JOANNE KRAUSE

JoAnne Krause is a talented and seasoned professional. She's very easy to work with and her obvious competence alleviates the normal concerns associated with selling one's home. We used her as our agent when buying our home in 2008 and were sufficiently impressed to use her again when we sold our home this summer (2015). (We did interview other highly recommended professionals who specialized in our neighborhood in La Jolla, but ultimately our experience with JoAnne caused us to select her even though she doesn't specifically focus on our area.) JoAnne is exceptionally competent and works very hard at every stage of the transaction, which pays off with outstanding results. She uses an amazingly good, award winning photographer and his photos definitely brought realtors and clients to see our home. JoAnne knew that the beautiful floors in our home were its greatest selling point. So, at her direction, we took up all of our oriental rugs (14 of them) to show the floors to good advantage. I was skeptical, but it was definitely the right decision. She advised us on which pieces of furniture to remove (stored in our garage) to maximize a sense of spaciousness. She essentially staged our home (the norm these days) with our own furniture -- providing a few vases & objects to give our home the appearance that has greatest appeal in the market. Her guidance re de-cluttering was spot-on, and I think made for an elegant presentation that contributed to a quick offer. One of the realtors we interviewed lived in our neighborhood and proposed an asking price $110K below JoAnne's recommendation and anticipated a selling price $90K below where we ended up. We're glad to have trusted JoAnne's guidance and feel that she recognized the unique aspects of our home and knew how to market them to best advantage. I recommend JoAnne very highly and without reservation.

Joanne expertly assisted us in a home search. After looking at a few homes, she knew waht we were looking for and was able to guide us to homes that met our requirements. When we found a home, she helped negotiate an acceptable contract. At the last minute, a change in our financial status forced us to cancel the deal and Joanne again helped us with that.

My husband & I found our home at an open house and wanted an experienced Realtor to help us make an offer and close the transaction. We did not want to use the seller's Realtor for various reasons, including a number of complexities (e.g., re-writing outdated HOA documents for a 3-unit condominium). We interviewed several Realtors and JoAnne Krause impressed us the most. She impressed us as straightforward, very experienced (28+ years), extraordinarily efficient, of the highest integrity, and very effective. She represented us effectively and we purchased our home. She was extremely easy to work with and was always available. She was absolutely on top of everything and worked seamlessly with her rather amazing office staff. For example, when we looked over the unit together, I mentioned that I wanted to replace the wall-to-wall carpeting with solid hardwood floors. She called her colleagues at the office and, within minutes (while we were still walking through the unit), the office phoned back with a ballpark estimate of the cost for me. She knows lots of good handymen, plumbers, fine carpenters, etc., which proved very useful. She keeps track of all the details, but she doesn't lose track of the big picture. She'd be equally impressive with very savvy purchasers, first time buyers, and elderly folks downsizing. She treats all parties with dignity and respect. Very impressive!
