I contacted Julian because of their good reviews on Yelp and Angie's List. I have a crack in my foundation that was causing me concern. They came out and gave me an estimate via eMail. I accepted and returned my acceptance again via email. They showed up on our prearranged day with 3 men who went under the house with their equipment and strengthened the cracks (2) and also rebolted my home to its foundation. When they left, everything was cleaned up, no debris was left from the project. When the city inspector came the next day to inspect the work (yes, they took out a city building permit), Julian sent a man to go under the house with him. I was happy I didn't have to. The work passed first time. If you are having foundation issues, call Julian as one of your estimates.

Lawrence came out to assess our home to see what we needed to have done-he measured our home, crawled under our house and took photos and showed me what needed to be done under the house. He recommended that the house be bolted and noticed that our home was also not level. We decided to have the house bolted at this time and not have the house leveled since that would have entailed more extensive work. An estimate was sent in a few days and the work started the next week. The crew arrived early to start the work of bolting the structure. They installed steel anchors on the center and repaired one crack with a Simpson strap. The work was completed in one day and everything was cleaned up. The crew were very professional.The next day the inspector came to check the work that had been done and signed off on the project. What a wonderful and professional company to work with. We did receive a 10 % discount being Angie's List members also. I would highly recommend Julian Construction.

I needed to have the foundation retrofitted in order to buy homeowner?s insurance and I also discovered substantial water damage to a cripple wall from a leaky drain pipe. After reading through Angie?s List, I determined Julian Construction was qualified to do both the retrofitting and repair work. I called them and Mayo set up an appointment with Zach the next day. Zach inspected the crawl space and wrote up a quote. The day after that, Lawrence came out to measure the house. When Lawrence came in the house to look at the bathroom above the water damaged area, he noticed the considerable bounce in the floors. The flooring felt so weak, we put off buying large appliances because we were afraid they would fall through the floor. Lawrence went under the house and determined the original builders skimped on the support girders. Shawn Kyles called with recommendations for fixing the floors and gave me a final quote that I agreed to. Work started a week later. A crew of seven came to the house and went to work right away. They set up a well-coordinated work site on our large driveway. There were stacks of lumber, concrete piers, bags of cement, power tools, etc. They worked hard all day with an hour lunch break. They ate in our back yard under a shady pine tree. At the end of the day, they cleaned up their work site and swept the walkways. The second day was a repeat of the first day. These guys really work hard. They finished by 3 p.m., packed up their gear and cleaned up the site. You couldn?t pay me enough to crawl to the tighter spaces under the house to inspect all their work, but what I can see looks very secure and very tidy. And for the first time, the floors now feel solid. On the third day Julian Construction sent Javier to the house to patiently wait for the city inspector. When he finally showed up, the inspector tried to give Javier a hard time, but Javier handled the situation very gracefully. The inspector did sign off the permit and even complimented Julian Construction for doing a good job. Julian Construction offers a price guarantee and I didn?t pay until the permit was signed off. They sent me a thank you note and a 20 year warranty that covers workmanship and materials. I am very happy with their work and would highly recommend that you contact Julian Construction.
Description of Work: Obtained permit from city. Bolted structure to foundation. Rebuilt a cripple wall that was damaged by a water leak. Braced 50% of cripple walls with structural panel sheathing. Installed steel framing anchors. Repaired vertical cracks in the foundation using a Simpson strap and bolts. Repaired portions of the concrete foundation that were flaking. Installed 5 rows of new girders and pier posts to support very bouncy floors. Cleaned up the job site each day.

Lawrence came out to inspect foundation to determine what work needed to be done. He was very thorough doing a detailed drawing and explaining what needed to be done and why. Received an estimate and schedule the work to be done within a few days. The crew of 5 arrived on time and worked steadily to complete the work on the same day. Lawrence returned and inspected the work to make sure that everything had been completed.
Description of Work: Bolted structure, installed new steel A frame anchors, added 3 new girders including new pads, post and DFPT blocking.

