Description of Work: Terry Hunter is an excellent Seller's Real Estate Agent. Despite a low appraisal value, Terry still got us our full offer price and top dollar for the neighborhood - way more than other seller's were getting. If you are selling your property and want a broker that has YOUR best interest in mind, then Terry is the broker for you. Terry is an experienced professional. He knows what motivates buyers, and just as importantly, what motivates a buyer's agent. What an experience! Terry first helped us stage the home to show off all of the best qualities of the property that he knows buyers are looking for. He arranged for a professional cleaning crew, and had some large furniture pieces removed to help us ready the home before showing. He prepositioned everything. He made sure that we had clear title, a clear termite report, and that all of the HOA docs were in order BEFORE we even started the sales campaign. This way, once a buyer was found, there would be nothing in the way of his closing the sale. Terry is also a master of negotiation and reading the market. Our first offer was an all-cash offer, but significantly below our asking price. I was tempted to take the "bird in the hand", but Terry advised us not to worry - that he would be able to do better for us, and for me to just be patient. His good advice paid off in the end. Terry has a program that he calls his "Safe Harbor Real Estate Solution." He prepared a very polished, professional lamintated, full-color, four-page marketing flyer for our property, and hosted virtual web-based tours of the home, eliminating any actual open house weekends, where all your neighbors get a chance to look through your property. He didn't waste our time with unqualified buyers either. As I said, Terry knows how to motivate buyers, and the buyer's agent too. Another major part of his Safe Harbor Real Estate Solution is that he accepts LESS commission so that we can pay more to the buyer's agent. This really is what closed the deal in our case. A week or so after our first low-ball offer, Terry contacted us again with a full-price offer. I was so excited, and VERY glad that I had listened to Terry's advise. There were some counter-proposals, and contingencies that Terry put to rest. Since we were priced on the high side for the recent sales in the neighborhood, we expected that there might be a problem with the appraisal. Sure enough, the appraisal came in way under the contract price. I thought that I would just have to accept the lower price to keep our buyer, and started wishing I'd taken that first low-ball, cash offer. But just like that first offer, Terry stepped in and told me not to worry. Working closely with the Buyer's agent, Terry and the other broker (who was making 50% more in commission, thanks to Terry's Safe Harbor Real Estate Solution), convinced the buyer to stay with the deal, and make a larger down payment to make up the difference in the appraised value. Our full-price sale sailed through, despite the lower appraisal. If you are looking for a real estate broker that has YOUR best interest at heart and knows how to make things happen, Terry Hunter - Hunter-Broker - is the person for you. He does it so much better than the rest. Going with Terry saved us money, hastle and worry. It didn't make any difference that other brokers were advising their clients to wholesale their properties at reduced prices, Terry got us top dollar, despite the competition and despite a low appraisal. Member was great to work with, staying calm despite low offers and a low appraisal on the full price offer we did close ecrow on. They were referred to me by a neighbor who was very pleased with the outcome of her sale, and so they had confidence that I could do what I said I could do... and so we succeeded. In fact, I was able to point to the neighbor's high sale to justify our asking price to the buyer's agent. It also didn't hurt that my program paid the buyer's agent 50% more than she could make by selling her buyer any competing property. :-) In the end we had to sell the buyer some of the seller's used furniture ... he used up all his cash to make up the difference caused by the low appraisal! Our marketing, some of which member mentioned above, does find the best buyers for our clients' properties, so we run into low appraisals from time to time. Naturally, when we represent buyers, we are usually able to negotiate low bargain prices, and our buyer a get a Buyer Cash-Back, too! Most of our business is by referral, so we make sure that our sellers, our buyers, and everyone who entrusts their friends and family to us are pleased with our outcomes. Many of our clients tell us that the experience of a transaction with us is FUN, despite the inevitable stress that comes with buying or selling a home. We feel the same way!

Description of Work: Terry is a short-sale master! We met him at an open house, and were impressed with his no-nonsense, tell-it-like-it-is response to our questions, especially after all the “sweetness and light” responses we got from other Realtors. He told us that working with short-sales are frustrating, but worth it in the end, and that he had an efficient method of snagging the right homes for his clients. He was right! We just closed after several months and 4 escrows (he told us, and it turned out to be true, that we needed to be in MORE than one escrow to be sure that at least one escrow closed), and we got a GREAT home at a great price (and received both the federal and California tax credits, too!). We made 22 offers in all, but Terry has a near instantaneous electronic signature system that made making offers a less than 5 minute affair for us. Together with our own Personal HomeSearch website (as he calls it), we got the word immediately, and were able to make offers on the ones that interested us almost as quickly. We didn’t waste time going to see homes we couldn’t get a “yes” on, but rather concentrated on the ones that DID respond favorably to our offers. It didn’t hurt, of course that we had 20% down and high FICO scores, but that is not enough in this market… it takes a well thought-out system to capture the right home, and Terry has the right system. Terry seems to be always available, and we felt comfortable throughout that he carefully considered every aspect of our approach, to continuously make sure it was having the desired effect. He guided us every step of the way, from initial home search, to preapproval, to making offers, to securing financing and eventually to closing. Terry turned an initially daunting task into a relatively easy and fun experience.

