Arrived promptly. Gave an accurate assessment and estimate. Even thought it was not necessary. Gave me a follow up call to ask if I had any further questions. Helped us to move on from a money pit. Although CMRS could have fixed it up beautifully. He had genuine concern in making sure we wouldn't overpay for a property that required extensive renovations. We didn't buy the house, but would be happy to call on CMRS next time!
Description of Work: Daryl and Larry came to perform an estimate for a 203k rebuild that due to Dayrl's excellent assessment and kind follow up we made the decision to offer much less than we originally were going to offer. We didn't buy the house, but if we ever need any renovations in the future will not hesitate to call CMRS!

Overall I had another great experience working with CMRS. This was the largest home improvement project that we had embarked on and Daryl and his crew did a great job. The project did take 2 months to complete even though their estimate was for 1 month but... it rained a ton and the job ran through the holidays so the delays were completely understandable. The quality of work was great and we couldn't be happier with our backyard transformation.
Description of Work: Backyard fencing and retaining wall project: Created a retaining wall out of concrete blocks that was smooth coated, built a planter box that runs the length of the retaining wall out of landscape timbers, installed drain behind retaining wall, brought in dirt and filled in backyard, built a 6' T+G redwood fence, 2 single gates, 1 double gate ( with additional design) and stained and sealed fences.

This contractor (Daryl) did not show up for the scheduled appointment, nor did he answer his phone when I called two hours later to tell him that I couldn't wait any longer. He finally called FOUR hours after our appointment to tell me that he had in fact been at my house waiting but no one had answered the door. Needless to say this was super aggravating as I had in fact wasted half a day waiting for him. Why he didn't simply call me if no one answered the door is something that only Daryl knows. The best part is that I'm pretty sure he never actually apologized; he and his company kept claiming that he had in fact been there and had left his card at my gate. I had thought that maybe the few negative reviews here on Angie's List were from unreasonable members, but now I know that CMRS simply cannot own up to their own mistakes. Bottom line: if they can't even keep an appointment or own up to their mistakes BEFORE the sale, can you imagine how awful they must be once work has started? I wish I had been able to support a woman-owned company...although the only woman I was ever in contact with seemed to be their office admin.

Daryl arrived between 9.30 - 10.30am on December 17th as scheduled, he knocked at the door and there was no answer, he waited 15 minutes then left a card so to show the client we had been there. Around 1pm there was a call with the customer who was most upset and said we had not been to his home, Daryl described the front door, mail box and gate to re confirm we were in fact at the correct address, we were.. Daryl said he could return now to review the works, he said NO....if the customer bothers to read other CMRS reports you will in fact see we do own up to our mistakes, NO ONE is perfect. Gretchen (a woman) was not in the office that day, and the 51% woman owner was out of the country but i can assure you i do exist.

Customer rang our office and told us when she would like the works to be performed, unfortunately she does not realize that we have a work schedule and other committments to clients, she was not flexible with her requests, so hence we suggested she request a full refund from angies list which she did. NB: Clients should read fine print of special deals they purchase.

Daryl and Randy replaced an existing deck. We decided to go with ipe wood for the deck, which was more expensive, but the deck came out great. It is now the centerpiece of my back yard and should increase the value of my property. There were some design modifications along the way, with input from myself as well as Daryl and Randy, and the deck ended up being better than I could have imagined. I wouldn't hesitate to use CMRS again for construction projects.

Some things you don't want to watch happen - making laws, sausage and kitchen remodels. This was a very difficult job because of structural limitations, Plus, I had contracted with the cabinet and floor companies before I hired CSMRS to handle the whole job - never a good idea. Plus, when I interviewed Daryl, he had a partner who handled the backshop and planning. When the job started, his partner had left and Daryl had to do it all himself, which I think slowed him down. In spite of all this, Daryl solved every problem that came up, installed every item, made everything work, and presented me with the high quality kitchen I was hoping for on time and on budget. And he took care of the very few touch ups right away. He is the best (just hired him for everything)
Description of Work: Strip existing kitchen to the bare walls and rebuild it from the dirt up according to plans drawn up by Home Depot. New floor, cabinets, counters, appliances, lights, wiring, paint - the works.

