Even though the townhome was newly built by a reputable builder, Robert found many items that needed to be corrected. Some were cosmetic issues, and some were more of a mechanical nature. Many of these are things that we never would have found on our own, or even thought of. He arrived early, and stayed after the inspection to answer questions and walk us through the home and show us the items he had found. He was very patient in looking at the many items that we had found beforehand and including them in his report, and listening to our questions and concerns. His prices were more than reasonable for the work that he did. This was the first experience using Angie's List to find a professional, based purely off of the other reviews, and if they seem too good to be true...trust me, they are not

Robert either ansered the phone or within minutes returned our calls and e-mails. He was able to come the next week at a time that worked for both us and the sellers. He was prompt, professional, and thorough in his inspection. We received the report the next day which was full of color, labeld photos of our house and detailed all of his findings in every area instead of just checked off boxes.

Extremely responsive, professional, thorough. Delivered written report a day earlier than promised. Robert provided a home-check to make sure there were no hidden problems as I attempt to update my unit. Pointed out some key, easy to address issues. Took me through step-by-step verbally, followed up with written report. I will certainly recommend Robert to anyone looking for an inspection for either sale or home checkup, and will use him again.

Very thorough inspections. He evaluated the properties, then walked through with me and pointed out anything noted in the report. I especially liked how Robert seemed to genuinely care that I understand any issues that might arise with the property and know exactly what needed to be done in an emergency (e.g., gas or water leak), including where and how to fix the problem. He charged far less than the local inspector my realtor recommended. The realtor was there for the inspection and said he did a good job.

The appraisal that was called for as part of a refinance application on my rental property made note of maintenance and repair issues that required a certified building inspection. Basing my selection on Angie's list ratings, I contacted Mr. Harmon. He was on time, courteous, professional, informative and extremely thorough. He spent more than an hour in, on, around, and under the house, taking dozens of photos and pointing out to me details large and small of items I might want to consider. When he was done he stayed around to answer all my questions. Best of all, he didn't balk at my request for two separate reports: one for me that listed every possible detail, and one for the bank that listed only the issues they were interested in. His reports, clear and concise, were presented to me via email within 24 hours as promised. I would gladly use his services again, and strongly recommend him to anyone.

I called to make an appointment, to have a home inspected that my son was buying. I needed someone asap, othewise we would have lost our deposit. Robert emailed me back immediately and set up an appointment for the following day. He was very polite and informative. He did an excellant job. I wish all business dealings were like him. I enjoyed him very much.

I left a message for Robert about a week prior to my inspection. After I left a message, Robert returned my call immediately. Robert was able to do the inspection on the one particular day I requested, even though he had prior appointments. Robert was at the house and starting the inspection prior to my arrival at our appointment time. He went into the attic, on the roof, under the home and throughout the inside. He took a lot of photos and included them in his report, along with the written description of the problem. I had 4-5 questions regarding things I saw in the house which I believed may have been problems with the residence. I held my questions until the end of our walkthrough and Robert answered every question I had without me having to ask it. Robert gave me a 25 dollar discount for being an Angieslist member and didn't even make me print the coupon. Robert was great and I definitely recommend him to everyone.

Robert called with 2 hours of my initial email, and we were able to set up a time. He was very upfront regarding his schedule and we found a time frame that would work for both parties. He showed up on time and was very provisional in his inspection. He was very patient with the many questions I asked while doing his inspection and made sure to take special note of any specific requests. The follow up report was also very timely (available with 48 hours) and was extremely detailed with both a description and recommended course of action for each found issue.

I contacted Bob on a Tuesday via email asking him if he could perform a pre-purchase home inspection on Thursday of that same week. He replied positively within 4 minutes! We scheduled the appointment for 2pm and when my husband and I arrived at the house around 1:50pm, Bob had already started the inspection (he was on the roof). He was very thorough and went over his findings with us before leaving. He emailed us the complete inspection report and the summary report the very next day. We are very pleased with the service Bob provided.

