Last year we hired an architect listed on your site - Jace Architecture. The result turned out to be a complete nightmare. The worst experience I've ever had with an outside professional. We paid them $5,000 up-front, in good faith, and we never received plans from them. What they did create (but never delivered) was a set of drawings that were not at all what we asked for. Then, they tried to charge us even MORE to correct the plans! Unbelievable. This firm should not be in business. They cost us a lot of money, even beyond what we paid them for no benefit. It turned out that I had to remodel the entire house as it was old and not up to code. They worked with me to restructure the interior of the house so it would stay as beautiful as the Noe Valley Victorian exterior always has been. They made great use of space in the home with help in both the design, and the fixtures within the space. The experience throughout was excellent. Now that I live in the home, I find every day that I discover details that glow together harmoniously, and bring me a source of pleasure. It is very beautiful. With every detail, they made sure that everything worked. I also liked that I was billed every month for actual time spent working. The permit process was a one day ordeal, and was not an issue after that.

All went well. Yes there were disputes like cracking walls inside house due to house moving as basement was redone and who should pay for that. But we agreed to 50:50 split on repair costs. What was great was that final inspection was passed the first and only time! No return inspections and no complicated changes forced by city inspectors. They liked the work done and approved sign off on first go around. This is rare and shows Jace and Tapia know how to get the job done and under code.
Description of Work: Jace did drawings and plans submitted to county planning dept and got approvals on second go around. he was in communication with us daily as needed and most of all he monitored the work of our contractor, Tapia Construction Co. (burlingame,Ca) to be sure its was done on time and on budget which it was. We paid a lot to monitor ($2K/mo) but it was needed because of the complexity of pouring concrete basement after removing old unenforced masonry brick that was falling apart and would collapse in the next earthquake even tho our home was built in 1896 Italianate Victorian.

Jace provided excellent service in a timely and cost effective manner. He is knowledgeable, creative, and thoughtful. In addition to the ideas he had for the reconfiguration of the rooms, we were very impressed with how he worked with The City of San Francisco Planning and Building Departments. We had a very difficult situation with the proposed unit merger and we came to understand that these are not granted often, but Jace handled the entire process and was successful. We have continued to work with Jace on other projects.
Description of Work: We purchased a unique property located in Hayes Valley in San Francisco that consists of a three unit building at the front of the property with a one unit cottage at the rear. We hired Jace Architecture to renovate the front building and to do so in a manner which could be phased over time as we did not have the resources to do everything at once. Jace applied for and obtained a unit merger permit which allowed us to change the building from three units to two, and worked very successfully with all the city agencies for building permits to initiate construction. He provided plans for the remodel which included all new utility services, new foundation, new kitchens, baths, and windows and doors.

We contacted several architects from Angie's List and chose to work with Jace because we liked the way he approached the project. He is organized, knowledgeable and detailed.
Description of Work: Provided working drawings for the partial remodel of one condo in a four-unit Victorian; complete kitchen/dining area, 1 and 1/2 baths, laundry room, new heating system, independent hot water heater and new wood floors. Obtained city permits; coordinated with engineers regarding structural issues and mechanical design for HVAC; coordinated with general contractor on site throughout the project. Also helped a great deal with interior finishes, ie. lighting, color scheme and finish details.

We chose Jace because of Angie's List. The project was complicated as the elevator had to be right in the middle of the building (no room in front or side yards, rear yard too far from street). The shaft penetrates four flours, and there were numerous structural elements, plumbing, and wiring to be avoided or to be moved. We did not know if it was even feasible until we consulted Jace. He figured it all out, and minimized the impact.
Description of Work: Performed feasibility study whether an elevator could be installed in an existing, old, four story residential building. Then prepared detailed working drawings for the project, assisted in acquiring necessary permits, reviewed progress, and approved periodic payments to contractor.