I was very apprehensive about the whole process of hiring someone to come rebuild it, wondering how I would ever find someone trustworthy, professional, and affordable. I checked with Angie's List and interviewed several companies. CMRS Construction had gotten great reviews and after talking with Daryl, my mind was set at ease. Daryl and his employees did a fantastic job. They always took the time to explain what was being done and kept me updated on their progress. They even managed to save the roof to the deck that was in good shape. This job involved propping up the roof while they demo-ed and rebuilt the deck from the concrete piers up. The weather was hot and the work hard, I'm sure, but Daryl , Ray and the others did what needed to be done and I am very pleased with the end prodect. Thanks for a job well done, CMRS Construction.

The work and the workmen were terrific. It takes knowledge, skill, and creativity to repair someone else's unsatisfactory work. The newly added railing section stablized the old one; and the space of my deck was increased because of the elegant creativity of the fix. It even made the deck appear larger. The work under the deck made the deck structurally more sound by adding new cantelever supports and main beam restructuring and reinforcement. Yay!!! I had been stressing over my deck problems for a long time, and there were several contracters that came and looked at it who never called back with an estimate. Between Liza and Daryl and Randy, the time between my phone call and final completion of the job was very short--a real gift. Compliments to all of you. There were no surprises on the price, which stayed within the bid, which was very reasonable.
Description of Work: Repaired parts of deck structure that were done improperly by original deck builder. This entailed new joists and support beam. Also, a new section of railing and ballasters was created. Replaced deck floor where there were large holes where deck had originally been built around trees

Basically, the previous owners had installed a portable dishwasher into a cabinet by hocus pocus and to make matters worse the electrical connections were ancient and faulty. The installer who came with my new diswasher from Sears refused to touch it. From the first call, Liza and Gretchen were amazingly responsive and the follow ups were timely. Even throughout Liza's vacation and the Holiday Season, they kept in contact with updates and changes. Daryl came to look at the situation, said he needed to bring in an electrician as well, I got a quote from them and the installation was scheduled. I think the price may have been high, but this was not an ordinary situation. What I know is that the diswasher is in and everything works beautifully.

This is our second experience with CMRS and both have been entirely satisfactory in every way. They've been friendly and reasonable to work with, prompt and professional in completing the construction, and extremely good about keeping open communication with us at all times throughout the project. The design of our new deck is tasteful and harmonious, and the workmanship is excellent. We are very pleased.
Description of Work: We originally engaged CMRS to replace the deck boards of our 20-year-old deck, but when they began taking up the boards they found a lot of dry rot and some termite damage in the framing timbers. We amicably negotiated a stop to the original work while we thought about how to proceed; a couple of months later we decided to demolish the original deck entirely and rebuild it with improved footings, handrails, and stairs. The new deck is the same size as our old one but more solidly built.

The entire project went very well. We obtained bids from five contractors. CMRS bid for the deck alone was in the low end, but with the new roof included, the bid was the second highest. We liked dealing with Daryl, the estimator and lead builder and chose CMRS because of him, because of the price, because of their design and because of the many positive reviews on the List. We were not disappointed, and we plan to use CMRS on another project at a mountain house. They started the work promptly and worked every day until it was finished, which took about three weeks. The workmen were pleasant, good at what they did, and kept the worksite clean. Daryl returned a couple of times after completion to take care of minor issues. Overall, it was a pleasant experience. The construction was not disruptive or noisy. The new deck and roof look great.
Description of Work: Removed an old wooden deck and frame and screen overhead. Built and stained a large new redwood deck with new concrete supports. Built and painted a new solid roof over a part of the deck, which because of the layout of the house provides a three-walled covered "room."

