Once he began the job, though, we found that the use of the linoleum - and basically the linoleum's adhesive, plus evidence of previous water damage - ruined the original flooring in two of the four rooms we were re-doing.  He immediately discussed options and explained the impact on the timeline and additional labor involved in salvaging the damaged original flooring.  I appreciated his candor and he again drew up a comparison proposal for restoration and repair/replacement where needed versus new product.  He was still confident that he could use the original 2 inch oak flooring and restore to a beautiful state.  But we opted for replacement with new product - costing maybe $1500 more than restoration but finished in half the time - plus no dust from the sanding process all over my house!  He took us to a flooring dealer and helped explained the differences versus the different products (solid versus engineered) and the various hardnesses of the different species of wood (oak, maple, pine, exotics, etc)  That is enough to make your head spin.  I really appreciated his assistance and knowledge about the various types of wood and how we can expect them to wear - as well as what will work for our family and household.  He is a small business with just one other employee that I saw.  He would arrive promptly at the time he had said he would and kept me informed of the progress of the job.  He even worked all day Saturday to complete the job so that we could get the house put back together as soon as possible.  Before the job began I had emptied out all the heavy furniture pieces (entertainment center and china hutch) and moved out the smaller pieces, but he worked around and gently moved the large heavy pieces.  He handled my furniture with care.
