The first problem cropped up when we hired an electrician to do some minor work. From the found level and 25 feet away he commented that the electrical panel replacement was new and had not been done with a permit nor the cooperation of the electric utility. There were double splices on the mast. Upon approaching the panel, the electrician commented that the seal on the meter had been removed. Upon opening the panel, he noted there was no inspection sticker in the panel. He took the cover off the panel and said, 'there is no ground system". The sole ground was to the water pipe that clearly turned to pvc 6 inches from the group wire. 2013 code reads two ground rods at least 6 feet apart. The first receptacle opened revealed that the ground wire was spliced to the neutral. This allowed the test meter to read "'grounded".
I contacted the inspector from North American and he had his manager call me back to explain that they weren't responsible for errors or oversights in their reports. To over themselves, every section of the report suggests contacting a specialist to examine each area. (What did I hire them for?) He told me they do not remove receptacles even though three of the receptacles in the report showed problems in the report. We had the seller fix them based on North American's report. He said they don't take the panel cover off (even though they did it in front of us). Subsequently our handy man was helping me in the back yard and looked up and said the same thing about the double splice on the electrical mast. The utility discovered it during the last meter reading and is now threatening to "red tag" our house and disconnect the electricity until it is brought up to code and inspected.
The first rain after we moved in, brought numerous leaks in the roof. North American inspected the roof and said it was new and in excellent condition. They failed to notice there were spots with no roofing material, felt paper OVER the metal valleys, shingles installed vertically on the gabled roof, improperly installed valleys, and every shingle on the roof was installed with the white nailing line exposed. Further the roof nails came though the sheeting on the porch. The roof needs to be torn off and replaced completely according to 3 licensed roofing contractors. Each came to the same conclusion without any information or influence from us.
"We performed a home inspection service for Mr. [member name removed] on the property which this complaint is concerning. Our inspection service is conducted under the scope of work delineated by our Standard Operating Procedure (SOP) and as stated in our Inspection Agreement, which Mr. [member name removed] has signed. Our inspector thoroughly and consciously conducted his inspection of the property and alerted Mr. [member name removed] to 33 items which needed action, review or monitoring. These items are listed in the inspection report provided to Mr. [member name removed]. Of those 33 items, the very first item (#1) states, “We inspect the roof from various vantage points. However, we do not certify them and do not guarantee against leaks. For a guarantee a licensed roofing contractor would need to inspect the roof and issue a roof certification. We recommend that you consult a roofing contractor.” The recommendation of consulting a roofing contractor was to be before the close of escrow. When Mr. [member name removed] followed our professional recommendation, what were the results? The comments concerning the electrical panel, electrical code and additional items detected by the licensed electrician are all covered in our SOP, the Inspection Agreement, and our report. Item (# 3) clearly states, “This residence appears to have been renovated, and we recommend that you verify the permit and certificate of occupancy, because our inspection does not indorse or tacitly approve any work completed without a permit, and latent defects could exist.” Additionally, the Inspection Agreement and the SOP clearly comments on the fact that our service is not a code compliance inspection. When Mr. [member name removed] followed our professional recommendation, and visited the local Code Enforcement office to review the permit history on this property, what were the results? In regards to our service to Mr. [member name removed], and the nature of Real Estate purchases, home ownership and events which occur after our service and the purchase of the home, we are guided by the contractual obligations set forth in our Inspection Agreement which also includes dispute resolution. Within this agreement, Mr. [member name removed] has agreed to call the company office within 10 days of any suspected negligent item, follow up with his concerns in writing. Once received the company has 15 days to investigate and respond in kind. Mr. [member name removed] has also agreed to let us review the suspected item prior to any alterations, repairs, or replacements are made. These are still the options which Mr. [member name removed] may address this with our company. Finally, as the manager, I was entirely unaware of these issues regarding this property, and have never spoken to anyone one, prior to the Angie’s List complaint, concerning this property in any matter at any time. The comment about speaking with a manger is inaccurate and misleading. We regret that Mr. [member name removed] and his partner Mr. [member name removed] do not feel that they were not served by our team; I deeply regret that they feel our service has not been of value to them. However, we feel we defined our scope of work accurately, followed our SOP, and contractually completed our obligations. If followed, the recommendations in the report would have provided value many times over the price of the inspection. In regards to this matter, we stand by the inspection report as a valid representation of the building and we are confident in the observations and recommendations therein."
Upon review of costs, billing is confusing...bought a $69 A's deal (for a $199 job) BUT the paperwork the tech left states my coupon was worth $110 so the service fee is $89 (not $69) as well as a bill (invoice) the tech left is for $53.74- I have no clue what it is for...

Kim, the Client Account Manager, was extremely easy and pleasant to deal with to set up the appointment.
Service technician John arrived at the scheduled time and was pleasant, professional and efficient. He went about his work quietly and unobtrusively, and was done in no time.
I was extremely pleased with the service, and won't hesitate to call them again if I have another pest problem!
Bonus: John has a delightful Scottish brogue.
