We have employed O'Malley Construction a number of times over the past few years. Projects have included a complete bathroom gut & redo, construction of a new laundry room, a kitchen refresh, and on a much smaller scale, hanging a new chandelier from an inaccessible (to us) location. Most recently, we had Randy build a porch onto an existing room add-on from the 1970's. The goal was to tie this functional, but characterless space into the look of our 1930's house. This involved the careful matching of materials and construction techniques with the original. In all cases Randy and his crews exceeded our expectations. They were able to match the way the existing stucco curves gently into the windows and door frames, as well as the elaborately carved corbels and columns that are unique to our home. The final result looks like it's always been part of the original house O"Malley Construction is thoroughly professional, quality and detail oriented, and easy to work with. This is a company that shows up on time, does high quality work at a fair price, and at the end of the job leaves us hoping to work with them again soon. (I said the same in a previous review of their work. This latest project only reinforces that opinion.)
Description of Work: Constructed new exterior porch to match existing details of 1930's Spanish house. Work included pouring a new brick surfaced concrete deck and footings, structural framing for the porch roof, relocating plumbing and electrical lines, installation of a new door and windows, new tile roof to match existing, new stucco to match existing and new lighting fixtures.

Randall was an absolute pleasure to work with. Response time was totally reasonable. I don't know why other reviewers have negatively reviewed him due to not calling back. I see this on Angie's list all the time and it shouldn't be an indication of quality of service. If the person or company is too busy to call back, then call someone else on the list! But I digress? Randall was fantastic and we'll be hiring him again in the near future for many other things on our to do list around the house!
Description of Work: Randall fixed our dishwasher, which had been installed improperly with an incorrect tube. He ordered the replacement for us and installed in about an hour. It works great now!

He was very nice as a person. But he seemed ill prepared for the project. He?d often say he needed to return another day with the appropriate tools; items that were pretty basic. We ran into a couple unanticipated challenges because the exterior of the house wasn?t even. He initially just kinda threw his arms up and basically said (this isn?t an exact quote), 'Well guess I can?t do what you wanted, I?ll have to do this other thing even though it?ll look kinda strange.? It wasn?t until I got really firm that he actually trouble-shooted and came up with an alternative that ended up working well. Basically, he just seemed kinda lazy. He also scratched the brand new front door with tools out of carelessness, it seemed. And he broke one of the house numbers while installing it. Maybe the projects we hired him for was boring to him? We felt like we had to really oversee his work and challenge him a lot in order to get him to do a decent job. Pretty unpleasant and stressful. Will not be using him again.
Description of Work: Create a entryway, exterior doorframe. Install a screen door and front door. Install new house numbers.

I was shown a screen door that was specially ordered. Different thickness, different approach than what we discussed. I'm glad the quote wasn't exact, because that is not how I discuss work, nor is it how I think. I was never told of any scratch, and I wasn't told of the broken screw on the address number until after the painters had came. I fixed the problem anyway on my own time after they had contacted me. There are problems that arise when a house isn't perfect and you have to improvise to make what the client wants, with what is practical to the house. In this situation, They wanted the screen that they ordered, which was a different thickness to the existing jamb, to fit flush. That is why I had to consider several options to complete the job with the materials I was presented with. I'm sorry that they saw it from a different perspective.

Randy called me back the same day and was on time for our appointment to bid the job. I had a small run of siding that was not the right material for the outdoor location along a drainage route. Randy was able to schedule the job for the next business day. Tom, who did the work, was on time and very professional. He checked in throughout the job to ask questions and made sure I was satisfied. He cleaned the area afterward and left everything in better shape than he found it.

Randy and Tom arrived precisely at 8:15 with paint, brushes, and other supplies. The two of them went right to work sanding, taping, and moving appliances. From there, they added several coats of paint, as well as providing a "touch-up" in several areas around the house. The completed work was extremely well done, and my wife was very happy with the results. In addition, Randy and Tom cleaned everything up immaculately.

