QUALITY HOME INSPECTIONS

We couldn't have been happier with the service that Armando provided! He arrived early, encouraged us to follow him, was patient with numerous questions (we're first-time home buyers), and explained what he was looking for at each area. He was skilled, knowledgeable, and professional at all times, even with 5 people following him at times (both agents were present). His explanations were clear, and helped us make an informed decision about whether to move forward with the house purchase. Armando emaiiled his report to us the next day. It was clear and complete, and included photographs. We would use him again without hesitation and would recommend him highly to anyone needing a home inspection!!

Armando came early and was very thorough with our home inspection. I walked around the house with him and we discussed everything in detail. The next day, he sent me a full report and a summary report.

Made the apt, arrived on site early, completed the inspection and explained all the highlights and e-mailed me a final report in two days.

This is the second occasion we have needed a home inspection (different property) and the comparison is night and day. Armando was SO thorough. He found many things that we did not expect and are so happy with the service.

This was the second time we asked Armando Rosa to do a house inspection since we were very happy with his service last time. We only asked him to do a rough inspection since the house is sold "as is". We wanted to know if the house had any major deficiencies that we should backed off from the deal. Still he spent two and half hours on the inspection explaining his finding to us. He crawled down to check foundation and electric wiring of the house and went up to the root and identified a solar panel connector leaking. On the same evening, he emailed us his 27 page report with 28 photos marked problems areas with clear explanations and recommendations. His report identified 21 problems with the year 1950 house. We studied and concluded that these were minor issues and decided to proceed with the purchase.

Armando was a pleasure to work with--friendly, personable, and thorough. He uncovered some serious problems with the property that I will hopefully get the seller to remedy. I learned a lot about my new house and what I would need to do to care for it in the future, thanks to Armando's generous teaching. In fact, he was so thorough that even my agent was impressed and heaven knows she's seen a lot of inspections. I received a report complete with pictures the next morning.

Armando arrived early, inspected the roof, estimating the life left and replacement procedure, examined the circuit boxes (duplex) and discovered one was improperly upgraded. examined attic (dry and not evidence of leaks, pointing out asbestos fixtures that were nothing to worry about. Back unit: Kitchen floor in back unit:tile coming up and there was a chance it might contain asbestos (because of the age) Water heater improperly secured, and drain not properly plumbed. turned on heaters, checked outlets and warned of potential of improper grounding, noted broken windows. Hot water flow was extremely low and cautioned about galvanized pipe- that he would further investigate when he crawled under the structure. Noted improperly seated toilet. Front unit: In better shape but discovered overflow for water heater would drain out over kitchen floor instead of routing overflow to under house. Discovered inoperative wall heater, and altered/updated 2nd wall heater. Low how water flow and improperly seated toilet. Under house discovered galvanized plumbing at the end of its life cycle (the probable cause of the low hot water pressure) Leaking, leaking Hot water heater (due to pressure issues?) Recommended getting a plumber to scope the drain system, an area he said most people overlook, but because of the age of the structure and the condition of the plumbing, the drainage system may be in similar straits. He seemed very thorough, knowledgeable and was able to communicate his observations and ideas very well

Armando arrived early and learned the utilities were not on, even though we'd been told they were. He cheerfully completed what he could, with no complaint and agree to come back once the utilities were turned on. We are first time buyers with lots of questions and he took time for them all. I have done a lot of research about all aspects of the home buying process. There are so many warning about how important a good home inspector is. Armando is excellent and I have no doubts that the house we're buying is exactly as we understand it to be. No fears of some unexpected gotcha.

Armando responded our inquiry by email promptly. He contacted owner's agent for confirmation. He showed up on time and spent more than 3 hours to do his work. He took pictures and walked with us to explain all his findings. He provided detail report the same night. He is also available by e-mail for explanations of items in his report. He also sent photos to us by e-mail. We are very happy about the quality of his service as well as findings in his report.

He sent out a very thorough report including pictures. He looked at everything including the foundation and garage. We got more then our money's worth. e was very helpful. He was very thorough. He inspected everything on the property. He noticed things that we hadn't. It took him about four hours. He prioritized what home improvements that needed to be made stating with health and safety. He explained everything to us.

I called Quality Home Inspections on a Thursday and was able to make an appointment for the following Saturday morning. Armando arrive right on time. He spent approximately 3 hours inspecting a 1,600 sq ft house in detail. He was terrific. He encouraged my wife and I to follow him every step of the way. He clearly described the condition of every component of the house and its systems. He was particularly helpful in educating us about things to look out for in the future as we considered upgrades. He pointed out some safety and functionality issues that were very helpful in negotiating repairs with the sellers. The final written report with photos was extremely detailed, yet easy to understand. It was a great blueprint for a plan of repairs an upgrades over the coming months. Armando understood our needs and exceeded our expectations.

I have used Mr. Rosa on two inspections in the last few months. He inspected the house I was selling, and found all of the flaws that I was aware of, as well as a few I wasn't. The report was very thorough and well organized in several sections: the overall findings as well as a breakdown of all the issues that would need attention. Mr. Rosa is punctual, professional and not afraid to crawl around under your house. He did such a great job inspecting the house that we were considering buying that we decided not to buy it, as he found so many problems! We would never have found all those problems ourselves, and he saved us time and money. I like surprises, but not when it comes to real estate.