Description of Work: We closed both the sale of our old home and the purchase of our beautiful home in just 55 days. We got top dollar for our home and a good buy on our new home as well. Terry does great work, even to the point of doing a Virtual Tour on OTHER sales(in addition to our own 2 Virtual Tours), to make SURE our buyer and the appraiser knew why our home was a good buy. He leaves NOTHING to chance. Our buyer tried to change our contract, literally the evening before close of escrow. However, Terry's further negotiations and his in-place paperwork were so good that he was able to get the sale of our home back on track in only one day, allowing us to close on our new home, and not to lose our dream home because of the buyer's last minute shenanigans. Our seller insisted that we qualify through her own lender, even though we already had a loan pre-approval. This could have been a problem, because our financial situation was complex, and if her lender hadn't felt comfortable with the sale, it might have failed (and THAT would have been a total bummer!). However, since Terry has also been a lender, he knew just what to do.....he laid it all out in a spreadsheet for the seller's trusted lender, and the lender approved us immediately, because he was able to see & understand the whole picture. Terry also worked with Wells Fargo Bank the same way, helping them to understand the whole situation at a glance, too. It helped a LOT in getting our final approval quicker, despite the complexity of our situation. Working with Terry is almost like doing the task by telepathy and remote control. He always had "all the bases covered" before we even knew there were bases! He not only knows how to smoothly overcome any problems along the way, but also how to anticipate our questions and concerns, and then keep us up-to-the-minute on how he was handling the very things that were important to us. He is TOTALLY trustworthy. He's also at the top of his game, because of his knowledge and years of experience (good markets and bad). And, he has become a good friend in the process of getting us situated in our beautiful new home. We LOVE working with him, and unreservedly recommend him to anyone interested in buying or selling in South Orange County. No better agent in Orange County, in our opinion...we're sure you will feel the same if you have the chance to work with him. He negotiates for and personally overseas the escrow of every client. No working with a junior employee when you work with Hunter-Broker... you work with the business owner! When he reaches his capacity to provide personal, "red velvet rope" service, he simply does not take on any more clients until he closes some open transactions. So, it's not a certainty that he will be available (since current clients, prior clients and referrals have priority), but if he IS available, you can't do any better than work with him. PS: On top of everything else, he also gave us a Buyer Cash-Back of thousands of dollars to pay closing costs for our new home purchase. Additionally, on the sale of our home, he paid a larger amount to the BUYER agent (keeping much less for himself), to be SURE we got top dollar on our sale, with no hassle. Terry and his systems for making sure that his clients succeed make up an unbeatable combination for great results, with no hassle. We (Ken & Doreen Yata) are happy new home owners

THE BEST REAL ESTATE AGENT BAR NONE. Terry was fantastic and made sure everything went smoothly-- even when the seller became difficult. We have recommended Terry to several friends and all have had glowing reports. I've learned the hard way that Terry's responsiveness, willingness to go the extra mile and above all ethical approach are rare qualities. While many brokers seem to be motivated by nothing other than their commission, Terry only has has his clients' best interest at heart. His ethics are beyond question. I would recommend and refer him without hesitation. Oh yeah, he also gives a rebate, which is the icing on the cake.

As a former US Air Force Airborne Combat Crew Officer, I am used to having people's lives depend on what I say and do. Real estate transactions, unlike combat, are obviously not "life & death" matters. The above mentioned transaction went so well, that a few years later, when I was living in Florida and wanted to buy another home in Orange County, I immediately called Terry. I told him what I was looking for, and he said I might like this new development in Orange County called Ladera Ranch. We looked at a few listings, and Terry emailed me videos of each. We settled on one home, and proceeded with the transaction. I had such confidence in Terry, that I did not feel the need to personally fly out to California. The videos he took, and his precise observations, were good enough for me. A few months after the closing, I did come out to visit my home, and I could not have been more pleased with the choice. The home is beautiful, and Ladera Ranch is everything Terry said it was: modern, well kept, and very family-oriented. Now I live in Ladera, and my son and I couldn't be happier. Thank you Terry.
