When shopping around for a Home Inspector, it is easy to be persuaded by fancy websites, credentials, having a contractor’s license (let’s not talk about contractors), and an inspector’s years of experience. Even though a Home Inspector may have 20 years of experience under his/her belt, it does not guarantee that you will receive a thorough inspection (may be the worst inspector with experience?). What should really stand out is an inspector’s undeniable knowledge with certifications and education. Some questions one should ask before selecting a home inspector are, “What is the inspector basing all their findings upon?” and “What does he or she really know?” Here in California, the BIBLE is Title 24 the CBC (California Building Code). Home Inspectors (like myself) DO NOT perform code inspections, but who do you want for your Inspector; someone with years of experience and other credentials that may be insignificant, or someone who is CODE certified just like the city/county/jurisdictional inspectors that come out when you have permits signed off? Yes, I know that California is on a 3-year code cycle and that as of January 1, 2017, GFCI protection shall be provided for outlets that supply dishwashers installed in dwelling unit locations [2016 California Electrical Code Title 24 Part 3, 210.8(D)]. If you don’t understand or are not familiar with the CODES, how can you perform a competent and complete inspection?

Description of Work: Mike did a fantastic job! We really appreciated the point-by-point inspection and report. He took the time to check everything that is relevant to a new homeowner. For example, it's one thing when you are renting to find out once you move in that an electrical outlet is not working or there is a cracked tile here and there; it's quite another thing to know that if the outlet isn't working, the money is coming from your own wallet. Mike's inspection brings all of those things out in the open, so the buyer can proceed (or not) with their eyes open. It was worth the money for us to have Mike do our inspection, and we plan to hire him again in future without a doubt.

Description of Work: A Thorough Guy was early to the site and almost finished by the time we arrived (we were a little late). His name says it all. He presented us with a 3" notebook full of detailed notes and full page photographs (in color) of all the issues and possible issues and problems he found, including the roof and the foundation. He carefully explained what he found and made sure we understood. I would definitely use him again and highly recommend him to anyone in need of a home inspection.

If, like me, you are picking this inspector because of all of the other positive reports, be comforted, you made the right decision. Mike is extremely professional and thorough and went over everything with us in great detail. Yay! Truth in Advertising! It is rare, in my experience, that lofty tag lines and glorious assertions actually come true, yet Mike Okamura delivers. You would not believe just how thorough he is. The entire process took about 3.5 hours. For the first 2 hours, he inspected inside, outside, under and over the house. He took scads of pictures. He noticed and chronicled every single flaw. As my home is over 60 years old, there were many. He then returned to his truck, where he wrote up his report on his computer, numbered the pictures and cross-referenced them to the corresponding findings, printed it all out (including pictures), put it in a hardcover binder (with tabs and a CD Rom, no less) and returned to the house to go through it with me line by line. I was blown away by the breadth and quality of his work, a little overwhelmed, and thoroughly miffed at some previous plumbers and masons I'd used before becoming an Angie's List member. I cannot imagine a better process by a more skilled professional. Thanks, Mike!
Description of Work: I am not selling my house, but wanted it inspected before I consulted with any contractors to do some remodeling/upgrading that is needed. I didn't want to be told I needed something that I don't. Also, I'd get an objective evaluation of what is good, bad and urgent: can set my priorities without undue influence by a contractor. I was intrigued by the name "A Thorough Guy" on Angie's List. I was impressed by the report card. I contacted Mike, explained my situation, made an appointment, and by the end of that day, had received an email with attachments that explained his services (in detail), attested to his accreditation, and helped me understand the process. Mike arrived early and explained the overall process. He described what his services did and did not cover. He spent 3 hours going over the house from roof, attic, interior, exterior and crawl space under the house. After that he spent an hour walking us through the book and results and answering any questions we had. He found a serious problem with the connection of the main electrical to the roof of the house. I was very impressed with his thoroughness. I think his company is aptly named.
Description of Work: Mike spent 4 hours inspecting my parents 40 year old home. This time included the actual inspection, write up, photos and sitting down for a detailed review of the results. Because of the age of the home we were experiencing a number of critical failures of plumbing and other issues, we decided to have a full inspection. Mike was able to point out any serious safety concerns, point out problems with previous repairs improperly made, electrical hazards. His report included a binder with a full printed reports and photos. This will allow us to prioritize the needed work and group the work by specialty contractors such as roofers, plumbers, electricians and HVAC contractors to look at the various items and provide us with quotes.