Mr. Rosa arrived early and our Realtor who arrived at the property 20 minutes before our appointment said that Mr. Rosa had arrived sometime before him and already been on the roof and done some preliminary inspection of the exterior of the house. He was extremely personable and encouraged us to follow him as he did the inspection and to ask as many questions as we'd like - he even carried an extra suit so that we could accompany him underneath the house to inspect it. He was very thorough and explained his findings to us as we went and after the inspection was completed. And he even explained how we can maintain the various areas of the home or remedy minor repairs ourselves and recommended when we should seek the help of professionals. We are extremely satisfied with the service and would recommend him to friends in family in a heartbeat. He is very accommodating (we had to re-schedule the inspection last minute) and knowledgeable. He went over his findings again with us at the end of the inspection and emailed us a detailed report with pictures in less than 24 hours.

Armando arrived on time (on a holiday no less) and spent almost 2 hours with us. The property is small, but he calmly answered all of our questions and pointed out things he thought we should know. He was very knowledgeable and professional the entire time. We received his report via email by the evening of the inspection and he promptly responded to a few questions we emailed him after we read the report. I felt very confident in his work and the experience.

From start to finish, Armando was a joy to work with. He was easy to reach and schedule an appointment with. He was punctual and professional. He completed a very thorough inspection, explained things along the way and discussed in further detail at the completion. The same evening we had a thorough written report including several pages of pictures he had shot of all of the issues in our email.

Armando was there on time, did a very complete inspection both outside and inside. He spent over an hour afterwards discussing what he saw and answering all our questions. We received a complete report within 24 hours.

We are purchasing a 3 BR home in Burbank with a detached guest house that was built in 1923. Armando showed up early and had already started his inspection on the exterior before I even got there. He was extremely nice to me and the owners. He encouraged me to accompany him on the inspection, which I wanted. I followed him everywhere, even onto the roof and into the crawlspace. Armando was extremely thorough and found all sorts of problems that I would have never found alone. As we progressed through the inspection he told me how to fix every single problem that he found. Not once did he try to tell me who to hire or sell me any other services. I was extremely happy that he ONLY performed his job as an inspector and a darn good one at that. While we were in the crawlspace, he found an exhaust pipe for the furnace that had come loose. Armando reattached the pipe while he was down there without me asking and for no charge. Once the inspection was over, he asked me if I wanted to hear his summary in private or if I wanted to share the results with the sellers. I didn't mind because the sellers are a very nice family. So, he gave us a very detailed verbal report on site and answered questions as he went along even from the sellers! The inspection and summary took about four hours. I had a very long and detailed report, with many photos, emailed to me that same evening. I have had two other inspections on different properties in the past and this guy is by far the best! HIRE THIS GUY!!!

The inspection went well. I commend Mr. Armando Rosa for his patience and professionalism. Evening rush-hour traffic delayed me in getting to the property, but Mr. Rosa waited patiently for nearly an hour. He then patiently and thoroughly answered my questions and addressed all my concerns, with thoughtful explanations and context of local building and zoning laws. It was great doing business with him.

In hiring people to perform routine maintenance on our home we are frequently told that we need additional major work. A heating contractor who came to clean our heading ducts advised us that we needed all new ducts. For example, a plumber insisted that we needed a new regulator on our water line to the home and a regulator to the separate water line to the sprinklers. My husband thought it would make sense to hire a home inspector to do an inspection and give an independent objective opinion and recommendations. Mr. Rosa did just that. We learned a lot about our home -- what was advisable and what was unnecessary. (We learned that we did not need an entirely new heating duct system. We had gone ahead with installation of new regulators on the main water line and the sprinklers and learned that a regulator should not have been installed on the sprinkler water line, unfortunately). We were most grateful for Mr. Rosa's help.

Mr. Rosa arrived before we did and completed a preliminary exterior survey and identified issues with roof. We then went through the entire structure and identified both major and minor issues. All major issues were documented with digital photographs. A few things could not be resolved such as why a GFCI breaker was not working, or why a water heater gas pilot light could not be lit. At the completion of the effort he was paid. The following day a complete report and a summary report were provided electronically. They were extremely helpful. We have had home inspections done in several locations over the last 15 years and this ties with one other for the most professional, least caveatted report done. We were very impressed.

Armando was everything you could want from an inspector and more. He spent 5 1/2 hours on the house, arriving before our appointment at 9 and leaving after 2:30 in the afternoon. He walked every inch of the yard, checking the fencing and sprinkler systems. He got up on both the house and garage roofs. He tested all of the outlets & looked in every closet. His knowledge was impressive - nothing seemed to stump him, and he has a low-key, practical demeanor that helped us understand what was of serious concern, what needed to be fixed, and what could be deferred. We stayed with him throughout the inspection and he talked us through everything he saw, which gave us a great crash course on our new home. He even let my husband borrow a protective suit so he could accompany him into the crawlspace under the house, where they spent almost an hour checking the ductwork and foundation bolting. He was courteous and professional no matter how many other people were swarming around.

My only regret is that I didn't use Armando when we originally purchased this home. He found numerous things that the original inspection didn't even touch on--a couple of situations that he deemed dangerous. He was prompt, clean, professional in every way, and gets an "A" on follow through. He encouraged me to call with any questions and was a pleasure to work with.

Armando arrived an hour early for an appointment on Sunday morning. He first inspected the property around the house, then went up on top of the roof, then the garage area, inside the house, the attic crawl space and lastly the crawl space under the house. He took digital photos along the way and pointed out areas of concern and what needed to be done. He is very knowledgeable and answered all our questions and suggested solutions. His complete report along with color photos were in my e-mail in box on Sunday night!
