The inspector's report was non-specific in many of its findings. For instance, in one bathroom he said a faucet appeared damaged, but did not specify which one or the type of damage. In another section he reported roof tiles cracked, but did not indicate where on the roof the cracked tiles were located. When reporting on attic insulation he merely said that some was missing, without further detail on the amount or recommendation on how to remedy. He also declined to inspect part of the roof because he could not see it from the ladder on which he was perched. I have had many other inspections done over the years, for less money, in different California counties, where the results were much more specific, and allowed me to make decisions on actions needed, without having to purchase additional inspections.

We selected Aztec base on a recommendation from a friend. Their price was high, but we thought we were protecting ourselves by selecting a good home inspector. Justin, the inspector took his time and seemed knowledgeable. The report provided following the inspection was vague to the point of being practically useless. After purchasing the home, significant mold damage was found in two rooms. Going back through the report, it appears to have been written with standard language to limit their own liability. and quot;Walls: Damage and deterioration noted in one or more areas. Touch up paint is recommended in one or more areas.and quot; I notified the inspector of the issues and they agreed to come back out and look, but then canceled and failed to coordinate another time. Regardless of the mold issue, I still would not recommend Aztec Property Inspections to anyone.

Philip was very professional and did a thorough inspection. His written report arrived as promised and provided the information we needed to negotiate repairs with the sellers. Excellent job!

Our second home inspection with Chris came on one of the hottest days of the year so far in a home without AC. He arrived on time and got right to work. Chris is great at explaining a homes issues without sending someone running to the hills. He has unknowingly helped me prioritize future home repairs and has given me the knowledge to make smart choices with my home purchase. He sends a detailed follow up report. I would recommend him over and over.

Chris was flexible with scheduling and was able to work around a problem that we had with the water being off at the property during our first inspection. He showed up on time and performed a thorough inspection. He showed us during the inspection problems he found and then additionally emailed us a complete report. I was very pleased with his services, definitely well worth the price. He also knew a lot about homes in the area we were buying (Clairemont) which allowed us to ask questions about comparable properties.
