A Thorough Guy Home Inspections

Mike sent us an agreement before our schedule meeting that described what the property inspection would cover and not cover, which I thought was very helpful and professional. Mike showed up on time and even provided us with drinks and snacks. The property inspection, and review of findings took 2 hours. Mike went over in detail of his findings and did a great job explaining terms that I was not aware of or average person. This is our 2nd time using Mike and I will use him again he is professional, friendly, and he does a good job pointing things out that really help give a good idea how the property is functioning and whats needs more attention, what might be a problem down the road and what is not up to code.

I had an amazing experience beginning prior to our first meeting. The proposal sent to me was very straight forward, letting me know what the inspection would and would not cover. Thereafter, the inspection extremely thorough. The company name should be "The Most Thorough Guy Ever!" Mike went through a draft of his report before he left the premises. He showed me what he found, and whenever he found something which appeared to be amiss, he had examples showing best practices. In other words, he could show me a photograph of what he found at the property as well as a photograph of how the same structure or feature might be best done. His final report was delivered within hours of his inspection. The report was easy to read. Mike was a pleasure to work with. He is happy to answer any questions regarding his inspection and report. He is a very thorough guy, a very professional guy, a very knowledgeable guy, and I highly recommend him.

Mike Okamura of A Thorough Guy is extremely professional and, true to his business name, completely thorough. He is totally up front about what his services do and do not cover, and sends you full information in clear and easy to understand language before you ever contract with him. We are neither purchasing nor selling our home, but wanted to have someone give us a professional, unbiased viewpoint on home repair, maintenance, and safety issues that might be of concern. He came on a Sunday and spent several hours going over every detail of things within his purview. There were some true eye openers, some urgent issues, some obvious problems, some "you might want to think about" items, and all were presented in an amazingly easy to understand format. Mike sat with us and gave us a rapid (but - wait for it - Thorough!) overview of all that was covered in the report. A little more than an hour after he left, he sent us a full report via email, with pictures. This was a great experience that will really help us moving forward. I can't imagine that you'd be able to find a better home inspector!

Exceptional: Would absolutely hire again! "A Thorough Guy" is putting it mildly. This company's name should be "An Extremely Knowledgeable, Highly-detailed, Superior Customer Service Guy Home Inspections". Mike Okamura spent more than five hours inspecting a home we're thinking of purchasing. He literally crawled under the house, looked in every nook and cranny in the interior, and crawled in the attic. I can't imagine he missed anything. We have the most thorough inspection of a house I've ever had. Mike's knowledge is exceptional. He allowed me to walk around with him while I asked pesky questions and he answered them all politely and with detail. He explained things to me in a way I could understand. In addition, he was professional, kind, and caring. He even brought drinks and snacks for us since he knew we'd be there a while. There was no waiting for the results. When Mike finished - and before he left the house - he gave us a verbal report while we followed along with his iPad report, complete with detailed photos of the findings. He was patient with our questions and never did we feel hurried. And ultimately, his final, formal report was in my inbox before a few hours had passed. It too, is very thorough and informational. It's so nice to work with someone who is so knowledgeable, skilled, reliable, and service-oriented. How I wish every vendor was like this!

Mike is truly a professional and like his company name states, a VERY thorough guy. I have worked with many other home inspector's and never have any brought a water cooler filled with drinks and treats (not for himself but for whoever is onsite). He's really a person that cares. He also took his time to make sure he inspected every detail. For a 1,000 SF residence (interiors) most inspections would take about an hour but not Mike, who spent almost three hours! The selling agent had previously hired his own inspection a month prior to Mike coming on site and when I compared the two reports Mike's report was clearly more detailed. The other report had missed some major items of concern. Mike also keeps up with technology as he uses his iPhone and iPad to process payment and furnish electronic reports with clear, concise photos and descriptions. It was a very smooth process and I was very impressed. I will be referring his services to any of my friends and families who need a home inspection performed.

We have used Mike/A Very Thorough Guy three times. His inspections are indeed very thorough and live up to the company name. The last inspection was a little pricy. After $50 discount for return customers we still paid $500. We were charged an extra $50 for inspection under the home/crawl space. We were agreeable to paying the asked price as we knew we would get a quality inspection and report. Mike's reports have all be very quickly produced, thorough and useful in making purchasing decisions, negotiating, and consulting with contractors such as plumbers, electricians, etc.

