The new deck is BEAUTIFUL. They tore down the old one and hauled EVERYTHING away. They put in a handrail deluxe for the stairs from the driveway to the deck and fixed the steps to code. I've gotten a lot of comments from the neighbors and passers-by. They went beyond and even repaired a gate that I couldn't open. All of the workers were very knowledgeable about their jobs. They even did some extra painting I asked for. The whole project took two weeks from start to finish. I felt it was a little pricey but WELL worth the cost in the end result. Many thanks to Robert and his whole crew.

It was a very difficult job that 3 other contractors would not bid on. Don Scouten and the team of professionals did an amazing job. They completed the project on time and even though they encountered some unforeseen difficulties they handled these as they came up. Very thorough, polite and went out of their way to ensure we were pleased.

Lucky and Danny were wonderful to work with. In spite of weather and other delays caused by related jobs, the work was done promptly and efficiently. The guys went above and beyond to address problems caused by the stucco subcontractor, and I am more than happy with the quality of work. Lucky even came out on Memorial Day to finish up some touch-up painting and detail work. This was just one part of a big project, and my "punch list" of items for the Best Rate guys was only 4 minor touch-up items long.

My job was small so the scheduling seem to be at the bottom of their priority list. However, once it was scheduled, they were very responsive. They people are very nice and friendly, and great craftsman level work.

This company did an excellent job all around. Their initial inspection was thorough and they explained what damage they found, how the repairs and tenting would be done, and followed through. When the damage to inside beams was somewhat more extensive than originally thought, they stayed as long as it took to finish the job. The price was competitive, but mostly we hired them on the recommendation of neighbors and now we would like to pass that recommendation along.

Don was very responsive to my inquiry. He pointed out some unique characteristics of the job - trim boards needed to be cut to non-standard sizes to match existing trim. He had a crew of one or two come out to do the work, which took three days. Lazaro is a good worker, and did an excellent job. There was a minor issue with the gate and Lazaro was back out in a couple of days to address it. While I recognize the quality of the work performed, the price was on the high side considering labor and materials. I unfortunately had some time constraints that I had to consider. In construction projects you can have two of the following three - fast work, affordable work, good work. Keep that in mind when getting bids for your project. The area was around a large, very exposed, picture window, two stories high. We also had some undetermined interior issues of wood rot or termites below the window. I called Best Rate after checking out their website and reviews and an actual human (Mary) answered and set up a free estimate just a couple days later. We were stressing to put it mildly. Mike and Lucky came out and calmed us down with their professionalism and "can do" attitude. Also, importantly, they said it shouldn't cost us an arm or a leg. The plan was to bust out the stucco around the window, re-paper and re-flash the window, new trim then re-stucco, Steffen started work a couple days later and did a fantastic job in a difficult location. Installing multiple water barriers, flashing, caulking and new trim. We took advantage of the free termite inspection and Jesse gave us a lot of good information. We determined that the interior wood damage was termites and unrelated to the water intrusion. The day after Steffen finished his prep work the stucco crew (K and M Textures) came in and put up additional water barriers and flashing before applying color-matched stucco. To sum up, we were impressed with the professionalism and conscientiousness of all the people involved and are glad we chose Best Rate Repair Co. and as Mike promised, we still have all our appendages.

They were wonderful. Jeff & Rob were here on time every day and very efficient, very tidy. They did a great job. We would definitely recommend this company and would use them again.

Mike, the owner of the company was polite and helpful in explaining what was wrong with the deck. Within 24 hours he sent me a bid that was just a bit higher than another company. I went with Best Rate because Mike has a lot of expertise in this area. Mike said he would come out at the beginning of the job and the last day to wrap up and make sure everything was done right. The work was done well and the main two guys working on the project were very skilled, careful, and pleasant to work with. On the day of completion, Mike did not come which was a Friday. He did set up a time to come the following Tuesday. I did my own tedious inspection over the weekend and found 4 more joist, a 4’ x 4’ post, and a rail with wood rot that were overlooked. I also found a 6" x 6" post that was almost completely gone at the base with just about an inch of wood touching bottom near the center. I also found they replaced 6 floor joist and I paid for 7. A few minor items were missed as well. On Tuesday when Mike came, he agreed they needed to finish and did indeed forget the last joist I already paid for. He said the 6" x 6" post did need to be replaced. He stated the post had about 2” of wood on the sides but if he had checked closely he would of realized it did not. All four corners were easily poked through. He agreed that the other areas I detected needed to be replaced as well. When I got his bid the cost to replace a joist was aprox. $450 each as opposed to aprox.$150 that was charged in the original job. Mike explained in his email: "when we were onsite, it was more cost effective and we could do the joist at about 150 each but since it is now a new project, and requires another trip out, it cost more to do.” This wouldn’t have happened if he did a thorough job of inspecting the first time. I asked him about taking some responsibility for that and his answer: "it is totally unfair as we dont go around stabbing at all the wood members on your home, we do a visual and accessible inspection, most clients dont want us tearing up there homes." I therefore agreed to having him replace the dangerously rotted 6” x 6” post only. My tip, due to the extra cost, and having to wait another 3 weeks to get back on the schedule, you (the home owner) do your own very thorough and tedious inspection before they come out. I have included a picture of the 6” x 6” corner supporting post to show what can be overlooked if you don’t poke around.

I purchased the deck restoration package and it took me several attempts to reach out to the company to get someone to respond to set an appointment to come out to the house. What was to be a $500 deck wash and reseal was then quoted at over $6,000.00. I expected an up-charge, as this is usually how these things work, however this was the ultimate bate and switch. I've had the deck done every two years and it always runs somewhere around 500.00 - 800.00. NOTE that my deck is in good shape. No termite damage, no boards to be replaced, a straightforward wash and seal. Beware, this company does not conduct business with integrity.

Just received the estimate today but I a different company did the work

No work performed. Don said I can keep the fences a bit longer. He advised me to paint/stain to keep the fences for several more years. I will call Best Rate when the time comes. Don was punctual, and I never met such an honest man!

There was way too long of a wait until they first came out and then they said it would be another month before they could perform the service.

Pain-free experience with perfect results. All our repairs were repaired and done so in a timely manner. I've already recommended them to others for their needs.

It went very well. We are pleased with the results and the speed with which the work was done. We're happy to have found someone who would do a small job.

In the beginning there were a couple of challenges scheduling and communication, Don was great solving problems. Very nice group of hard working men.
