What can I say about working with Matt? I bought and sold my last house with him and he under promised and over delivered, you can’t ask for much more than that. As a single dad I didn’t have a lot of time to do the DD, he stepped up and did it for me. I told him what I wanted and ask him to work his magic, and he did! He never sugar coated or just told me what I wanted to hear and I really appreciate how straight forward he was. He really knows his job and goes above and beyond to get his clients what they ask for (as long as it’s reasonable) haha. I like to work with other veterans and he definitely didn’t make me regret choosing based just off that. Thank you for everything you did mat!!

5 Stars! He delivers! And he's a straightforward, no-nonsense guy who made the whole process easy! He sold our home quickly and well over asking price (112%)! The pre-listing walkthrough helped us prioritize some small home improvements that got us the most return on investment. He had a solid strategy that made sure we didn't waste our time chasing bids from irresponsible bidders (ones that would waste time and fall apart anyways). He attracted and handled dozens of offers in the first few hours/days and ensured we received top dollar for our home. There's no way we will go it alone after we saw how valuable he was in selling our home so quickly and for such a great return; well above what we expected. To anyone else buying or selling a home, call him and he'll deliver!

First off let me say I am so thankful to matt for always going above and beyond at every single part of this process for me and my family. It wasn't just what he was able to do, sell my house for the most money and find the perfect replacement but from the very beginning he was always available for questions, no matter how many or what time I wanted to ask them. Selling my house was a breeze, thanks to his advice and making sure I had the very best listing, pictures and he knew from his experience exactly what we had to do to get it ready. The whole team he put together and it was a team of people, I felt like a little CEO of my own private team, they got all my documents ready, made it easy, i work alot of hours so having everything easy ok online for me to sign was golden. Seriously I wanted to buy my house from the pictures and drone shots. It wasn't long till we were trying to figure out which offer to take. Again he helped me navigate disclosures, and other considerations during the sell. I was very happy with the process and we were able to sell just at the right time. But buying another house was a whole another deal. When I bought the house I sold, i had a family friend help me and so I knew what to expect, or so I thought. Looking back at all the time wasted with that first house, searching and figuring out what I wanted, having having plan forward etc. I was clueless. With this house I bought, he figured out what I wanted what I needed and what I could afford. It was eye opening, and him explaining it to me felt like it should be a class, I mean really good stuff. Houses were being out bid 40 50 k and he was able to get to the right house for a steal. And helped me not only select the house to buy it, but he actually came to help me move. That's just the type of guy he is. I can't be happier with my house, what I paid and just having him representing me helped make sure that I didn't miss anything. There was alot of back and forth with the buyers of my house and the sellers of the property I bought, but the only conversations we had were to make sure we got what we wanted and we did. He helped me install my new appliances and helped me move. It was awesome. All this plus him being a veteran means alot. MATT you're awesome man and if you are you looking for someone to make this process easy, get the best deal and yeah just have a great person help you. Take my advice, veteran first reality is the way to go. I wont use anyone else, and neither will a few of my friends. The thing is you need someone you can trust and he makes you part of the family. It's like he is buying the house.

I would like to off by saying thank you to this amazing man! I have been hesitant for years in buying a house of my own because of the process and because I didn’t think I could do it. Then, I heard about Matt and how great he is. I thought my coworker was helping his friend out in getting him a client, and I was utterly wrong. Matt was attentive to my requirements, knowledgeable, and firm when he needed to be. He held my hand as I was scared even to start the home buying process. Even though Matt lived outside of the area, he was able to find me the home that met my family’s need and wants! It also helps when he’s so easy to talk and was available to answer EVERY ONE of my questions. I felt like one of those annoying customers asking questions every step of the way, but he was always there to help no matter where he was at the time. If you are looking to buy/sell a home, we would definitely recommend using Matt Osofsky with Cobalt Realty. Matt recently helped us buy a home in the Roseville area. The home buying process had its challenges, based on competitiveness of the market as well as some difficulties through a previous offer we had on another home. Matt provided us with excellent guidance and input during all stages of our home search/home buying. He is very knowledgeable of the area as far as differing neighborhoods/schools/local shopping access etc and will provide input to help his clients make the right decision for their home. He is also very knowledgeable of items that will be inspected on homes and he is able to very quickly look at a home with his clients and provide input as to what he sees may be red flags/areas that will need to be addressed prior to a purchase being completed and is able to utilize that knowledge to assist his clients in making fair and reasonable offers on homes. He made sure we knew each step during the process and what to expect along the way. During our home search, prior to finding the home we purchased, we had entered an agreement to purchase another home but unfortunately, due to difficulties with the seller, we had to extricate ourselves from purchasing that home. During that process, Matt was particularly helpful and provided us his professional opinions and guidance as well as gave us the room/time for us to make the decision to ultimately walk away from that home. In the end it turned out very well, we found our home and am very happy he was our agent to help us through the process.

Matt has a lot of experience buying and selling homes throughout California. He is very much aware of rules and regulations within the real estate world. He is great at differentiating disasters and opportunities. I made him take me to almost 30 homes. After crossing out a few houses that didn't pan out, I ended up purchasing a newly remodeled cozy home in the beautiful city of Roseville. Fun fact, this was the one house that I didn't see in person when I placed my offer! Matt drove to the property in the midst of the Paradise fire haze and gave me a virtual tour. I was skeptical at first, but once I saw it in person, I fell in love with it! New stucco, new paint, new guts all the way down to the studs! But if there's one thing I can tell you about remodels, it's that nothing is ever perfect. Trust me, I do this for a living. There were a few problems with the house that Matt addressed to the seller. The seller and I agreed on terms and not only did I buy the house under asking price, but I bought my very first house $28,000 below my budget. I couldn't have done it without Matt and his team. I highly recommend Matt to anyone buying a home. He knows his field well. He is honest. And he is sharp. Thanks again Matt! It's week two, fridge is coming in tomorrow and I am just about done getting settled!

Matt and his team are amazing!! They go above and beyond to take everything off your plate that they possibly can during the home buying/selling process. He's ALWAYS available. Responses to your (many, if you are like me) questions are immediate and thorough. Not once did I feel like I was a bother. There were several times that we were paralyzed with indecision and he talked us through it every time. Most importantly, I always felt like our best interest was top priority, never his commission. Oh and you need a guy for a job? He's got a guy for the job! He is very well connected to service professionals who will have 3 bids to you tomorrow. I have been disappointed with almost every service provider I have dealt with since becoming a home owner - my expectations are almost never met. Matt was great in walking us thru the home buying process. We wasn’t sure what we were looking for just that we wanted to buy, he was able to guide us to our home. He was very knowledgeable of the different areas we wanted to live in and showed us a variety of homes. When we picked the place we wanted he was able to negotiate price and all the other aspects that comes with buying a house.