Mike showed up on time. He is extremely professional and is clearly very experienced at what he does. It was a housecall for my house of 'horrors', a forty year old townhome with cracks everywhere on the inside that are new. I was terrified and ready to walk away from my biggest investment. There are issues with the association and the community in which I live. Mike's confidence is contagious. Now I am no longer afraid. He turned my nightmare into a problem list, and gave me hope. I have pictures to share with the contractors to fix everything. He doesn't give recommendations on WHO to hire, but he says, 'you need someone who is an expert in THIS'. I wouldn't know what any of the experts are. I know that with effort, and persistence, I will be able to work through each item, and live in the home with peace and the knowledge it is safe, up to code, and everything I dreamed owning a house would be. I know what to do for the electrical, the plumbing, the foundation and settling, the vents, the smoke detectors--I am so thankful for his time and ability to inform me of the many necessary things my house needs to 'make things right'. I wish I had hired him thirteen years ago when I bought the house!! P.S. My son had an emergency doctors appointment for a knee injury in sports that happened after I booked Mike. I had to leave Mike alone in my house for two hours during the inspection. I can't explain why, but in the two seconds after he shook my hand, I knew he was honest, and everything would be okay. This man has THAT kind of trust. It's like he is an angel God sent to me in my darkest hour. I am so appreciative...

Mike is a great home inspector. He was focused on informing us of any and every possible issue with our potential first home. As first time home buyers, it was nice to have someone as thorough and as knowledgeable as him explain everything to us. He was very professional and very easy to talk to. He made us feel comfortable and really took the time to make sure we understood. The fact that he brought a cooler with drinks and snacks just shows how personable he really is. Thanks Mike!

Mike was super detailed oriented and professional.

Mike called to say he was running early, so could he come at 2:00 instead of 2:30. Good thing I agreed! The inspection took over 3-1/2 hours and Mike left no stone unturned. He found all kinds of things I never even noticed, and I've lived here 2 years. He was so polite and nice, even though I followed him the whole time, asking questions, and getting answers. (he said I could) Afterwards, I got a beautiful report in a 3-ring binder, along with useful info inside. Look no further than Mike, trust me! Professional from beginning to end.

His work truck was properly labeled with his company name, as well as his uniform. He was very well prepared for the job, had all the tools with him, another words he did not have to go run to the work truck for a latter, flash light,tape measure etc... Introduced him self to me and informed me of all his credentials and what exactly he is going to do. Then ask me "what are my concerns if any". And assured me that " Iam his client and that my concerns are his concerns.His 9 section check list covered everything. He was very "Thorough" His finished report was very easy to understand and the pictures where very clear. He provided me with a Inspection Report binder included a move in check list,Pre-closing check list,and a Home Owners Handbook, "How Cool is that".... Also offered, call him with any questions or concerns about the report. And don't let me forget ; he also provided and offered water,juice,soda,and yummy snacks... Great Job Mike thank you....

I used Mike for a home inspection twice. He is extremely thorough and professional and would definitely recommend him, especially when considering the purchase of an older home.

He was excellent, beyond excellent. He came out and told me all the things that were wrong with my 43 year old house before I made a lot of updates. He gave me the information for the foundation I needed to redo my home. He was great absolutely great and he gave me a notebook that has all the information we discussed so I am able to refer back to it. He was great I can not give him enough recommendations.

Mike Okamura lives up to his name and is a very thorough guy. He spent 4 hours carefully looking over every nook and cranny of our 3 bedroom condo. He found a long list of things that could cost money to repair that we were able to show our sellers. He is a certified inspector with good ethics, and he is very careful to explain to you that he can not give an estimate of how much things cost to repair as it would be a conflict of interest. A great thing he does is bring a cooler full of refreshments and snacks. We were happy to have those to enjoy during the wait. After the inspection, he provided a detailed verbal explanation aided by photos on his tablet of all his observations. Within an hour of the completion of the inspection, a PDF of his detailed report had been emailed to us. It was well written and included color photos as well as symbols indicating the severity of the issues, which we found very helpful. The inspection document was very useful when we were getting repair estimates via email from contractors, since it was so detailed and had enough photos to tell the story. We would not hesitate to refer Mike to anyone that is looking for a inspector that will not miss a thing.

I decided not to go forward with the work.

Mike, form first contact was very professional and straight forward. I value short response time and Mike met and exceeded that standard. In a few minutes when contacting him for service, I had an appointment, disclosures and thorough information of his services and the process. He confirmed our appointment a few days before and on the day of the inspection he was on site on time and had already began walking the property. Aside from his professionalism, Mike is also very detailed oriented. Knowing we would be at a vacant home for at least three hours, he brought into the home a cooler with beverages, snacks, napkins, pen and notepad and even toilet paper. He also had chairs in his car in case we needed them. This definitely was superb service and we appreciated every aspect about his service. Lastly, when it came to the actual service, again excellent. He took many pictures and detailed notes. He took time to review his findings and answered all of our question. Before the day was over, we had a complete and thorough report in our hands. Mike is absolutely a stellar choice to go with!