A really great contractor and team. I've worked with Julian and his crew for at least 3 years and been very happy with the quality of work and the reliable service. I started with a different contractor who stole our money and abandoned the job while our house was still propped up on jacks. Julian came in and fixed everything. It was already a complicated project, and to undo the previous contractor's work only added to the complexity. Julian, Shawn, the workers and the girls in the office all went above and beyond to solve any problems, pull additional permits, work with inspectors and respond to my questions, concerns and changes. Other great things... The construction crew is respectful of our neighbors The site is left clean The guys double-covered the interiors in plastic when they were working inside Julian responds to my texts
Description of Work: Framing, window installation, stucco, etc. I've also worked with this contractor for major foundation repair (massive foundation wall that goes 15' into bedrock), underpinning, cripple walls, structural slab as well as a bathroom remodel. They typically do foundation work, but once I found them I won't hire anyone else.

Julian is a top-notch firm. I would gladly hire them again. From their initial site survey, all the way through the job scoping, estimate and bidding process, ALL of their people were very professional, very prompt and very honest. They walked me through each aspect of the project, why it was necessary, and the pros and con of different approaches. As a new homeowner, they took the time to educate me on my home's construction history, and what the best approach would be. They didn't try to expand the scope (where others did) and pointed out certain big $ items could be done, but ultimately they would be a high expense for relatively little gain beyond what hey had recommended. Their workmen were respectful of the property and left the site cleaner than when they had found it.

It went great. It was a couple months of work, Julian brought in great workers to create all the kitchen cabinets I wanted, a special 5 ft by 5ft island in the middle of the kitchen, butcherblock countertops in the kitchen and the bathroom as well. The best part was knowing what I wanted and conveying it to them and seeing it come to life. They always gave me several options to save costs and still get the look I wanted. I had some workers come in to do some work before Julian Construction took the job, their work was not. professional and Julian construction ended up re-doing the work for me and doing it right. I had a lot of inspections and they are really great with that and handled everything, all the work passed with flying colors. They finished all the work on time and did an amazing job. They also kept everything as clean as possible during the job, and after it was done they left it in great shape. I have worked with a lot of contractors over the years and have been let down by many. I just keep going back to Julian construction because they are consistent, do really great work, and always do what they say they will do. That means a lot, and it takes a lot of stress and worry off the table. I love my house and would recommend them to anyone.
Description of Work: I bought a 1924 craftsman bungalow fixer-upper and needed lots of help. Julian Construction had already done work on this house a year before, fixing the foundation, leveling the floors, removing asbestos siding from the exterior of the house, new heating and air, all new electrical, and taking out a few walls and more. This time, per my design, they did a complete new kitchen, pantry, etc.., new bathroom, new flooring for half the house, all new plumbing, all new redwood deck.

I obtained a couple of inspections and bids as I had major foundation repairs to be done. The first company who came out advised they would have to replace ALL of the old foundation - tearing up the yard around the house as well. I chose Julian construction primarily due to Lawrence who did the initial inspection. He took the time to really explain what the issues were and everything that would be done to complete the job. He did not recommend a completely new foundation, rather repairs to the existing foundation and adding additional foundation to sagging areas. Note: my home has a raised foundation. On day one the foreman, and somewhere around 15 workers, arrived promptly at 7am - bright eyed and ready to go! They went right to work and boy did they work hard. I was home the entire day and the pounding, drilling, etc did not stop until their 1 hour lunch time and then right back to work they went. I thought I would not be able to enjoy the evenings on my patio for the duration of the work - not so - at the end of the first day I was very pleased to see everything neatly stacked in one pile - no messes anywhere. The next day they arrived and poured the concrete foundation. Once again, no mess anywhere. AND I might add they did all of the work noted without damage to any plants or flower beds. None! The following day they came and loaded up the pile of old beams, etc and took it to the dump. After allowing the concrete dry for a few days, they returned and completed the job (#7) repairing cracks and strapping the corner portion of the old foundation. The inspector came a few days later and the job passed with flying colors. Having foundation work done can be very unnerving. Julian construction made things so much easier, making sure I was fully informed about the work and the costs and having a crew that really seemed to enjoy their work (yes, I heard singing coming from under the house - lol). I would highly recommend Julian Construction !!!
Description of Work: 1. Install 18’ of new foundation including trenching, form, shoring, 2500 PSI concrete, #4 rebar 2. Install 32’ of new 2”x6” DFPT sill plate along right side of structure. 3. Level sections of structure to 90% including new 4”x6” girders, 4”x4” posts, 12”x12” concrete pads, DFPT blocking and clips. 4. Bolt structure: 9”-12” from all corners and sill breaks, 6’ on center, 5. Install A35 framing anchors 32” on center. 6. Brace cripple walls 7. Repair cracks to foundation using Simpson strap, 3 bolts per side, including (1) 24”x24”x24” underpin at front of structure. 8. 20 year warrantee. 10. Complete clean up and hauling of job site materials and debris.

