Bernetta Wess answered all of my questions via email about property management before I had even agreed to hire her. Because of her willingness to do that, I hired her to find a tenant for my rental property in Livermore. She was quick, responsive, professional, and very personable and did an excellent job of advertising my home (and holding two open houses) and keeping in contact with me about what she was doing. She also screened the applicants and checked credit until we found the best ones for us. She completed all the paperwork and handled the handover of keys. The entire process took about three weeks. They also offer full property management services for a flat fee of 9% of the monthly rent, which I gather is pretty much industry standard but seemed a tad high to me. So I decided to manage the place myself but use her to find the tenant for a fee of 5% of the total lease term. And if I had to do it over again, I'd choose Bernetta again in a heartbeat.