Randy arrived exactly on time and went right to work on our patio roof. He replaced the corrugated fiberglass roof on our patio. The previous fiberglass roof was partially destroyed after some heavy winds. As some of the wood was quite old, Randy needed to replace it with new pieces of wood cut to measure. In addition, part of the fiberglass needed to be cut to exact size; which Randy took care of during the process. Given all the tools and dust laying across our driveway, I was amazed at the end of the day to find that Randy and his two-member crew had cleaned up everything immaculately. The next morning, Randy and his crew again arrived exactly at 8:00. They finished up at noon, and then began putting a corrugated covering on the overall roof for our house and garage. I can't say enough good words about Randy's overall work. He is well respected in our neighborhood, as he has worked on quite a number of other houses on our street. Overall, Randy is a superb craftsmen and takes a great deal of care in every project (big and small) that he undertakes.
Description of Work: Replaced and built a corrugated fiberglass covering on our patio. Put an elastomeric coating on our house and garage roofs.

I called the company to set up a time to do some work. After some correspondence they agreed to send a man over to take a look at the job and give me an estimate. That was 10 days ago. Haven't heard from anyone since.

When I was contacted for this particular job, I told [member name remove] that I was not able to come and do it myself, but I was just contacted by a person who did work similar to what he needed done, and I would see if I could get him over to take care of it. I mistakenly thought I was waiting for him to OK me sending someone over. With the holidays and for other reasons, I could not get someone there. I always do the work myself, and I wasn't happy with the attitude of the people willing to do it. My reputation means alot to me. Randy arrived at our house "exactly" on time, and then went straight to work. The big job involved the shower in our main bathroom. Our house was built in 1933, and I believe most of the tile is original. However, much of the tile had become loose and was ready to fall of the wall. Overall, Randy did a superb job of gluing the tiles back to the shower wall, as well as adding grouting between tiles. By the time he was done, the shower looked as good as new! Afterwards, Randy hung a huge mirror, replaced a large set of blinds, and added touch-up paint in our living room. Randy works on many of our neighbors' homes up and down the street, and everyone seems to agree that he can effectively handle any job involving home repair. Over the years that he has worked on our house, Randy has always been punctual, courteous, and completed work at a very reasonable price.

Randy helped on very short notice - he repaired windowsills in the midst of a crew of house painters. At first I thought the painters would have to wait until the weekend to paint the window frames and sills, but Randy made time outside of his current job and now the painters don't have to skip a beat. It was a relief to find a carpenter willing to help on such short notice in the middle of a busy season (I reached out to several others and all were booked through Thanksgiving). The work looks great and was done efficiently and at a reasonable price. I'd definitely contact Randy again in the future.
Description of Work: Repaired five damaged exterior windowsills with wood epoxy and provided and fitted new wood molding on each.