Over the course of a few years of owning my house, I began to have problems with the floor sinking in some areas, particularly under the refrigerator and washer/dryer, which was causing problems with some built-in cabinetry. I found Julian Construction via the internet, and their representative gave me a very professional presentation and explanation of their proposal. I had gotten another bid, but this was the more attractive option for me. The work was done over a period of three consecutive days (excluding Sunday), and the crew was very professional. As expected, I now have a few new cracks in my walls due to the leveling, but the problem with my cabinetry has been resolved and I feel much better about the state of my home's foundation.
Description of Work: Brought foundation up to code with bolting, bracing, strapping and cripple walls. Also did some leveling of the floor with jacks and additional pier supports.

Tom was my point person the entire time. He came to do the estimate on time and was courteous and explained things very clearly, both with what appeared to be happening and how they could repair it and how I could help mitigate future damage. On the day of the job, workers arrived on time (early even), everyone was professional, the work was completed within the estimated time and they left everything very clean. Tom came back the day afterward to check everything and actually had someone come back to do some additional bracing in a spot that had not originally been noticed or quoted. There was no additional charge for this - and it didn't take much material or time to complete, so it shouldn't have, but even so, it could have been ignored.
Description of Work: My house was showing some separation from the foundation - a few cracks in the walls and movement in the piers. I had gotten an estimate for earthquake bolting about 10 years earlier when I purchased the house but with all the cost of purchasing a house, I had let it go. Julian Construction was referred to me and I had them come take a look. Their price was about $500 more than the original cost, even 10 years later, so without doing much more shopping, I agreed. I also had a separate issue - I have a duplex on a hill and the two buildings were separating as they had never been joined property - they quoted a price to conjoin them and repair all of the wall material to paint ready condition. They then offered a discount if they were to do them both at the same time. Again, it wasn't cheap, but certainly seemed fair (and their original, non-discount price was about what I had been quoted from someone else), so I had it all done.

Julian Construction Inc were fine. The people who came out to do the job were fine. They took forever to get back to me about any questions that I had. I had to deal with the foreman and the foreman had to deal with the owner so that took long.

Julian was very professional from start to finish of the project. They completed the job with no delays or increases in price. We had a lender reserve and had a laundry list of items needed to draw the money from the account. Julian was very familiar with this and did not give us any issues in pulling together the lender documentation. The completeness of their submission showed as our draw was approved immediately by the lender and funds were sent out the following day. They were efficient, highly competent and competitively priced so I would use them again in the future and recommend their foundation services to anyone. My only complaint is that I would have liked to use them for contractor projects outside of foundations. I was disappointed in a subsequent bid for a stair/landing replace/repair project.
Description of Work: There was a tree that compromised the buildings' foundation. Julian bolted the structure, installed steel framing anchors, corrected pier post and repaired cracks in the foundation.

Zach offered to beat my best estimate, which he did. The company had good reviews and some recommendations for their work from workers in the trade so I decided to go with them. They did an excellent job, finished on time, and had no cost over-runs. I would certainly use them again. I also liked the fact that they did not jack up the price given the location of the work.
Description of Work: Julian replaced about half the foundation on my building in Hermosa Beach. They propped up the building, removed the old broken foundation, dug down and footed the new foundation in soft, sandy soil, then poured the new foundation and left the basement somewhat more accessible than before. It appeared to be an excellent job.

