 + -1 moreMy husband was concerned that we might have foundation problems so that is why we wanted a home inspection. The experience was great. He was extremely thorough and gave us a list of all our good and bad points in the house. He was extremely friendly and knowledgable. We fortunately did not have any structural or termite problems, but he did mention things like outlets, mold, paint, etc. that we should take care of. I would highly recommend him.
Description of Work: The home inspector came and inspected everything above, below and in our house.

I have had another inspector which did not report these major issues with my chimney and provided more reasonable estimates for minor infractions.

I am buying a home that had been a foreclosure and had a different home inspection company, recommended by my realtor, out before him but was apprehensive as I felt they were apathetic and didn't really dig deep to find any potential issues, which was concerning given that the home is being sold "as is". I hired Robert to do a second inspection and couldn't have been more impressed. He arrived well before the start time and had already been up on the roof by the time I got there. He is very personable and doesn't mind being followed around the house and asked questions. He is amazingly thorough. I have a problem with rats in the attic and he spent a good 20+ minutes in a tiny, cramped attic in order to give me a full sense of the issue. His education and knowledge comes through as he clearly understands construction at a very high level and he gave me the confidence to go forward with the sale. I would recommend him to anyone needing home inspection services.

 + -1 moreExcellent job. I was buying a foreclosure, so I wanted to find out everything I could regarding the structure. Robert arrived early, and was already doing a walk around when I got there. He did a completely thorough of the house inside and out, and caught items that needed attention that the other type specific inspectors (roof, termite, etc...) did not. After he was finished, he did a walk around with me and explained a number of points, as well providing suggestions. Afterwards, I received the full inspection report. 87 pages long. With enough detail that I can make my check lists from to have the repairs done and provide pictures of the problem areas. I am extremely impressed with the work and professionalism, and would highly recommend Robert to anyone looking for a home inspection.

 + -1 moreI was looking into buying the house that I was renting since the owner put it on the market. I knew the house had problems, so I had Robert do a full inspection. He came back with a report that was incredibly detailed, way more than I thought I would get. He emailed me a report full of pictures with commentary, suggestions for fixes and gave me an approximation for the cost of each repair. His findings and professional opinion raised a lot of questions which led me to not buy the home. It would have been a money pit. So, thanks to Robert, I've avoided future headaches about this property.

He showed up on time, was thorough and walked me through all his findings at the conclusion of his inspection. Within 24 hours of the inspection, I had my written report. The realtor I worked with also complimented Robert's work. Robert allowed me to ask as many questions as I wanted and offered to follow up with his own recommendations for other service providers if I was interested. I would definitely work with Robert again!

 + -1 moreRobert was very punctual, in fact he arrived a few minutes early. He was extremely thorough, spending about 2 1/2 hours going through the entire property, including the roof, as his property inspections include a roof inspection. It's a multi-level home, with in-law quarters, so it took a little more time to complete his inspection and I appreciated the attention to detail. I was also impressed with the professionalism of the inspection, itself. The home has radiant floor heating and the thermal imaging he used to demonstrate its functioning was really effective, showing in visual detail how well the system was working. His inspection report arrived very quickly. He told me the turnaround time is normally 1 business day. Robert inspected this home late Friday afternoon and I had the report by Sunday morning. The report came with a link, allowing for pdf viewing, as well as online viewing, which provides access to video and verbal comments, during the inspection. Overall, I have to say this was the best property inspection experience I've had in 15 years of real estate.

The cost was very reasonable, and because he also inspects the roof, we saved a lot of money by not having to hire an additional roof inspector. Plus we had a nice discount for being an Angie's List member. Robert was early to our scheduled appointment, already checking things out by the time we got to the house. He is extremely thorough and professional, and enhances his work with high-tech infrared equipment. In less than 24 hours, we had a comprehensive report e-mailed to us with pictures AND videos! I now have a punchlist to give to contractors to bid on that provide details with photos for additional clarity. Rob was a very nice guy - not intimidating...and has no problem with dogs lingering at his heels, as long as they don't bite :-)

My real estate agent call Robert on a Tuesday, he came out to the house that Thursday, performed a very detailed Home Inspection and sent me the Home Inspection Report the next day. Robert walked me around the house and explained everything he looked at, let me know if there were any problems and gave his recommendation on what I needed to do to correct the problems. I was also impressed with the Home Inspection Report as it included details photos, videos and descriptions of what he was inspecting and what needed to be corrected/fixed. Overall I had a great experience with Harmon Home Inspection and would use them again.

