Description of Work: Terry Hunter is an excellent Seller's Real Estate Agent. Despite a low appraisal value, Terry still got us our full offer price and top dollar for the neighborhood - way more than other seller's were getting. If you are selling your property and want a broker that has YOUR best interest in mind, then Terry is the broker for you. Terry is an experienced professional. He knows what motivates buyers, and just as importantly, what motivates a buyer's agent. What an experience! Terry first helped us stage the home to show off all of the best qualities of the property that he knows buyers are looking for. He arranged for a professional cleaning crew, and had some large furniture pieces removed to help us ready the home before showing. He prepositioned everything. He made sure that we had clear title, a clear termite report, and that all of the HOA docs were in order BEFORE we even started the sales campaign. This way, once a buyer was found, there would be nothing in the way of his closing the sale. Terry is also a master of negotiation and reading the market. Our first offer was an all-cash offer, but significantly below our asking price. I was tempted to take the "bird in the hand", but Terry advised us not to worry - that he would be able to do better for us, and for me to just be patient. His good advice paid off in the end. Terry has a program that he calls his "Safe Harbor Real Estate Solution." He prepared a very polished, professional lamintated, full-color, four-page marketing flyer for our property, and hosted virtual web-based tours of the home, eliminating any actual open house weekends, where all your neighbors get a chance to look through your property. He didn't waste our time with unqualified buyers either. As I said, Terry knows how to motivate buyers, and the buyer's agent too. Another major part of his Safe Harbor Real Estate Solution is that he accepts LESS commission so that we can pay more to the buyer's agent. This really is what closed the deal in our case. A week or so after our first low-ball offer, Terry contacted us again with a full-price offer. I was so excited, and VERY glad that I had listened to Terry's advise. There were some counter-proposals, and contingencies that Terry put to rest. Since we were priced on the high side for the recent sales in the neighborhood, we expected that there might be a problem with the appraisal. Sure enough, the appraisal came in way under the contract price. I thought that I would just have to accept the lower price to keep our buyer, and started wishing I'd taken that first low-ball, cash offer. But just like that first offer, Terry stepped in and told me not to worry. Working closely with the Buyer's agent, Terry and the other broker (who was making 50% more in commission, thanks to Terry's Safe Harbor Real Estate Solution), convinced the buyer to stay with the deal, and make a larger down payment to make up the difference in the appraised value. Our full-price sale sailed through, despite the lower appraisal.