The main beam of the house I purchased was in a bad state of disrepair when I purchased it. It had sections that had collapsed and various piers under the house had settled over the years. The result of these issues was a house that had severe leveling issues along with undersized cripple and joist supports. The concrete stem (foundation) walls on which the cripples sat was cracked in numerous places. Of course, I knew of all of these issues when I bought the place, and thus got a pretty good purchase price. I hired Julian to come out and repair all of these deficiencies. They came through with flying colors. The main beam was completely replaced with a larger beam, the house was bolted, and most impressively, the entire side of the house that was leaning badly had all of the cripples replace with larger pieces of wood (4x4 instead of 2x4). I hadn't realized that the joists on one side of the house were completely off the foundation meaning that they did not rest on anything but the few piers between the main beam of the house and that wall. If we had an earthquake before this was done, the entire structure would have collapsed. They obtained all of the permits and scheduled the inspector visit (the house passed, of course). Finally, I wanted mention that they re-stuccoed the exterior that had cracked during the leveling process. The finished product was great. They were extremely professional and courteous from the start. Shawn, the estimator, was knowledgeable and comforting saying that they had done this work many times before. It turns out he was telling the truth. The workmen were polite and cleaned the place better than when they started. If you could have seen all the garbage they removed from underneath the house even before they did the work! Anyway, I would highly recommend them to anyone looking to do any kind of foundation work/retrofitting. The reason I gave them a "B" on price was because they were not the cheapest bid out there, but then again in this case I really believe I got what I paid for.

Good job, good price. As with all contractors I had to make sure everything was done to my satisfaction and they came back with no complaints and completed a few small final things. They answered all my questions and were very helpful. I love my garden and they were careful not to hurt my plants.
Description of Work: Shawn was great and gave me a very competitive low price for replacing the original brick foundation on my tiny 100 year old bungalow. A team of workers arrived when agreed and worked quickly to complete the job on time. My only problems were that I had to ask to ensure some of the smaller projects were completed. They were willing to do whatever was necessary to make sure I was happy. The work done created a blockage with the ancient sewer line and they made a significant pipe repair (that was badly needed) to try and fix the problem at no extra charge. When that repair didn't work they called and worked with a plumber who fixed it for a reasonable additional fee.

A group of about 6 or 8 men arrived at 7am, no foreman seemed to be with them and very little English was spoken. I decided to just let them get started but after about 15 mins. I went into my back bedroom and could clearly see one of them urinating in my garden. I was very upset and called the co-owner Shaun but got v'mail; I couldn't complain to anyone on site as they all seemed to be regular workers and no boss. I felt a prisoner in my own home while I waited for someone to call back. Shaun did so and apologized but never came over (he only showed up for initial quote) they sent a nice gentleman who spoke English and Spanish and he apologized and they sent the pissing guy home. I was later told this man was irresponsible as he had a young daughter; I now felt bad that I had got a days pay taken off his much needed salary. I also worried that maybe he or his coworkers would be angry with me and retaliate in some way; a bit far fetched but such things have happened and I an a woman living alone. I got home later that day and found plants and tea light holders trampled and saw dust everywhere. They sent another guy who cleared up some mess but not all. I also lost the power of my phone jack to the back room due to their work and it's taken months to repair as nobody from AT and T could reach the area due the house being bolted. They agreed to deduct money to cover the cost of plants and phone, They sent me a thank you letter for my custom but I would have preferred a letter of apology. At the end of the day I don't even know how good a job they really did. I just know I would never recommend them for anything.
Description of Work: I decided to have the house bolted a non essential project but as I want to remodel the house it seemed like a good idea. I had quotes from a few Angie's List companies but went with Julian as a neighbor had worked with them and said they did a good job, their references checked out (over the phone) and they own a building near me so were familiar with our street and problems of hillside homes, etc.

I had seen their signs for years, so I decided to give them a try, and boy am I happy I did! They did more than I expected, they were neat, professional, efficient and a pleasure to deal with. And all of the work was EXCELLENT.