Appointment Scheduling: From the moment I emailed Robert, his responses were prompt and courteous. We were able to find a time that worked for both of us under very short notice. Inspection Day: The day of the inspection, he arrived before I did and had already started work when my real estate agent arrived. I watched as he covered every part of the house. In comparison to the 1st inspector, the level of detail that he had taken was refreshing. He climbed all the way up into the attic and found some issues that the previous inspector did not catch because he only looked in from the attic entrance. He also used the IR camera to measure things like the temperature of all the AC vents as they were running. He also used it to check for any leaks when running hot water down the drains etc. Before I had arrived he was on the roof and outdoors checking everything from the vents to the sprinklers. After he completed his full inspection, he spent about 45 minutes to taking me around the entire property to show me each and every issue he found. Along the way, I had a huge list of questions that he knew the answers to. With each issue, he had solid advice on how to move forward in resolving the problem, not just a generic list of contractors I would need to bring to review the issue. In addition, Robert showed me some additional maintenance I can be doing throughout the year to ensure the home remains in tip top shape to prolong the life items like the furnace, AC, water heater, etc. Report: I received the final report from Robert within the next day (a Sunday!!). Robert's report was very thorough with pictures to illustrate the issues he highlighted. He also broke down items that were maintenance (preventative) versus issues that needed to be immediately fixed. There was a minor mistake in the address on the form, and within minutes of email Robert about it, he had sent out an updated report! Overall: I would highly recommend Robert Harmon Home Inspections for any buyer or sellers out there. He was very professional and courteous and took his time to make sure he did a thorough inspection. The results of his work were instantly noticeable in his walkthrough of the house and again his report. Thank you for your excellent service, Robert!

Robert Harmon arrived on time and was very professional and thorough in his inspection and took time to explain things to us. He provided a summary and a detailed report within a day. We more than recovered the cost of the inspection by having the sellers pay for many of the things he pointed out in his report. Great work !!

Robert was prompt. The realtor was 25 minutes late, which did not inhibit Robert from initiating the inspection in her absence. Once she arrived, she did say that his explanations while he was inspecting the manufactured home, were very clear & he was extremely available & helpful. She wants her future clients to take advantage of Robert's high-class professionalism.I received a receipt, the long extensive report & a short, consolidated report the following day, in pdf form.I will be able to access the report via his website - I've been issued a ID & password - anytime in the future. This is the second time I've used him, because he did such a fantastic and thorough job the first time. He was equally thorough and professional this time. This guy's excellent -- the real deal. No reservations about recommending him to anyone who needs a home inspection.

We called Robert after looking at the stellar reviews he has on Angieslist and he agreed to inspect our home on a Saturday morning. He arrived right on time and was very thorough in his job. He took more than 3 hours to inspect the home and did not shy away from crawling into the attic and the crawl space under our home . He took plenty of pictures with his Infared Camera along with taking very detailed notes for his report. After he was done he took the time to walk us through inside and outside of the house, explained everything he had examined and patiently answered all of our questions. He sent us the completed inspection report within 24 hours. The report was full of very detailed pictures showing the interior and exterior and explained in detail what he found and what needed to be fixed/repaired. In addition to the detailed report was a summary report which listed the issues we needed to focus on. In our opinion the report was well prepared compared to the other reports we have seen. We are pleased with the detailed report and professionalism. Robert lives up to the amazing rating he has on Angieslist. If anyone around bay area wants a home inspection done, I would recommend to go with none other than Robert Harmon.

My husband and I were bidding on a foreclosed home in the South Lake Tahoe Area and we needed a home inspector before we could close escrow. I found Mr. Harmon on Angie's List. His ad said he traveled from Sacramento to the Bay Area. I called hoping that if Mr Harmon was willing to travel to San Francisco and the Bay area he would probably be willing to travel up to So Lake Tahoe. I called and left a message on his machine and also emailed him to make sure he recevied my message. He called back within a couple hours and he was more than willing to travel to So. Lake Tahoe. We set up and approximate date and time to meet. When we got to the house in question, Mr Harmon was already there, and he had already started his appraisal process. He was very thorough. He took plenty of pictures with his Infared Camera along with taking very detailed notes for his report. After he was done he took the time to walk us through the whole inside and outside of the house and explained everything he had examined. He had told us the whole inspection would take about 3 hours and it was about 4 hours when we finally finished. He told us he would have the completed confidentail inspection report within 24 hours. And he was true to his word. The report was sent in a confidential email to us the following morning. He provided a table of contents to help follow his detailed report. His report was 33 pages. According the a Home Warranty Consultant, any report over 20 pages is great. It was full of very detailed pictures showing the interior and exterior. Also, he explained in detail what he found and what needed to be fixed/repaired. After his report he had a final page with his report conclusion. We were very happy with his services. We would indeed recommend him. And would definately use his services again if we need to. And in the end he gave us a discount for being members of Angie's List. THANKS MR HARMON.