Description of Work: UPDATED: Upon moving into the home this week: A/C FAILED (it's 98 degrees today) NO HOT WATER IN KITCHEN I really liked Harmon Home Inspections but he missed or failed at essential aspects of a good home inspection. Stunning and talented firm. Expect extreme detailed report with vivid photo and video. On-time was superior, time taken to fully inspect was more than expected. I so enjoyed the 'walk-around' where the inspector took me step-by-step and explained his findings. This is a 5-Star inspection firm well exceeding my expectations.

 + -1 moreI called on a Thursday to make an appointment for the next week. Robert answered the phone he was able to fit me in. I mentioned that I had found him on Angie List i got a $25 discount. On the day of the inspection Robert was on time. It took a few hours for the inspection but he checked everything. After he was done he took me back though and told me everything that he found that might be an issue and what would need to be done. I received the home inspection the next day! I would use Harmon again. Great Job..

He used thermal imaging to see if all the a/c and heat ducts were to the proper temp. Also checked for moisture behind walls and under flooring. I would use Robert again without hesitation!

 + -1 moreOverall: Overall, Robert was a great inspector and took the time to answer all of my questions that were probably pretty silly to him, but never made me feel stupid or that we were rushed in any way. I am so happy we hired Robert and feel confident in the work he provided to us.
Description of Work: We hired Robert to perform a home inspection for our potential house in El Dorado Hills and I would absolutely hire Robert again! Our realtor recommended "his guy" who was the "best" and thinking it was a conflict of interest, we decided to hire our own inspector and we are so happy we did. By the end of the inspection, our realtor (and the sellers realtor) were asking for his card and inquiring if he had any availability that week to perform an inspection for them). Inspection: Robert was very thorough and took the time to walk through his findings with us at the end of his appointment. He found many things that had been previously disclosed by the sellers and many more that we would have never known about. He tested all electrical circuits, used a camera to inspect all of the chimney's, found that the whole house fan was not operational, that the pool light was not operational, and many more small things (roof tile had slipped, gutters needed to be cleaned, door handle was loose, gfi was loose, stair had a squeak). Robert used his thermal testing to determine that all of the heating/air registers were pumping warm/cold air as necessary. He didn't leave one stone unturned! Final Report: The inspection was scheduled for 2:30pm and we had a very detailed report with pictures and video's to us by 11pm that night! The report is easy to use, download, and view. He has integrated videos that are able to be watched as part of the report and an option to save the PDF right to your computer.

 + -1 moreBottom line: This guy has over 74 reviews, you have found your inspector! This inspection provided a ton of peace of mind. Robert was very quick to respond to email communications and he provided me with several date options when scheduling the inspection. I arrived 10 minutes early and he was already there, ready to get to it. It is a 2700 sq ft home and he did the walk through in about 2.5 hours. I fully expected him to understandably say, "Thanks, I'm done, I'll get the report to you tomorrow." But no, he said, "Great, I'm done, let's walk through the home and talk about what I found." He spent at least thirty minutes walking me room by room to cover every detail of the house, even if just to say that he inspected something and there were no issues. He also explained many of the home's features and characteristics, which I appreciated as a new home owner. The inspection was yesterday and this morning when I woke up, a 59-page report filled with dozens of photos and videos of his analysis of the home was waiting for me in my email inbox. He added arrows to the photos to point out discrepancies and described issues in the videos (such as his attic inspection, so that I could view it without having to crawl up into the attic.) I wasn't sure if an inspection was really necessary since it was a new home and just the peace of mind alone was well worth the money. He also gave me $25 off for being an Angie's List member.
Description of Work: Robert inspected my new-construction home. He was not afraid to put this new home through its paces- he ran the dishwasher, oven, faucets, showers, heating system, lights, fans, sprinklers, garage door, windows, etc. He even removed the main circuit breaker face plate to review all of the connections. He inspected the roof without walking on it via ladder and binoculars. He crawled over and under every square foot of this home to find the good and the bad.
