We hired Klein Construction on a referral from a roof vendor we got a quote from. We hired him to redo a second story concrete patio and re-flashing of a sliding door since the previous door was leaking water into the unit and then also the condo unit below. Basically the previous door was not flashed correctly and water was coming straight through under the door. The unit owner ended up changing his mind and wanted to order French doors instead so that delayed the project, through no fault of Klein. Unfortunately though, due to Klein Construction's sub-contracting out all of the work, there were several mishaps and miscommunications that caused us, the unit owners, a lot of stress. First, since Cory Klein was rarely on-site to manage the subcontractors and other workers he hired, mistakes were made more multiple times. The flashing had to be redone at one point since the removal of the door did not go smoothly. Also, they had a lot of problems setting the door in place. I had to call Cory countless times to get time estimates of when things were going to be done, what stage the project was at, etc. He never proactively called me to update things. There was even an instance where one of the workers that a subcontractor hired asked the unit owner what to do in a specific situation. Why should a worker ask the client what to do? The CONTRACTOR should be the one directing these workers. It is not our responsibility. We are not the experts. After the door was in and the patio finished, we performed a water test. This was the moment of truth. Within minutes the water was coming through into the condo, just like before. It turns out that the subcontracting company Cory Klein hired, Spectrum Millworks, did not install the door correctly. They didn't put enough polyurethane foam below the door to properly seal it. In addition, there was an issue where the door jamb meets the threshold. That area water was leaking through. After repeated phone calls to the Spectrum Millworks, the manufacturer of the door had to come onsite a week later to determine the fix for the door. Then a worker from Spectrum Millworks came to fix the door and reseal the bottom of the door a day later. We have not done a second water test yet. Hopefully that will be successful. The fact that the SAME issue was happening after spending $9200 of our HOA's reserves was absolutely unacceptable. We simply shouldn't have hired Klein Construction for this project. If I had known that he was not going to be doing ANY of the work himself and that he was solely going to be hiring subcontractors that he didn't properly manage, I would have gladly gone with our second choice. Hiring a one-man operation was a mistake from the beginning.
Description of Work: New concrete patio for a condo unit. Re-flashing of current patio door and installation of new French doors to replace existing slider. New subflooring inside unit to replace rotted wood from water damage.
