Mr. O'Neill did not perform up to the lowest expected standard for a property manager. It would take him 3+ months to find a renter due to him dragging his feet and not using any time-management skills and putting us on the back burner. We are in the military and although we do not like to move all over the country it is our jobs so we will comply with the United States Navy. On top of him not renting the home in a proper time he would charge us over and above by putting our ads in the paper for weeks on end so when he finally did rent the home we were paying him almost a month and a half of the new incoming rent. To make matters worse he rented to absolutely horrid individuals which he did not check out, although he had 3 months and so we ended up having 3 renters in one year while we accrued around $10,000 dollars in one year due to him not finding renters within an appropriate time frame and repairs that were extensive beyond belief. Repairs were supposed to be approved by us beyond $200 but he did not take the time to call. He later said that he could not get ahold of us although we had the same e-mail address for 5 years. Whenever the tenants were kicked out it would take him at least 2 months to have the home repaired and it would be absolutely shoddy work. After 3 years and many countless fights with my husband I could not handle it anymore and fired Mr. O'Neill. It then took me 5 months before I could get any accounting paperwork and neither himself or his assistant would not answer the phones or take any of my calls. All in all I would say Mr. O'Neill cost us around $25,000+ because of his work. I know that his work was absolutely horrible because I then hired another property manager who, not taking any extra time of her own, fixed my home that the last tenants trashed which cost me $6,000 in repairs but they repairs were made within 1 1/2 weeks while Mr. O'Neill said it would take 4 weeks at the least before I fired him. She also had the house rented within a week without me having to pay $500 for newspaper advertising. The tenants were there for over a year while Mr. O'Neill's turnover rate was about 2 to 3 a year. I never had a problem with the new property manager and she managed to make adequate repairs without breaking the bank. We end up having to short-sale because we just couldn't climb out of the debt that Kevin O'Neill and RE/MAX Allstars in Riverside left us in. Mr. O'Neill actually made repairs to the house which we had to pay for, but was covered under the new home policy. As I have been explaining, I have never thought I would ever see this type of abuse, especially when they are under the REMAX Allstars logo in Riverside. I will never again trust RE/MAX because they were of no help while I tried to get answers and accounting information but just told me to talk to their lawyers. To this day I am disgusted because of the hit that my marriage has taken for these individuals and for them to take advantage of Active Duty military members when we had no choice but to relocate. I pray nobody has to go through this but if I have saved at least one person the agony and hurt that my whole family has went through it is well worth my time. One thing that they did try to help me with is when the last tenants moved out without paying 2 months rent and trashing the house with $6,000 + dollars worth of damage they were considerate enough to try to help me by taking a working vintage Cadillac that was left on the property off of my hands and taking it to the dump so I wouldn't have to worry about it. That was the last straw, although they had ripped me off for everything we had and so much that we didn't have they also wanted to take a classic car from the property and act like they were doing me a favor. As you can see I am being condescending right now. I know everybody makes their own decisions but when it comes to property management please research. We have recently had to relocate again, as is our life, but we have found a wonderful company, LRS, and we couldn't be happier.
Description of Work: Began property management services with KEVIN O'NEILL in 2004 when we were transferred to Hawaii. Mr. O'Neill was supposed to find responsible renters, handle repairs, collect rent and perform eviction procedures.