Very good experience. Work was done per scope and very quickly. They were responsive to my ideas and saved me from some dumb ones. I got four quotes, including 2 from Angie's List. Excellent price from CMRS. Received an Angie's List Discount. Liza/Gretchen did excellent work on contract and documenting scope changes I requested. Daryl was on site for most of the work with a carpenter, who sometimes worked alone. Very pleasant attitudes, working hard and enjoying their craft. They saved me money by saving existing joists and fascia where possible, the condition of which could not be determined till existing fascia and railing was removed. I could have done the job less expensively using unlicensed contractors, but the job involved going up and down steps (my home is on a hillside) and the deck was almost 20' off the ground. I preferred the peace of mind of a properly insured co. I wanted to catch a low refi rate but the bank balked at the condition of the railing. CMRS started on the date promised and got done early on the estimated ending date. Due to their promptness I was able to make the bank happy and get the good rate. Their approach to getting the contract signed and the work started was professional and courteous. No high pressure antics. They sent the draft contract via e-mail, which I could review without a "closer" applying pressure. CMRS did considerable prep work prior to getting on site, including purchasing materials and painting railings
Description of Work: Construct and paint 56 feet of new wood deck fencing to existing deck Replace about 40 feet of deck fascia Repair existing deck floor where necessary Clean up and Haul away debris Purchase and deliver all materials Quote included options for redwood or douglass fir, and to match deck, I chose douglass fir

Daryl the owner went to review the project with the client, not an employee. At the same time of our visit there was another contractor there and the client said he had two other contractors that had worked on the project and have not done a good job. The client was not very specific as to the repairs on the kitchen floor he showed Daryl only one area, which is what we quoted, we forwarded a quote and the client did not feel that the scope written definded the work correctly, so we revised it and thus increased the price, he then said it wasnt one area of flooring but many small area's but did not feel it required a higher cost. How could more work not involve a higher price? We requested the client send some digital photos for Daryl to review to give the client a more detailed quote which he did but we felt that after considerable emails and phone calls we just felt that this would be a client we could never make happy.

Initially, Daryl at CMRS was responsive and demonstrated a ?can do? approach. However, once started, the approach became condescending (i.e., dismissed/disregarded customer inquiries/concerns), the work schedule consistently irregular, and the crew frequently shifted around resulting in delays (a four day project extending into a month). Additionally, the contractor had to be reminded of the terms/contents of the contract agreed to. The employees were nice though it doesn?t appear that they are that skilled/experienced in their trades. Liza Robinson (Daryl?s spouse) was primarily responsible for customer contacts and is initially pleasant but becomes rude bordering on argumentative if mere questions or concerns are raised regarding the progress of the project. CMRS seemed more focused on their business needs rather than on their client's needs. The CMRS approach, in our experience, breaks down rather than builds up the business-client relationship. Workmanship overall was mediocre. We had to be there to ensure that workers did not ?cut corners? since that had already been observed in some of the work. The brand new gutters leaked and while they were supposedly fixed, they continued to leak. An employee was called back to remedy the problem but did not return. The gutters subsequently flooded, resulting in spillage alongside the house and flooding on the ground. It is not worth the frustration and aggravation to contact this business to return to try to correct the work a third time. Interestingly, CMRS provided a financial inducement/reward (written into the contract) for customers who submit a report to Angie?s List. One review posted on a different website that praised the work of CMRS was authoried by a Liza Robinson - curious . We relied on the favorable Angie's list ratings for our selection of CMRS but were greatly disappointed. One favorable comment I can make is that they used quality paint. Other than that, we would NEVER hire this business again for ANYTHING. UPDATE - I have read the company's response and I stand by all I said in my report. One among the lies in their response is that I indicated I would sue them for posting pictures - I did not, I simply asked them NOT to post them. Furthermore, I just had the gutters replaced by professionals who confirmed the shoddy workmanship (improper size and installation) by the previous company. The gutters work beautifully now. Too bad CMRS has to stoop low by name calling and unfortunate they cannot accept a negative report.

