We originally started out with the idea of changing from concrete tile roofing to stone coated steel, and selected Mountain Roofing Systems (MRS) with that in mind. Our home owners association architectural review committee (ARC) would not allow the change in materials, which caused a significant delay in our process. A further delay was caused because of problems with the selection of the tile color. Eventually, the ARC approved a tile exactly matching the original. MRS was very helpful and patient during this process. A large crew arrived on Monday at 7:00 AM to start the tear-off. We were amazed that they were finished with the clean-up by late morning the next day. This was no easy task because the total roof was approximately 8800 square feet, with a very complex design, and accessible from only one end. By the end of the week, a smaller crew had repaired the sheathing and installed the new underlayment. This gave us an essentially weather-tight roof -- a good thing because we did get a little rain over the weekend. During this first week a number of small issues/problems arose, as always happens during any major construction. Each one was dealt with quickly and successfully by MRS. We were especially grateful for the care they took in preventing damage to the landscaping. The flashing and roof tile was mostly in place by the end of the second week. Along with completion of the roofing work and dodging some rain, fascia, gutter, downspout, and some painting occupied the third week. At this point we were essentially complete, including the final clean-up. Some minor stucco repair work, required because of original gutter installation issues, was pushed into the following week because of rain. These repairs were performed by a separate contractor I had engaged, and I was very pleased with the way MRS worked with them. THE BOTTOM LINE (repeated from "Work Description" above) Were VERY pleased with the end result. It looked so nice that, for the first two weeks after completion, I would stop in the street on my way home just to look at the house! Part of the reason for the roof repair was that we wanted to sell our house, and we all know how important curb appeal is. Well, in late March, 2012, we put our house on the market. We had a great video tour, lots of interest, multiple offers, and we sold in three days!!!
Description of Work: Our 15 year old, 6000 square foot, single story house had severely disintegrating underlayment and improperly installed flashing under the concrete tile roofing. Leaks were an ever-increasing problem, and fascia dry rot continued to appear. The contractor responsible for the original installation was no longer in business. After repeated repairs, we decided that the only solution was a complete reroof. This project included: (a) Existing concrete tile roofing, flashing, underlayment, fascia, gutter and downspout removal. (b) Plywood sheathing repair/replacement, as required. (c) New underlayment (with ice and snow guard), flashing, concrete tile roofing (with elevated batten system), fascia, gutter (with leaf guard) and downspout installation. THE BOTTOM LINE Were VERY pleased with the end result. It looked so nice that, for the first two weeks after completion, I would stop in the street on my way home just to look at the house! The bids may have not be equal, Sometimes one contractor is using a better quality product and that could possibly be the reason for the difference in prices. I always try to be fair in my pricing