O'Malley Construction Company excels at fine carpentry and understands what it means to do the finish the right way. We have a Craftsman home that we are currently renovating in Los Angeles and upgraded the kitchen still retaining the craftsman casing of the original home. Much of the original molding was gone and is no longer part of the kitchen and I searched online and went to specialty shops to see if there could be an inexpensive way to recreate the original Craftsman casing that we still have in the rest of the house. It was literally driving me up the wall because I could not figure out what we could do to make it work. Randy O'Malley and his team had knocked it out of the park on framing and making our walls insulated with smooth finish walls that could literally make you think you were at a museum so I gave Randy at this job to see what he could do. And let me tell you I was blown away. I had sent him a few pictures I had found on the web which showed some sample casings that were made using newer trim and door jam. It was still not exactly what we were looking for. Randy came by and before he started we talked about what could happen and threw out different ideas and he finally said, "What do you really want to do? I'll do whatever you want. I want you to be happy." I told him, "See, this original molding on this door? I want to see if we can recreate the crown molding of the original house with the crown molding on the top and the traditional larger top casing."He measured it out and he said, "I think I can do that." He then returned to the house with the right materials, some crown molding from a local lumber yard in the area and door jam that was good stock and not all beat up like the one's that you usually find at the Home Depot. Now the kicker here is one side of the interior window would have the typical craftsman look and the other side Randy had to tie-in our shaker style cabinets which were installed on walls that were not even so we had some serious issues to make things look square and level. Plus, the cabinets were green. It was to me an impossible task that I had sleepless nights over because I knew if I did not do my do diligence on my end and provide specific direction on what was needed it would look like crap. Any other contractor would have settled for an okay fix, something that would make you feel unsatisfied and that you would just live with in the end. Not O'Malley Construction, okay does not compute with Randy. It's got to be dialed in just right. And at the end of the day, I have to say I was flat out blown away. On one side of the wall he was able to replicate the window casing of the original home with newer materials which saved us money but still kept the integrity of the look and feel of the home. And on the other side of the window Randy just super dialed in the casing. It was completely square, proportional, and level. He was extremely creative about how to be able to use the right molding to tie-in the new kitchen cabinets with the window casing. A good finish just elevates the home and that's what Randy O'Malley did. He took it to the next level. This is fine carpentry and creative thinking all rolled into one that you do not get anywhere let alone in Los Angeles where there are contractors a dime a dozen who do not understand homes with character and potentially ruin them. I've worked side by side with some of the best carpenters in restoration of older homes in Philadelphia and O'Malley Construction is up there and can stand just as tall as the best of the best with out the heavy duty price tag.

Last week, an old smoke alarm in our house began beeping. Unfortunately, when I took it down and disconnected the attached wires, I was left with a 6-inch diameter hole in the celling. Worse yet, the plaster broke off when I attempted to insert new screws. Thus, I gave Randy a call and explained the situation. Randy arrived precisely on time and ready to go to work. In addition, he had stopped by the local hardware store to pick up a replacement (which made up most of the bill) for the old smoke alarm. Within a very short time, Randy fixed the problem and attached the new smoke alarm. In addition, he fixed a leaky pipe in the kitchen. Randy works at several of the homes up and down our street. He is honest, reliable, efficient, and extremely knowledgeable regarding any home repairs.

Randy arrived exactly on time this morning at 8:15. As I had told him over the phone what needed to be done, Randy went straight to work within minutes of his arrival at our home. In a very short matter of time, he expertly tore down a large, rotting, outdoor flower shelf, built a new shelf to go under the window, painted it, and then added a coat of stain to our patio porch. By the time Randy completed his work, he cleaned up everything immaculately. We have used Randy's services in the past, as he came highly recommended to us by our neighbors. Overall, Randy is punctual, charges a reasonable price, sweeps and cleans up after every job, and has an enormous amount of expertise concerning carpentry, painting, and house repairs/additions.