Mike at A Thorough Guy was terrific. He arrived 30 minutes early and went right to work, with extreme attention to detail in and around the house, garage, and grounds. This inspection was for a historic home in one of the historic districts of Pomona. Mike never minded being interrupted in his work so that we could ask detailed questions. He was always friendly and likeable, he always gave clear, patient, and specific answers. He went into spaces that were quite small and tough to access, such as a very low attic area and the crawl space under the house. He took so many pictures. After the inspection, he sat with us and patiently, clearly, and knowledgeably went through each of the details, highlighting potential issues, and each of his 200+ pictures, again pointing out details. He gave no indication of being in any hurry; to the contrary, he took his time and was always receptive to our questions. That same night, he emailed us a pdf of his complete report, which was very clear, easy to follow, and completely thorough. Overall, I would estimate that he spent 5-6 hours, if not more, on our inspection, followup in-person meeting, and report finalization. We're very glad we went with Mike, especially after having an unpleasant experience with an inspector from one of the largest statewide home inspection firms in California. There is no question in my mind that we will be going with Mike again in the future, and possibly even consulting him on planned work that the house needs.

A Thorough Guy was recommended to me by my real estate agent, and I can see why. I have reviewed a number of different home inspection reports, and none of them are nearly as complete and detailed as those generate by A Thorough Guy. The report contains extensive photos of the problem area with backup information for reference. He seems to have an extensive knowledge of home coding standards (although he is very careful not to give specific advice that may be city/county specific). He seems to be fairly busy so expect to reserve an inspection 2-3 days in advance. However, he is very accommodating and quite responsive to emails. I would absolutely recommend him without reservation.

This is the second time we've used Mike (A THOROUGH GUY HOME INSPECTIONS). The first time was a couple years ago to inspect our home. We were interested to have an opinion of what a home inspector might submit if we were to place the house for sale. Mike submitted a very thorough report, and from this we made corrections that will provide a more positive experience for those interested. The second inspection is for a house we currently have in escrow. Mike's report as expected is very thorough including as before - ovesrview, pictures showing questionable issues, specific item comments, recommendations, and an index. The report submitted the day of inspection. In turn we now have a greater level of comfort. Now that we are forewaned I am contacting appropriate contractors for corrections, alternatives if appropriate, and costs. Bottom line, I'm pleased to recommend Mike for any home inspection. Even if the results of the report aren't as you might hope for, you will at least have solid information from which to make sound decisions.

I have bought and sold homes a number of times and have never had a more thorough and detailed inspection. Mr. Okamura was prompt, courteous and considerate, spent a lot of time and left no stone unturned. When he finished his inspection he printed out a preliminary report and gave my realtor and I a very detailed slide show presentation of his findings. He was very professional and took the time to explain what he found, what was done wrong or might have happened to cause the problem and what remedial steps needed to be taken. I really feel that just the education he gave me was worth his cost. And he even came with a supply of snacks to share- how awesome is that?

Let me first start with letting everyone know, I first met Mike when I was selling my house which was 5 years old at the time of inspection. Truthfully, I was annoyed at the level of thoroughness in his extremely detailed inspection. I figured the house was essentially new and couldn't have anything of note wrong with it. I was amazed at the little things he pointed out and the detail he provided in his report... Fast forward a few months when it came time for ME to be the BUYER... I knew exactly who I wanted to use to inspect the home I was contemplating purchasing... I wanted the annoyingly thorough guy. What I didn't know is how professional and experienced he is. He walked us through what he was going to do, and what he was doing throughout the inspection. Mike provided a cooler with snacks and drinks in case we got hungry or thirsty, and we did. After the inspection we met up at a local coffee shop a few minutes away from the house. He already had printed out a preliminary copy of the inspection report and sat and discussed each finding of his and had pictures for all the key issues. I recommend him to anyone and would certainly use him again.

He was very professional. He was already waiting for me when I got there. Before he started the inspection he explained what is to be expected during the inspection. He checked every part of the condo very thoroughly and find anything that is not up to today's standard. He is knowledgeable about the code and also in practical aspects. After the inspection, he sat down with us and went over every issue that he found, and also made recommendations on resolving those issues. I loved his service, and definitely will hire him again for any other house that I would purchase in the future.

Mike provided an incredibly detailed home inspection report. He arrived early, spent more time than was expected, and got us our report on the same day which was important to us as we had an abbreviated inspections schedule. Even our real estate agent was impressed and said that Mike was the friendliest, most thorough, and provided more amenities than any other housing inspector he has worked with, and he has worked with hundreds of them! Mike provided snacks and drinks while we waited and took the time to answer any questions we had no matter how trite or stupid they seemed! Mike (A Thorough Guy) is a true profssional that provides a detailed anaylsis of your home. He arrived promptly and brought with him drinks, snacks and an iPad (in case the kids needed something to do during the inspection). He has literally thought of everything to make the process as smooth and efficient as possible. He also delivered the highly detailed, 150 page report on the same day! If I was grading him just on this efficiency and thoughfulness he would earn high marks but he also delivered a tremendous report where you could clearly see his attention to detail and expertise. He left no stone unturned and showed us everything we needed to know. If I has one piece of constructive criticism I would say Mike could do a better job distinguishing between things that are big problems and things that are minor issues but I have no doubt that big or small, he found everything.
