We hired this company to manage our rental and screen applicants. We had one applicant pre qualified and needed this company to gather additional information/ref check/etc. They communicate with the possible tenant without first discussing with us. They also put picture of the bathrooms that were not upgraded as the first picture. They did not show the kitchen with upgraded appliances, etc. or have the first picture of the living/dining room with a full canyon and pool view. After we asked what communication was done with the possible tenant, how many shoring, etc and and mentioned we noticed the house had been view hundreds of times on line, they would not share any info and quit. We asked to speak with bill (the owner) and Ed said he did not see a reason. We are still waiting for our keys and it’s been a week. Just escalated because Ed emailed us saying we could pick up the key at his office, which we have never been too. Not sure why he wouldn’t return our key they say he quit. So now we are looking at possible needing to replace locks. It’s a shame because we were looking for a honest company to work with and prior to signing contract things seemed great. Right after everything changed.

We paid $43 per person to file an application, We are married so only one application needed to be filed. The application was rejected because another person was given the rental. We got nothing and they got $86 and a lot of personnel information. It is a good business plan for them and bad for us. This wasn't about our financial capability, we can buy a nice house for cash. It is about profit margin and collecting application fees. Fortunately I didn't give them my brokerage account numbers.

Just okay. They’re too big for the staff to properly manage all of their properties. When I placed my home with them, my home was like a model. Four years later, when I returned to California, they had allowed the property to become “run down”.

Great, as usual.

We have been using them since 2004. They are aware of the different aspects of the any of their and they did alert us for all kinds of things. They allow me to communicate with them via email and pictures and stuff like that. However, I think communication could be a little bit better. They respond quickly when I respond to inquiries, but as far as forthcoming to me, I think they could do a little bit better. They did have a lot of staff change over within the last couple of years.

I have worked with them for 20+ years. I like them. They're honest and they do the job they're hired to do.

They were excellent. I know a couple of our property. So overall they are just a good resource for us like if we have questions and with some kind of the legal aspect, they can give us information. They handle our properties really well. Our renters really like them. It’s a “win win” for us.

American Heritage Properties team including Loan, Ed and Karen did a great job listing and finding us respectable tenants. The American Heritage team are very professional, helpful and informative throughout the entire process. They were firm on providing a safe a clean property for the tenants and that's exactly what I would want if I were renting. They fairly considered our needs along with the tenant's needs. They made the whole process easy and were so great about answering all my questions quickly no matter how small. They set up an online payment system so each renter could pay his portion of the rent on line which I thought was perfect! Everyone that I spoke to at this office was nice and professional and so helpful.

I currently use American Heritage Property Management for my rental. I understand they are broken up by teams and I am served by Team 11. I have used them for almost two years and like the fact that you are not charged for them to find a tenant. Some of the other Property Management Companies I look at charge a lower fee, but when you add up all the charges not included it cost more to use them. I get a monthly statement outlining my charges and income. Also, when something that needs to be repaired I get a call from the team asking for permission to proceed with the work. American Heritage has their own contractors, but you are able to use you own. I stayed with my own Gardner, but they handled the payment. I have found their contractors are less costly than the ones I would use, but do a quality job. I use to manage this myself, but have found having American Heritage Property Management managing my property has left me more free time.

have used American Heritage to look after a rental home I owned in Carmel Mountain Ranch from January, 2002, until this month, May, 2014, when I sold the property. American Heritage consistently kept the property occupied and did so with good quality tenants. They also were responsible when it came to looking after complaints from the tenant. If there is any room for improvement, I would say they could do a slightly better job of managing the sub contractors when it came to repairs. The sub contractors always did a reasonable job of repair and in a reasonable period of time. But I felt that the subs took advantage of the circumstance to charge high fees. But I must say on the whole, American Heritage did an excellent job of managing the property. Although all American Heritage personnel with whom I dealt were courteous and professional, I would highlight Sandy and Soo for their very good work.