Having worked on restoring a 1902 Victorian Twin in Philadelphia for over ten years I have experienced very many contractors and have done much of the work on my own home so I can say with experience: O'Malley Construction company is the best there is. Anyone who has an older home in need of repair in the North East Los Angles area is extremely lucky to have O?Malley Construction in the area. These guys know what they are doing and do it superbly well especially when it comes to older historic homes. They know how to bring a tarnished neglected home back to life. I currently have a Craftsman fixer and I had great help from O?Malley Construction on framing different areas of the home that had been neglected. I thought O?Malley Construction excelled just at framing walls but they also do incredible work on the finish of a home as well. This time I had Randy O?Malley and his crew Tom and Rick do a full repair of our old lathe and plaster walls. They installed new insulation and drywalls in the exterior walls of each room. They applied mud and sanded each wall for a paint ready smooth level 5 finish. Let me give you a few examples of what sets Randy O?Malley apart from other general contractors: When I first got bids for doing drywall, many of the guys complained that the shutoff valves were installed and that they should have been installed after drywall. They told me they would need to do a lot of mud and patching to get the walls done right. Randy and Tom knew just what to do. They removed and replaced all shut off valves and had accurate measurements so that the gas and water pipes fit seamlessly through the drywall. No extra patching, no extra mud. These guys are accurate. They don?t just eyeball it. There was an incident on the job when one of the Pex plumbing tubes got punctured from a nail gun placement error. Randy immediately called me and texted to let me know the problem and he apologized and had the tube repaired in no time. I was not even at the job and he called me and let me know. It?s few and far between that a contractor will admit a mistake and remedy it quickly. This is the level of honesty and professionalism inherent in O?Malley Construction. I admire and appreciate this old school code of ethics. One of the exterior walls that we demoed had older style casement windows that recessed into the walls when the windows were open so there was no place to secure the new wall and there was no place to put insulation. Randy O?Malley was able to think fast on his feet. He was able to figure out a way to use 1/2? rigid insulation and some old tongue and groove original material to the house to insulate the walls and still have the windows able to open and close. Randy is also open to new techniques and approaches. I had done a lot of research on sound proofing walls but did not know the direction to take. The original walls on the home had zero insulation and you could hear your neighbor whisper across the driveway. Randy thought it through and was able to work with me to get Roxul insulation and Quiet Rock sheet rock on the exterior walls. The work was solid and now the walls feel tighter in all the bedrooms. Drywall work is not easy and doing a level 5 finish takes time with tremendous amounts of monotonous tedious activity with mud and sanding in repetition until your arms go numb. Most guys would just zip on by as the tediousness progressed but Randy was spot on completely meticulous about being able to come back to the same piece of wall again and again until it was done right. I just looked at the finish today and those walls are so smooth it was like I had walked into a museum. I was completely blown away by the completed work. I am so grateful that I choice O?Malley Construction to not only do the framing of my rooms and bathrooms and foundation but to also complete the drywall and finish of the walls. I didn?t realize how important a decision to get the right general contractor for the job was until I got to this phase in our home renovation. All the hard work, time, and money has paid off dividends by going with O'Malley Construction. This is the kind of contractor that you not only want for the one job that counts but for life.
Description of Work: O'Malley Construction Company did an early craftsman home repair and installation of new sound proof and heating insulation using Roxul and Quiet Rock drywall in the bedrooms and living room spaces. The entire home had skim coat of all walls and ceilings with sanding for a level 5 finish ready for paint.

They took the cabinets off the wall in the garage and put new shelves up. They even threw away the old wood for me. They asked me afterwards "Now that we've put your shelves up, do you need us to help you move the boxes?" Which I found really sweet becuase they didn't even have to offer that service.

Called Randy and left a message. After about 7 days he called back and apologized for the delay. After discussing the project, although he mentioned it was a little far away from him (I am on the westside of LA and he is in Silver Lake), he thought it would be worth discussing. I immediately emailed him photos of the proposed area for the work (staircase and fencework) per his request and then never heard anything. After texting him to check back in after a few days, Randy texted back that he would look at the photos soon. I texted back a few days later to check in again and no response. At this point, these comments on Angie's List about his lack of responsiveness seem to be piling up. NOTE to future potential customers, if you are outside of a small zone around Silver Lake, think twice about reaching out because Randy doesnt seem interested in driving far at all for work.

Randy was very fair and completed the work in a timely manner. We had two large beams that needed to be replaced from termite and water damage. Randy replaced those beams and also water proofed the area above the french doors and replaced door trim that had been ruined from rain. Randy also repaired and painted the stucco where one of the beams was removed, at the completion of the job everything was cleaned up and all my potted plants were returned to there original spots. Thank you!

