Duende, established in 2006 formed from an art and design studio in east San Diego County, currently has an office in Central San Diego. Duende specializes in detail oriented unique project types often involving custom building features. Duende has finished projects in many cities within San Diego County. Joseph, the owner, was very easy to work with from the start. He came to our house and sat down for an initial design consultation where we could tell him what we wanted and also get his ideas on areas where we weren't sure how to proceed. From there we agreed on scope of work and signed a contract for services and discussed timeline. We were fortunate enough to not live in the house we were renovating so it made it much easier on us (and Duende). Over the course of about a month, Duende worked on our house and Joseph kept us updated on the progress, design questions he had for us, or decisions he needed us to make. He was very good about staying within our budget, although that budget expanded quite a bit as we either added additional things on that we wanted, or had to make changes per the city inspector. We were never pressured to do something or add something we didn?t want, and we were always presented options that would fit closely with our budget. While the project had its fair share of minor snags (they found a live 220 outlet behind the wall in the kitchen which we didn?t know was there and we had to address, they found old live wires in the attic that we had to address, the inspector made us tear down all the tile in the guest bathroom?a bathroom that had no renovations planned for it?and put in Denishield board then re-tile with new tile, and the inspector also cited us for having windows in 2 bedrooms that were about 2 inches too high off the ground per city code, causing us to have to lower those windows), Joseph never told us anything would have to wait or that they couldn?t do it. These were all unplanned additions/changes that caused delays in the project, but It was nice to never hear ?no?, only ?we can do that, and here?s what your options are and here?s how much they?ll cost?. The Duende team was always nice and helpful, and all the subcontractors in the house were friendly and did exactly what they were supposed to. The biggest help that Joseph provided us was when the city inspector went wild around our house citing us for things done years ago by former owners, and making us show permits for changes that were done up to 30 years ago. It was a nightmare, and we were really happy to have a contractor who could help us translate what the inspector was saying, advising us on how we could proceed with minimal cost, and making sure that our home project is permitted and signed off properly. Duende is by no means a fly-by-night operation and they will make sure their work is legal, safe, and they won?t cut corners.
Description of Work: Drawings and labor required for permit/ cost estimating/product research Hourly fee for drafting a new plan or project. Kitchen/Living Room/Master Bedroom remodel: Demolition including removal of carpet Construction of new partition walls, fireplace insert enclosure and component closet New 6” recessed lights New smoke detectors Install new vanities and fixtures in master bath All plumbing required for new master vanities and washer dryer New water line to refrigerator New electrical for kitchen Recess wall behind refrigerator so front of refrigerator is flush with counters Insert new 18” pantry, modify cabinets and counters to the left and/or right of refrigerator Finish all new drywall Painting to match existing surfaces New 2x3 window in master bath, new vent fan New tile floor in master bath Component closet floor to ceiling access door with hardware Coordination with fireplace installers and home theater installers The following items were several rounds of either added work after the initial contract (per our request) or changes needing to be done per the city inspector. Duende handled these additions without a problem. Round 1: 2nd GFI outlet in master bath at vanity Build out and tile surround for fireplace Reroute gas line in kitchen 3 new duplex outlets in master bedroom, bath and kitchen New attic access panel for hallway Legal positioning of electrical junction box and 220v stove outlet that was found inside kitchen wall Round 2: Modification of 4 existing light switches to accommodate home theater Reroute gas line around fireplace flue Master bathroom glass shelves with bamboo backing in between dual vanities New accent light at top of shelving niche in bathroom Quartz vanity counters custom fit for new vanities and deep backsplash Cable routing behind wall for electrical cords in master bath Round 3: Demo of wall tile in cement board around tub in first bathroom (this was an inspector finding that we did not anticipate needing to fix) Install Denishield board and glass tile, grout and seal in first bathroom Install 2 required electrical breakers Painting all wall and ceiling patches created by low voltage install Painting of living room accent wall Round 4: Insulation of south bedroom wall with Green Fiber brand cellulose recycled newsprint insulation Cleanup of non-compliant stray wires in attic around vent fan Swap out three existing dimmers in kitchen with Lutron switches Installation of new thermostat Swap out tv outlet in kitchen for standard quadplex Installation of walnut mantle over fireplace
