I used his services twice. He did a complete a set of bathroom remodel for me and then he did a kitchen and floor remodel for me. I was thrilled with everything he did, he did the same level of work on the kitchen and floor remodel that he had done on the bathroom, it was very good. I was very happy with him and he did a great job. The bathroom remodeling was around $18000 and the kitchen and floor remodel was probably about $18000 to $19000. I would use them again if I am still in L.A.
Description of Work: I used Shandar Emmanuel Construction.
Shandar, the owner, is really great to work with. Not only was his quote reasonable, but he showed excellent workmanship and an eye for detail throughout the two-week, two-bathroom remodeling project that he did for me and my husband. This is the first major remodeling work we have ever had done, and it was really nice to work with someone who listened to what we wanted, but also offered suggestions along the way. For example, we wanted travertine tile installed in both bathrooms (floor and shower/bath walls). I wanted new baseboard as well, and I was thinking of getting new wooden baseboard. Shandar mentioned the possibility of making a 3- to 4-inch baseboard from the same travertine as the floor, and I loved the idea Now that it is in place, it really adds to the beauty of the whole installation. Shandar also had his crew plane the top edge to a 45-degree angle, so there is no raw stone edge showing at the top of the baseboard. They used the same technique on the tiles at the edge of the bath and shower for a very smooth blending into the wall. Maybe this is standard stuff, but I never would have thought to ask for a travertine baseboard, nor would I have thought about the edges. It is one of many examples I can think of where Shandar and his crew showed a real eye for the details. When I look at the final effect, I only get happier with the workmanship. Also, when Shandar installed the vanities, both of them came with no plumbing cut-outs in the back (so they could be cut to fit). He cut the tiniest holes possible (think like 2 1/2 or 3 inch diameter) and came up with a way to install the vanity with the plumbing properly done AND with no wall showing at the back when you open the cabinets. Even at the store where I bought the vanities, there were fairly large square holes cut into the floor display models. In any case, I will now have much higher expectations in the future, as Shandar has definitely raised the bar. In addition, he is polite, easy to work with, and I always felt that he was dealing with me fairly and honestly. He and his crew also kept things reasonably tidy, covering their pathways with plastic (so I did not end up with ground-in tile dust in my carpet), sweeping up after themselves, and storing their equipment neatly at the end of the work day. On the days when they were sanding drywall, I did end up with some white dust in those areas that were not covered with plastic. However, I do not view this as a negative, as this was a REMODELING project, and I think dust is part of the deal, isn't it? In any case, the guys did a nice job of keeping it to a minimum. On the whole, I am happy with the results and feel that the experience was very positive overall. In fact, I plan to have Shandar come back and do some work in the kitchen in the near future.
Description of Work: Note: The $10,800 includes 1) the work listed below, 2) the travertine tile and associated installation materials, and 3) the plumbing and drywall materials. My husband and I spent another $6,800 (~$17,500 total) buying towel racks, robe hooks, fans, light fixtures, faucets, vanities, mirrors, doorknobs, medicine cabinets, a specific drain that matched my faucets, designer wall plates for the electrical outlets and switches, and to have a frameless shower door fitted and installed. (The cost for the two vanity/mirror sets represents about $4,000 of the additional $6,800.) Work Done in Each of the Two Bathrooms: Removed old shower door. Raised shower head 8 inches. Replaced two-handle bath/shower fixture set-up with single-handle set-up. Replaced bath/shower faucet and shower head/arm with new ones. Replaced old, noisy fan with a new, quiet one. Replaced old light fixture over the toilet with a new one. Separated single light/fan switch into two separate switches. Replaced old shower/bath walls with travertine tile all the way to the ceiling. Replaced carpet with travertine, including travertine baseboard. Added second electrical outlet in the vanity area. Installed freestanding vanities, sinks, faucets, travertine countertops, and matching mirrors. (I bought the vanities, faucets, sinks, countertops, and mirrors). Replaced old, tube fluorescent lights with recessed lights. Primed, retextured (where needed), and painted the walls and woodwork -- including retexturing some areas that someone else previously had just patched and painted. Replaced fixtures on the walls (door stops, robe hooks, TP roll holders, towel racks, etc.) Framed, dry walled, and installed a new door to separate the vanity area from our master bedroom. Installed matching doorknobs on all three bathroom doors. Installed new medicine cabinet. Work Done Just in Master Bath: Reworked plumbing to accommodate a new double vanity that replaced a built-in single vanity. Installed new bath drain. Installed curved shower curtain rod. Refinished tub. Work Done Just in Guest Bath: Refinished shower stall floor. Removed overhang from above the vanity where the old fluorescent light had been.
