 + -1 moreTim performed a very thorough inspection explaining everything to the client and even came back a few days later to inspect underneath the home for free. Sent a full color report with photos and condition of each system/part of home as well as his recommendations as to whether or not to replace, repair was needed.

 + -1 moreWhat can you say about Tim? The guy is a pure professional. I arrived at the house about five minutes past the hour scheduled for the inspection and Tim was already on the job. We walked room to room and all around the perimeter, Tim pointed out areas of immediate need as well as areas of concern. We came to find an area of need at the entry way of the home. We noticed water damage on both sides of the entry door on the inside of the house. After further inspection as we'll as some information provided by the current renter, we found that upon rainy days water intrudes through the front door due to an improper installation of a brick walkway which is level with the door. This water intrusion has caused the lower walls on both sides of the door inside the home to be wet and may possibly have mold issues. This was one of many things Tim found in the home, as well as things I found while walking with him. It's amazing how differently you view a house in the presence of an inspector who is on point and not hurried. All and all I can say we made the right choice choosing Tim with Spec Rite to complete our inspection. I have peace of mind completing our first home purchase knowing what issues we may face up front. Thanks Tim Sincerely Brandon and Iris H.

 + -1 moreThis is the 3rd escrow and house inspection I've had this year. The other two escrows fell through but I think this one is going to close. Tim Spargo is very thorough and extremely knowledgeable. The inspection took about 2 hours to complete and yet the time flew by, because Tim is a very funny and pleasant guy. I called Tim because I wanted him to do the home inspection but had been told the GAS wasn't going to be on until the end of November which was going to push everything back. Tim offered to do the majority of the inspection and then he would come back to inspect the remainder at the end of the month, when the GAS was on. He covered everything inside and out, welcomed all questions and explained everything in terms I could easily understand. He told my agent and I he would have the report to us by the following Monday morning and he was true to his word.
Description of Work: Tim checked everything inside and out. He got onto the roof and in the attic. He left no stone unturned.

Description of Work: Tim Spargo is the owner/operator of Spec-Rite based in the Antelope Valley area of CA. I was attracted to his services through his website, which is professional & informative. He's A ranked with the BBB and affiliated with one of the nation's best home inspections authorities.I am cautious about who I allow to work on or provide information to me on my home. This was a new purchase and I was more cautious than usual. This was the general inspection required prior to purchasing a house. He covered all the required areas and then some.Tim was communicative, informative, very available by phone/email/text and answered any questions I had before I hired him.The inspection is provided by him and another certified partner. He not only allowed, but insisted that I join him as he made the inspection, pointing out areas of concern and giving me tips and ideas as to how to repair them myself when this was an option.I made clear that if there was anything requiring a deeper look, I wanted to know, so he spent extra time ensuring my fears were addressed.The inspection report was completed and available in one day. He sent a link for the report to his secured website where I could read it online as well as print a copy. The online version is very good; linked and with color pictures pointing out all areas needing attention. The report was thorough, annotated and gave more than enough detail to hand over to a repairman so they knew exactly what needed to be done.In addition, Tim provided a Work Scope report that estimated, based on his experience as a contractor, how much each repair item would cost. This was very useful to me in hiring people to make the repairs. There is a nominal extra fee for this, but well worth it.

 + -1 moreOverall he was the best. I'd recommend people to chose Tim no matter what deal you try to get elsewhere.
Description of Work: Tim was amazing at doing the home inspection. I got to the property right on time. He was there 10minutes earlier and already started on the backyard. He was VERY thorough, patient, and honest. I would definitely recommend him again.