Wow after 2 years of completing the works, we recieve a report, how do you write a report about this client politely its a tough one!!! The client did not read the scope of works correctly and was expecting something other than what was being provided. The client felt that her and her mother needed to be a project manager clocking on and off staff as they arrived and phoning the office to advise us if they were 10 minutes late and what time they left, we assured them we knew what was going on and that their project was a set price and would not incur any additional charges. The client would sit in the garden and watch our staff the entire time, they would even tell our staff how to do their jobs how to cut , install and paint guttering. There was some minor touch ups that the client requested at the end of the job, all that was completed before final sign off and payment, we ran water hoses through the gutters replaced on two sides of house in front of them and no problems, we have never recieved a service call back. At the end of the job as usual we take some photos for our files, the client advised us that if we took any photos of her home and saw them on the internet she would sue us, I wonder if she has sued Google or Zillow yet, since there are the photos of her home and you can see the lovely repair work we did on her facias and the painted guttering. We do send clients a token thank you for posting a report whether it is bad or good but as this is some two years after the fact, i think we will pass. Perhaps the word "fruit cake" could be used.

CMRS's Liza and Daryl were extremely professional in getting us the estimates for our kitchen remodel, which involves the closing of an existing doorway, drywalling to claim extra square footage into the kitchen, moving of gas hookup location, moving of drain location to accommodate the new sink/dishwasher location, plus the usual demo, cabinet installation and the whole nine yard to get to a finished kitchen. I especially appreciated their effort to involve subcontractors at the estimate stage, just so more precise quotes could be incorporated into the bids. After my first meeting with Daryl on site and revealing our wish to move existing plumbing, electrical, gas hookup location, Daryl suggested a second visit to invite the subcontractors for to confirm a few existing conditions that he observed, as well as getting us a more precise quote. It is absolutely easier for a contractor to give a lower quote, then do change orders to increase scopes of work, as by then it would be too late for homeowners to switch to another contractor. A contractor would not know whether she/he would get selected for the job until the bids were submitted, in other words, hours and work put into preparing the bid may not turn into a contract. I appreciated that Daryl and Liza went the extra mile to perform the due diligence with their subs in order to provide bids that they believe would minimize the chance of change orders. We ended up not being able to hire CMRS because we could not afford the design that I came up with. Nonetheless, I would not hesitate to contact CMRS again should there be other repair or update that we need to perform at home.

We are totally complexed at this report, we have had nothing but a great repore with the client and his wife during his interior painting and the installation of his two wall air con units, we did not use any sub contractors on his project, they were all CMRS payroll employee's. We have no idea, what he is talking about Liza lying to him, so we will email him. Every email was answered promptly even some sent very late at night , any little touch ups he requested were handled promptly, so we are very confused to his report. We have re read all our emails back and forth to client and see no issue's of any concern. We also emailed the client to ask exactly how we are "lied to him on numerous occasions" but have not received a response, it is all very confusing, if you read the recent report on yelp by Toppy T, all the same owners and employee's were invovled in her project and she is "thrilled" with CMRS, its perplexing for sure, oh well, guess you cant win em all.

My wife rehabbed a ninety year old house and part of the job entailed the addition of a forty foot by eight foot deck with a solid sun roof. We used Trax Decking with vinyl railing and roof. We were satisfied with job for two years and then observed the deck was sagging away from the house and the supports were separating from the roof. The original contractor was long gone and I began looking for another via Angie's List. I called CMRS on a Friday and arranged for a bid the following Monday. Daryl arrived at the agreed upon time assessed the problems and we received a repair bid via emaill several days later. We accepted the bid and agreed to a start time and date. The day before the start date we received a confirmation email and the crew showed up as promised. There were several days work involved and we were always kept advised of their timeline and they were always punctual. The deck has been repaired and all of the problems were rectified to our satisfaction. CMRS came in approximately 10% under the bid so we were pleased to save money so much so, that we are using them for another project.

Thankfully there is a company like CMRS to handle your "honey do" list when your honey isn't so handy...We recently bought a new home and there were several things we needed tweaked and or changed prior to move in to make us happier with the space. CMRS was willing and able to do everything we asked and Daryl has lots of experience with most everything to get it done. Raoul's painting is really great and all the workers were friendly and for the most part respectful of our place. I felt like I had to babysit the guys a bit and several things were not done to my satisfaction at first but Liza and Gretchen are an easy email away to take care of anything the client needs and they really do care to make it right. The communication and financial handling aspects are really great and like I mentioned before, anything that was not handled the first time, was completed after some dialogue.