It's very difficult to find the right general contractor, someone who can quickly understand what you need, how to work within your budget creatively, and have the experience to do it right the first time. Randy O'Malley Construction is one of the best guys I have worked with and I am extremely pleased with the work they did for me. I had a very unique situation because I needed to find a GC that could work with me on a rehab home project on an older craftsman home but I would be doing most of the work and finishing myself. Most of the General Contractors who I talked to would not even look at doing the job because they would want to do everything from start to finish on their own and of course charge me an arm and a leg for it. As soon as I talked to Randy over the phone he understood me clearly and was not trying to sell me anything or try to be Mr. Know It All about it. He was open to the proposal, and had an upbeat demeanor and was honest forthright at the get go and above all he let his experience speak for himself. On the job, this was very clear. He worked side by side with his partner Tom and they would have the extra eye to detail that many guys do not have. Randy would take the time to get under the subfloor to level out the bathroom a bit more, to look at the framing as one whole system that connects floor to the wall to the ceiling. This level of detail is really hard to find because most people come in to do the job as quickly as possible but Randy and his partner Tom who did a lot of the framing did things right. Randy understood his framing was the foundation for everything so it needed to be right. If there was an issue Randy would call immediately and let me know and see if it was something that needed to be fixed by them or one of the other trades. Randy O'Malley Construction was also not nit picky. He would really honor the estimate as we had it and the additional work that he did was very nominal and he always cleared it with me first. This is really key and one of the main reasons I will be coming back to Randy because he stood by the original estimate. And lastly, Randy really helped tremendously in getting our bathroom addition approved for permit for the City of Los Angeles. He went to plan check and pulled the permit. Hi experience in dealing with the City of LA and knowing how to navigate the system so that you get your plans passed and don't get charged anything more than you need is a super asset and I am going to use him again because he is very good at knowing the process. I am so grateful that I picked the right person to do the job. He even had to go back to plan check for corrections and he didn't nickel and dime me for it. He even spent his own time to make sure the plans looked good so that it can pass for plan check and it did. I have had over ten years of experience fixing up our first home, a Victorian Twin in West Philadelphia and have worked side by side with many excellent contractors and coming to L.A. I was afraid I would not be able to find quality craftsman but I am thankful to say that in North East Los Angles, Randy O'Malley fits the bill for an exceptional general contractor especially when it comes to working with older craftsman homes like the one we own. It's a relief to know that he's in my neck of the woods and I will be sure to call him again for the next phase of our rehab. I highly, highly recommend his services especially if you are located in North East Los Angeles and you have an old home he is definitely the man to get the job done right and for a reasonable price.
Description of Work: Randy O'Malley Construction Company framed a new bathroom, repaired/replaced subfloor on our existing bathroom and did framing for bathtub wall, framing for kitchen window opening and existing wall, new door framing for washer/dryer closet, and girder/pier support and repair, and repaired a crawl space door. Randy also helped to pull a permit for our new bath.

We've used them a number of times and we plan of using them again in the future. He was really good at communicating and he showed up when he said he will. The quote was reasonable and there weren't any hidden charges.

Arrived on time and did work in a timely manner.
Description of Work: Correct issues with back stairway. Replace support post under stairs, and jack back up to level as possible. Attach joist hangers to stairs stringers. Correct any problems as best as can without tearing out existing. Attach new stringer to existing middle stair stringer. Patch stucco and paint all new work.

I'm sorry that they weren't completely satified. This staircase has been patched and repatched and I recommended that it should be torn out and made new. They only wanted to do what it would take to pass inspection, so quality was not the driving issue behind the correction. My advice was not heeded, so I did what they wanted. I went out of my area to help them correct the issues that they had, and did what they wanted. There is only so much you can do with existing problems.

Randy was great! Came over quickly and gave me a great estimate. Showed up exactly when scheduled and did a great job replacing a support in my front porch and then did the finish work around that base which now looks great. Very happy and would recommend.

Called Randy O'Malley for quote on yard/fence work and left a message asking if he serviced our area. Though he didn't have to, Randy called back to let us know we're out of his service area. Like many contractors before him, he could have ignored our message, but he didn't and took the time to let us know so we wouldn't be left hanging. That's true professionalism! Because Rnady took the time to call us back, we're taking the time to recognize his effort on this forum. Can't attest to his quality of work but hey, professionalism goes a long way!