Robert arrived early, allowed my husband to follow him and explained issues within the home that needed to be addressed. He turned the report around in less than 24 hours, which was greatly appreciated, as we had a total of 10 days to remove our inspection contingency. His prices are very reasonable, and he was very prompt with communication. I never had to wait more than a few minutes for a response to an email, and he answered his phone right away. I chose him because of his positive reviews on Angie's list, and am happy to have done so.

After a previous attempt to contact Robert at Harmon Home Inspections for a home inspection which turned out to be a spam filter mis- hap I contacted Robert to perform a pre-purchase home inspection. He was very adaptable with scheduling and worked out a Saturday appointment. We have purchased several homes in the past but I must say that none of the prior inspectors were as thorough as Robert was. His inspection uncovered serious issues with the home saving us from costly repairs. Thank you Robert!

Robert was early and started external inspection of the house before we arrived. He is detail oriented and meticulous in his inspection. At the end he went through the preliminary report in detail with us. He pointed out the defects and features in the house. He was very helpful and patient in explaining and answering all our questions. After the inspection a final report was made available online promptly. Thank you Robert.

Robert Harmon is very professional and very personable. He returned my call the same day to schedule the home inspection and also accommodated scheduling the inspection based on my work schedule. Robert showed up promptly for the appointment and set to work very methodically and efficiently, first starting with turning on any appliances that take a while to run, e.g. filling the jacuzzi tub so that the jets could be run, starting the dishwasher so it could complete a whole cycle, etc. It became very obvious that Robert is familiar with many types and brands of appliances, heating, water and electrical systems, home foundations and building structures. He worked unobtrusively and quietly in the background without needing to prompt the seller with too many questions. At the end of the inspection, Robert was very thorough and consistent in reporting his findings as we walked through each room, covering basics first like electrical, window seals, doors, etc before discussing details that are unique to the room. His walk-through and attention to details about the exterior of the property (garage, roof/gutters, foundation, driveway, overhanging trees) was also impressive. I received Robert's written reports within 24 hours of the inspection, both reports were available for download from his website through the password protected account that Robert assigned to me. The reports were consistent with all the details that Robert shared during the walk-through. One report was a 34 page narrative which included pictures that were either for reference (e.g. water or gas shutoff, hard to see areas like attic and foundation) or pictures that reinforced areas of concern to watch or repair. These areas of concern were also described and colored in red to standout from the rest of the report. The second report is Robert's succinct summary of the inspection, recapping the areas of concern with recommendations on the action that is needed. Both reports are very professional and well organized. Overall I'm very impressed with Robert, his work ethic, attention to detail and professionalism. I highly recommend Robert and would call upon him again in the future.

I was VERY pleased with Mr. Harmon's service, and strongly recommend him. I don't trust real estate agent's recommendations for home inspectors, and always hire my own. Of the 6 or 7 inspections I've been personally involved with, this was the most thorough and professional. He showed up on time, and took his time, doing a VERY thorough inspection. He did things in a sensible order in order to really try to see if there were problems (such as turning the water on and letting it run when he first arrived, so that he could come back later in the inspection and look for leaks). He wasn't in a hurry to rush through, and spent a lot of time on a complex older property with a lot of potential problems. He used the infrared scope in the inside of the property, and correctly predicted a water damage problem on the outside of the property without having yet seen the outside part of the property -- which really impressed me. Another good thing is that he told me about all of the small problems, but correctly focused his attention on the big things, rather than wasting time on silly stuff, like some inspectors will do. Report was thorough and timely, and the price was about $100 less than the other inspectors I was thinking about using. It was a pleasure working with him -- VERY professional.