Mike arrived around 30 min before the appointment and started to do preliminary inspection of the surroundings. When we arrived, he was very professional and clear about the things he will inspect and the things he does not cover. He is very careful not to give his opinion on many things (like how much would it cost to fix a crack in the wall, and he will NOT tell you what the city codes are for anything as he is not a city inspector). He adheres very closely to the CREIA Standards and will absolutely not give you any advice/ opinions or even look at things which fall outside of what is required. He makes it very clear that he is a generalist and always recommends that you consult with a specialist on everything! He took about 2.5 hrs for the inspection, after which, he printed out the full report in his truck (we also got a soft copy of the report in a CD). He pointed out certain things which didn't conform to code (although, again, he wouldn't tell us WHAT the code is), and made recommendations to fix some things. The recommendations seemed very skewed towards mold prevention. He had a sheet of paper with pictures of the correct way things should be done (to show newbies like us what he is proposing), but he didn't give us any copies of those pictures. He was very professional from start to finish (he even put on booties when he came into inspect the house! I really appreciate that because it keeps the carpet clean). He clearly documented everything and took many pictures. At the end of the inspection, we tried to give him a tip for a job well-done, but he firmly refused to take it. Another indication of professionalism.
Description of Work: Mike came to inspect the home that I am potentiallly buying. Some of the items inspected were the exterior of the building, the roof covering (he didn't walk the roof as it was a concrete tile roof), the attic, plumbing stuff, electrical stuff (eg: switches, outlets and panels), heating and cooling units, fireplaces and other interior portions of the building (windows and certain appliances). He didn't inspect the landscaping, the spa and the outdoor BBQ and fireplace (although he did check the gas pipes).

Wow, he explains everything in detail and the man is very detailed. The report was clear and with the pictures it was easily understood. My agent was so impressed with how thorough Mike was that she wants to use him with her other clients. She's also suggesting that their Remax office uses just Mike. If you need a home inspected, you can not do any better than Mike! I will always use him any time I need my home inspected or if I am buying another property no matter where!

He saw things even I missed on the inside of the house and my god did he find a lot of things from under the home as well as in the attic. Mike was a joy to deal with, and I can only hope I find people like him for all that do for my house! I left a message for him and was called back very promptly. He was able to schedule an inspection immediately (Called Wednesday, had the inspection Thursday. He was booked solid for Friday and Saturday, so I may just have gotten lucky!).. He emailed me important information as far as what the inspection did and did not cover, and in general was exceptionally professional.. I had my realtor let him in and I met him for the final report and walk-through. He was printing the report as I arrived (and what a gorgeous report it is.. Compared to estimator #1, this report is a volume of information), and we went in to check out the home. I had the advantage of having had an inspector in the day before, so I had a breadth of knowledge as to what he might bring up. To my joy, he found all the same things AND a number of things the first inspector missed. He was able to check into the attic crawlspace and noticed some pest encroachment, he saw some termite damage that the first guy missed, and he had immediate examples for all things he noticed. (Example: the furnace does not have a solid tube coming out of the casing, and instead runs a flex-line. That's a big no-no. He had pictures of what the right one looks like. Same thing with insulation, strapping, etc. etc. etc.). He isn't kidding when he named the company "A Thorough Guy". He had documentation for EVERYTHING he did. He has examples of where the wall sockets aren't up to spec (with the tester showing ground fault, or reversed polarity, etc).. He found some mold that was missed, and had very excellent observations regarding the plumbing. I can't say this enough-- Mike was a joy to work with, he explained everything very thoroughly, and was just the nicest guy to deal with. I will be recommending him to anyone I know needing a home inspection! If you're even hesitating on this one-- don't. Mike is that good. The guys who checked the house the day before (note: 2 guys...) were both contractors themselves and they didn't catch as much as Mike did.. He's 100% up to speed on the newest safety stuff, and he had a great number of observations that will be my checklist for bringing the place up to speed.. Maybe he's related to superman, because he just had that X-Ray vision to catch even the most obscure stuff.. Windows have been getting hit by the sprinklers for years? Yup-- deterioration the other guy missed. Seepage from the planters outside to the framing inside the garage? The other guy missed that.. And, I don't want to disparage "the other guy", but Mike was just that much more thorough.. Again, I can't recommend him enough!
Description of Work: I chose Mike after seeing so many good things written about him on Angie's List. He was the second home inspector I had take a look at my home-to-be. The first was recommended by my realtor (a longtime friend of his), and I'm so glad I had the second inspection!

