THE REAL ESTATE INSPECTION CO.

I recently hired them ( Cody and Kevin) to inspect a house we will purchase. Kevin has done a fine job for the interior inspection but Cody clearly doesn't know his job very well. The house has two bathrooms and one kitchen. Cody couldn't locate where the kitchen connects to the sewer on the site and asked me and my agent about this. We don't know neither. And he went ahead to inspect whatever he can locate and charged us the full price. I then talked to the seller who apparently was not the first time to work with a buyer's sewer inspector. He gave me a report that shows how the kitchen connects to the sewer( done by another inspection company hired by the previous buyer). The report also pointed out a major issue: a tree is too close to the kitchen sewer line. Although the seller followed to remove the tree, I like to double confirm about its status -- it is a very expensive house after all. I reached out to this inspection company and hope Cody can come back to complete his job! We need to remove the inspection contingency in one day! Julie and Jordan, the front desk, answered my emails/phones. Surprisingly, they told me the kitchen line is not part of the " main " draining line, and they have no responsibility to inspect it! Then I asked why the sewer lines connecting bathrooms are considered as the " main"? This kitchen line going around the house are not " main" ? She muted! I called Cody and asked if he can stop by before we remove the contingency. Cody clearly learned the same term" main sewer line" and told me he need to charge me one more time if he came back! All the email conversations are copied to their boss who apparently approved the way Julie replied to a returned customer- yes I hired them to inspect my first home five years ago! It is a big miss, Julie! Cody's inspection report doesn't even include any words about the kitchen sewer line--- he tried so hard to locate it but when failed, he chose not to mention it in his report! What a professional! Because of this miss, I have to remove then inspection contingency without knowing if the sewer line fully functions. And I paid 750 dollars for an incomplete report!

Gary started early taking pictures outside of the house. Everything was inspected. He took plenty of pictures using his camera and infrared camera as well as some videos. After his inspection, we stepped through his findings and answered any questions on his findings. The report was emailed later in the same day. The reports are on the HomeGauge website which allows you to download PDFs or send the web link to the report to others.

This is the third home inspection I have had in 3 months. Jamie is great. On every occasion, he arrived on time, completed thye work within the time estimated and was very responsive to questions. He took pictures and created the report as he conducted his inspection making the report available by email within an hour after the end of the inspection. Obviously, I would recommend him to anyone looking to purchase a home. What I liked most was his ability to focus on what is important and what is not. Every home is going to have issues, but some are less significant than others, and he emphasizes what a potential buyer needs to focus upon. Highly recommended!!!

He was quick and had infrared cameras. He looked in all the nooks and craneys. He provided a good list for us to follow on what needed to be repaired. That being said, we found many other items we believe he should have caught later on and are disappointed that he neglected to mark them down.

Philippe arrived on time. Once in the property, he setup his laptop and started the inspection. Everything was inspected, kitchen plumbings, oven, electrical panels, exterior walls, doors, roof, windows and the most impressive thing about this inspection was the use of an infrared device to see behind wall for leak and moisture. He pointed out the defect areas and offer his opinion. Very professional and easy to work with. Philippe provided the report on-site and also e-mail a copy in pdf format to me, my agent and the seller's agent. Will definitely use him for future property inspection.
