Moss motto 'Your home is our business' should be follow by 'It will cost you until you leave' because your home is clearly not yours but theirs & you are paying rent for their luxury to make you miserable before they simply kick you out. So don't get too comfortable, Moss does not want you to stay too long. If you do stay, your rent will go up each & every years (about 10% more or less) while your living conditions deteriorate until you had had enough & leave. In my case well my last rent increase was of $200, I was not happy about it but still able to afford it so they just served me with a 60 day Notice of Termination of Tenancy no reasons necessary (the building is not rent control) I just have to go! For the past 15 years, I have been living in an apartment building in Hollywood taken over by Moss & Company. We have an on-site but not available, overall useless, ignorant & rude manager Nicole P. that seems to always be the last one aware of any problems or malfunctions of the building & will blame you (since you are the one reporting the issue, you are most likely to blame for it) first for it rather to properly address it & fix it. Each & every repairs are addressed with no urgency & with the absolute cheapest solution possible, cheapest labor, cheapest materials/equipment’s... & ultimately don't last. If you have the misfortune to have to report the same problem to her, she will again accuse you & threaten you to pass on the cost of repairs to you since it’s your fault. Moss & manager have absolutely no respect or regards for long term in excellent standing tenants other than each year raising the rent as they downgrade our living conditions. In 15 years, I never was late paying my rent, NEVER. I always complied with the rules & kept to myself. Couple years ago I finally had the courage to request new carpet & new paint, both being way past due. Moss responded by conducting an inspection of my apartment to determine if I really needed new carpet & paint. The fact that it has been over 10 years that neither were changed was apparently not good enough for them to make the decision was insulting along with Moss telling me they do not own the building & need the owner permission for such an expense but they manage the building for the owner. In the end you probably guessed it, neither were approved, no new paint no new carpet. The manager few years back had her floors redone & walls repainted, how nice… Here is another example of Moss making improvements: They changed the intercom system to access the building (was working fine but old) & refused to list an accurate directory of the building apartments making it now (for months) impossible for delivery personnel or the mailman to successfully enter the building to deliver packages/mail. This is the reply I received from the manager when I tried to have us listed as 'APT 404 call 44': 'The only options are last name or the way it is now. Unfortunately for security reasons no apartments numbers are to be listed.' (Security reasons? Like listing people’s names is more secure?) Followed by: 'Delivery companies have access, they use last name to find tenant or they have tenant code already. All delivery companies have a relationship with management, & they have been instructed what to do, if they have any questions, due to the relationship with us, they can get access through management. ' This is why to this day, the mailman calls us to access the building to deliver the mail every day, not the manager because he knows she won't answer the phone, she never answers the phone, can't be bother with those little annoying details & all those pesky little tenants & their needs. She will make sure you know your place & lies about pretty much everything. Now I love living in my apartment & despite our useless, offensive manager & our rent going up regularly, I had no plan to move out, at least not yet since I have been fortunate enough to be able to afford living here & very much feel part of my community/neighborhood. I had also no idea that living in a non-rent control building gives me absolutely no rights as a tenant, like the right to not be evicted for no reasons as long as I pay my rent & respect the rules. Unfortunately our manager & Moss have decided otherwise & AFTER 15 YEARS FOR NO REASONS other than the manager not liking us (the feeling is mutual but I never took it personally, she seems to dislike everybody), WE ARE BEING FORCED OUT with a sudden 60 day Notice of termination of tenancy. AGAIN WE HAVE DONE NOTHING that would require such a DRASTIC & UNREASONABLE DECISION all of a sudden, that is just how Moss handles business... A rotten company employing & backing up a rotten, ignorant manager that thrives on making your living conditions miserable with false accusations, lies & harassment. As a financially responsible & reasonable tenant, you are clearly disposable to Moss, even paying your rent on time in full for the past 15 years does not get you any respect. They have no problem or hesitation kicking you out for no reasons & could care less about disrupting & interfering with your livelihood. Beware, renting from Moss is an expensive gamble that you will lose without even trying...
Description of Work: Moss & Co served us with a 60 day Notice of termination of tenancy after us living in our apartment for the past 15 years for no reasons.

My daughter and I rented a one bedroom apartment for her in June 2012. I was co-signer on the lease. She had a service dog who was well accepted by the previous on-site manager. After the on-site manager changed, things went downhill. Her dog was falsely accused of messing the hallways. She herself was not believed for any complaints she registered -- for example: 1. Her repeated complaint that the elevator door closed too rapidly and almost injured her dog. 2. Her repeated request for a disabled or more convenient parking spot (There are no labeled disabled spots. Is this an ADA violation?). Finally, she was not supported by management in a dispute with the neighbor immediately above her apartment. The neighbor accused her of smoking marijuana, which was not true. Whenever she believed my daughter was smoking, she would pound on her floor, often late at night, keeping my daughter awake. On one occasion, I was with my daughter over a two hour period when the neighbor falsely insisted my daughter was smoking pot. My daughter had recently been prescribed medical marijuana for her disability, which she was taking by vapor (no odor) or ingesting by mouth. We tried to have a talk with the neighbor in the presence of the manager, but she walked out on us. The manager's offer was to move my daughter to another apartment, at a much higher rental rate !!!! The situation became so unbearable, with the pounding on the floor at night when my daughter was trying to sleep, that she was forced to move to another apartment complex. My personal experience was that the new on-site manager was very often inaccessible during posted business hours -- he was out of sight outdoors smoking! On the day we moved my daughter out of the building, the elevator door closed on my hand, tearing the skin off the back of my hand and fingers. Management arranged for their insurance company to pay for my medical expenses, but the elevator door was not fixed, even though I had stipulated that it be fixed, in my settlement. The insurance adjustor said that management had arranged an inspection of the door and nothing wrong was found. Duh!!! I found the on-site management to be abysmal. The corporate management mostly met their legal responsibility, but they did so grudgingly and obviously not believing us. I recommend you find an apartment with friendlier management.
Description of Work: This company is an apartment management company. After an on-site manager change, the situation became intolerable. My daughter's service dog was falsely accused of messing the hallways. The manager was often inaccessible during posted business hours -- outside smoking..Management refused to believe her side of the story in a dispute with a neighbor, even though she had a reliable witness, They also refused to believe that their elevator had a defective closing sensor, even after I sustained an accident with the door closing on my hand.
