My husband was planning to retire, and we decided to move to the large expat community in Lake Chapala, Mexico. We bought a house there for cash, and wanted to sell our home as soon as possible for top dollar, as everyone hopes to do. I talked to some other agents, but was sure, based on past experience, we would list with David. My husband was still working long hours in Silicon Valley, and as I have real estate experience, I handled all the preparations and negotiations on the sale. David spent time discussing what preparations needed to be done prior to listing. I knew we needed to spend some money, which would earn much more by attracting buyers. We started with curb appeal, bringing in the gardener who works with David to transform weed patches to green oases for a reasonable price. David has many excellent craftspeople to call on for anything which needs to be repaired or restored or cleaned, from floors to windows. We had forgotten there were pet stains on the hardwood floors under the rugs, and David's floor refinisher repaired and made the floors glow at an amazingly reasonable cost. When we'd bought the house seven years ago, there was a great view of San Francisco Bay, but tree growth had obscured it. David urged us to talk to downslope neighbors to allow trimming, and the result added a lot of value to the house. The house was attractively furnished, with antiques, books and original art. It was furnished for us to live in, not to highlight potential to buyers. We discussed staging with David's partner, Andrew, and his assistant, Jennifer. In the midst of all of this, I broke my hip, and was hospitalized for two weeks. During this time, David consulted with several stagers, and recommended Studio D. Most of our furniture and all of our art was removed while I was in the hospital, supervised by David and some of my friends. The staging was finished the day I returned home. It was one of the best stagings I've seen, showing off the best qualities of the house, focusing attention on the Bay view, and showing the spaciousness of the rooms. The price was also very competitive. I found a photographer I wanted to use for the brochure, and although he was more costly than the one the company usually uses, David agreed to hire him. The brochure is a beautifully photographed and written presentation of the home. In my 70 years, I have bought and sold many homes, as well as having worked as an agent. I can truly state that you can rely on David to help you sell your home as fast as possible for the highest price, and he will ease your way through the difficulties which always arise during the process. In addition to his qualities in his profession, he is a delightful person to spend time with. If you are buying or selling in the East Bay, look no further than David Gunderman.
Description of Work: David listed my home in the Oakland Hills on 4/28/2011. Based on comparable properties and discussions with several other real estate agents, the listing price would have been $680,000. However, David advised me on how to prepare the house for sale, including finding a staging company. We decided to test the market by listing at $729,000. Thanks to David's advice and marketing expertise, a very qualified buyer offered full price, with only an inspection contingency. The sale was pending on 5/11, with a closing date of 6/15. We have signed the escrow documents. It was on the market for 13 days. This is truly amazing in what is still a buyer's market. This is my third transaction with David. The first was to purchase an investment property in Alameda, the second to sell that property, and now the listing and sale of my present home. I broke my hip in the midst of getting the house ready to be listed, and David took over to handle many of the choices and negotiations for me during the two weeks I was hospitalized. David is a truly outstanding real estate agent. He is knowledgeable, creative, detail oriented, honest, ethical, incredibly hard working, funny and kind. Selling your home is emotionally draining, and David was always there to help me cope with any problem which arose from the time we started the process a month before putting the house on the market. I found all his advice and suggestions practical and time and money saving. We had converted "bonus" space into a large master bedroom/dressing room/bath. David was the only agent who knew how to get the additional square footage accepted on the record. This is just one example of his expert guidance. I was a real estate agent myself, and I know how rare it is to find someone with David's qualities. He is a top producer in his company, and unlike other high performance agents he is always courteous and human. Most top agents start by dictating to you how you need to jump to their tune. David will tell you what you need to know and to do, and help you along the way. A seller in a buyer's market needs guidance to get a quick sale at top dollar, as I just did. David is a pleasure to know and to work with. He has earned my highest recommendation.

I looked for properties with his help all over Alameda. He operated as a buyer's agent. I have an extremely low opinion of real estate agents. David is nothing like I think of real estate agents. He is a very nice guy, straight up and very responsive. He is very tuned in and caught on right away to my criteria. He was able to save me a lot of time and aggravation due to his knowledge of the market. He was right on and very helpful. He was very forward with the person I bought the house from. There were complications in the transaction which could have been much more difficult had I not had David on my side, withhis experience in this market. I felt like it was a good experience.
