Description of Work: I originally hired Beckmann Engineering to do drainage work around my house to protect the foundation. My house is just over 70 years old and I was getting water under the back part of the foundation. | |Karl didn't give a bid, just an estimate, he bills to a and materials. I chose him because of all the people I interviewed for the job he had the experience and knowledge I was looking for. Once on-site he would check with me on which options based on price, kept me informed, had a great crew that did excellent work. Once they got started he limited his time on site to minimize cost. | |I had them do more than just the drainage work, they rebuilt my back stairs that were rotting and did concrete work, 3new patios, stamped and stained, and replace sidewalks and driveway. | |The bills came weekly and were itemized. I'd estimate the drainage work was about $17,000 and all the patios, driveway and sidewalks were about $23,000. The drainage work included undergounding pipe from the down-spouts. clean- outs so that any blockages could be cleared, french drains. | |I am extremely satisfied with the work and would hire him again. My house is now ready if it ever rains again in California and I have wonderful front and back patios, I highly recommend Karl Beckmann and Beckmann Engineeering

Description of Work: My new house is not level and - not affecting the house - there is a retaining wall that is leaning. I wanted an evaluation of what was wrong and an estimate of what it would take to fix it. At first Mr. Beckmann thought I was a real estate agent needing an estimate immediately for a home buyer but I assured him I was a home owner. Unlike the other foundation leveling companies that provide free estimates he wanted payment for the consultation. I agreed and we finally met after several reschedules. Mr. Beckmann treated this as an engineering consultation rather than a sales estimate - and took over an hour to carefully examine the lot, drainage, and foundation from outside the house and in the tight crawl space as well as the retaining wall. We then spent time discussing in detail the issues and possible remedies. His advice was to wait until I had observed how water was handled during a wet winter which in turn would affect the scope of remedial work. I feel this was good advice and overall his consultation was very useful in clarifying the many mysteries of foundation problems.

Description of Work: Karl Beckmann is a savvy engineer with very sound designs. Yet he has the wisdom and humility to defer to his on-site workers' recommendations when implementing his designs. Karl also allowed me (the owner and also an engineer) to be part of his decision-making with his workers. I felt gratified, empowered and that I got the best of both worlds: excellent engineering and efficient (lower cost) implementation. Karl's workers are remarkably strong and capable. I highly recommend this firm.

+ -1 moreA Beckmann crew consisting of a foreman and 3-8 workers spent about 5 weeks doing foundation repairs, seismic upgrades and drainage improvements on the two older homes on our property. The owner, Karl Beckmann was also onsite about a third of the time. We were extremely satisfied with the quality and cost of the work performed by Karl and his team, which was on a time and materials basis. The weekly invoices were detailed yet easy to understand and the hours worked by each laborer tallied well with my own observations as I was onsite much of the time. The number of people on the job rose and fell according to needs. Hourly rates were reasonable for the area I live. The foreman and crew were experienced, polite and hard working. We particularly apprecioated havoing Karl's experience and skills available on short notice throughout the job, which enabled on-the-spot decisions to be made when problems arose.A time and materials basis was the only realistic option for us as our starting scope was very ill-defined. Portions of our foundations dated from the 20's, other portions were more recent. Parts were pretty and quot;funkyand quot;. I knew we had various seismic issues, some foundation subsidence and cracks in one corner, and water penetration in the winter from the upslope side. The scope of seismic repairs and improvements that were eventually done were developed over the course of the job by Karl and myself crawling through the crawlspace, Karl making recommendations based on his experience and helping me decide what would be cost effective. Each time we did this I gained confidence that Karl's recommendations were based on my best interest. I have no hesitation in recommending Karl Beckmann as a contractor who is trustworthy, knowledgeable and reliable.
