emails, and evasions Pardee referred all six home owners to their legal department. I would suggest to anyone thinking of buying from Pardee homes that you beware. They don't give a d*** about you, your families safety, or your concerns. They are in it for the money.

PARDEE DESIGNED A VERY FUNCTIONAL HOME. THEY USE TOP OF THE LINE APPLIANCES. THE SALES PEOPLE WERE VERY COMPETENT IN THEIR WORK. THEY DID A VERY GOOD JOB WITH OUR HOUSE.