Being first time homebuyers, we were very interested and nervous in the ability of an inspector to completely inform us about the condition of this home. Our agent had worked with Mike before and recommended that we hire him because of his excellent reputation for being a detailed inspector. Mike spent a few hours in the home checking all the major and minor aspects of the home, compiled a report, explained it to us, answered all our questions and gave us a great binder with all the info in it. Also he made himself available for follow up questions if they arose.

Mike was able to work on a Saturday to help expedite a quick escrow. He was very prompt, early actually. He performed his inspection efficiently and expertly. He was very thorough, as the company name promised. Immediately upon completing the inspection he went to his truck and put together a detailed printout of his findings and recommendations. He wasn't kidding. He's a thorough guy! He was excellent. On time and he was early. I couldn't believe how thorough he was & how detailed his explanations were to me of what he had found. Very professional. I would recommend him to anyone. He let the hot water tap run, measured the temp. & he did the same for the cold water. He turned on the AC & measured the temp coming out of the vents & did the same with the heater. There wasn't anything he didn't touch. He was here for about 3 hours. He took pictures all over in every room, not just problem places. He printed everything out and even burned all the pictures he took onto a CD right from his truck. He had it all in a 3-ring binder. Very nice! Great experience.

His manner was very courteous and professional. After the inspection, he spent a great deal of time answering all our questions and then some! One very important finding was in and out leaks in our water meter which we would not have known about. Everything was assessed according to present-day codes and all his findings were presented in a very impressive comprehensive folder with photographs of the sites where problems had been identified. Inside the folder there was also a copy of "The Homeowners Handbook" covering many of the issues important in maintaining the good, condition of a home. He even left us with a CD covering everything he'd found. Follow-up was also included for any questions we might have after reading his report. He was well worth the money and we would recommend him highly to anyone.
Description of Work: Mike spent three hours doing a full and thorough inspection of our home and its surroundings. He checked the slab foundation of the house and separate garage, the drainage field around the house for potential problems and water damage. Chimney, roof vents, shingles, walls, wood trim, walkways, windows, doors, and even exterior outlets were patiently inspected. Inside, each living space was well covered by Mike. In fact "no stone was left unturned."

We are planning to do some remodeling on our house and decided to get a home inspection before we started interviewing contractors. When Mike inspected our house, he discovered a couple of very serious problems. We were aware of the problem with the electrical wiring (the house is 71 years old and has never been rewired) and had already decided that rewiring was in order. The other problem he discovered had to do with the furnace and the way it vents to the outside. Needless to say, the furnace and the electrical wiring are taking precedence. We are currently interviewing contractors and expect to have both problems resolved within the next few weeks.
Description of Work: Mike spent approximately 4.5 hours inspecting our house from top to bottom. I was so impressed! When he finished his inspection, he discussed everything he found and left us with a detailed written report that included pictures. He was prompt, thorough, and very personable. I would strongly recommend him to anyone who is thinking about buying a house or even doing major work on an existing home. If we ever buy another house, I will definitely call him when it comes time to have the home inspection!

Easily, the best home inspection experience I've had (3rd experience). I was particularly impressed that Mike was able to crawl into a crawl space with such a small opening that the foundation specialist and the plumber who came afterward to provide us with an estimate, could not fit through. Extremely clear and patient explanations of what he found.
Description of Work: Mike spent 2.5 hours inspecting all details of the single family house we are buying, from crawl space to attic, took extremely useful pictures, went back to his truck and wrote a 30 page illustrated narrative, and spent 1.5 hours with us going through all the detail.
