This was a nearly impossible project made possible by the contractor (Rob Silveira of Unique Quality Builders) and his architect Michael Taylor.
After being issued and executing the demolition permit we were informed that the water main runs under the old driveway and garage (there is no easement on the property deed). This required a hold harmless agreement with the city and special engineering for the new foundation (there were unstable soil conditions in that corner of the property). In addition, the goals of the project included: 1) maintaining solar access to the adjacent pool; 2) creating enough space upstairs for a stand-up office and storage space; 3) enough roof space for a minimum of 14 solar panels. Given the space and regulation constraints, this project is "tight-as-a-tick." It is also aesthetically stunning, executed to perfection.

Unique: This project required numerous modifications during the process. For this, Rob has the perfect temperament for a contractor: easy-going, personable, and reliable.
Quality: Rob has superb sub-contractors who all care about the quality of their job and customer satisfaction. The tile installer who did our outdoor shower (Kim Stoddard) was so impressed by the framing and stucco work that she showed us how the top tile on the left side of the arch could be flipped and fit perfectly as a template for the right side tile. After the foundation work and soil remediation, we have had no rain water get in our basement which was getting increasingly flooded, requiring the installation of a sump pump a couple years ago.