Great overall experience with this contractor. I've dealt with many over the last 5 years as we do work on the house practically every year. Daryl came out and gave me an estimate on several outdoor projects. At this point we opted to do only the refurbishing (removing old, filling gaps, sanding, etc) and painting of the wood siding which covers the front only of our home as it was quite weathered. A two man crew handled the project timely, just as they indicated. Can't remember the painter's name but he was meticulous, attention to detail and it looked great when he finished. Not a complex job, but done well. Daryl also offered advice on regular maintenance to avoid it getting so bad in the future. Again, great overall experience. Couldn't have been more pleased as I have previously experienced the nightmare contractor with work done on our home in the past.
Description of Work: Wood siding on our home needed refurbishing, painting.

Responded to a relatively small job of patching a ceiling and fixing a leaking pipe and providing better drainage. Many other contractors told me the job was too small. They came out quickly to inspect the damage and went to work soon after signing the contract. The work was quick and efficient and generally the communication was good, better than many other contractors I've worked with in the past. It's been a few months and a few rainstorms later and the work is holding up. Would use them again.
Description of Work: removed and replaced damaged drywall on ceiling, replaced drainage of patio and created a more efficient drainage route. Matched popcorn ceiling and paint inside and out.

Overall, the project went well. There were a few unexpected turns that CMRS dealt with after consulting with me. The quality of their work is very good. My unit is quite old and that resulted in some challenges. They were very responsive to my questions and concerns and also worked with me to obtain materials when I didn't have enough time. Liza and Gretchen who staff the office are very responsive. They're also very good on e-mail which is super handy and fairly unusual in the contractor business. They also accept credit cards which is very convenient, and have a very fair and reliable payment system (no surprises, and only progress payments). Overall, they did a great job, my tenant is very happy with the work, and I will certainly use them again.
Description of Work: I have a rental unit in which CMRS remodeled the bathroom. They also painted the entire unit.

Unfortunately, this was not a good experience for me. I contacted CMRS because they had pretty good reviews on AL, with just a few blemishes that were arguably not credible. I received a prompt and courteous response. We set up the appointment for the estimate. The estimate individual arrived on time. He was nice and attentive to my requests. Then I got the estimate. It was $4000 to paint the rooms and $6000 for the drywall/stairway. I had not received any other estimates on the basement, but I had three other estimates on the painting. CMRS' estimate was twice as expensive as anyone else's. Ok, no big deal. I decided that I just won't go with them for painting. But they are still in the running for the basement. Well, another project (bathroom) came up in the interim that was within CMRS' purview, so I contacted them for an estimate. I received a prompt and courteous response from Liza who said that they did that work and could give me an estimate. She also asked what I thought of the prior estimate (painting and drywall). I said that the painting estimate was way, way high, so I wouldn't use them for that, but the basement was still under consideration. She wrote back: Well if that is the case, then I am thinking our bathroom quote will be too high for you also, we are not the cheapest in the market for sure however our quality and customer service [sic]. And I wrote the following: So you don't want to give an estimate for the shower pan? Because your paint estimate was too high? I find that a little off-putting. I had several reputable painters come out. Your estimate was 2x higher than the next lowest one. It wasn't even close. That said, I was still considering you for the drywall job. That estimate seemed more reasonable. But I no longer will. You, the AL reader, can judge for yourself whether this behavior warrants a "B" or a "C" (I think "C", but to be generous, I gave a "B" rating -- especially since no work was done). I think it does, but if you do not, then do not count out CMRS -- because I did not use them and their work may be so great that they can charge twice what other people do.
Description of Work: Estimate to: (1) paint four interior rooms; and (2) drywall basement and replace stairwell.

Response from CMRS Construction
This report is pretty much correct, we totally understand that clients should get more than one quote to compare scope of works and pricing, in fact we suggest it even if clients were not planning too, we also understand that we are in a very tight economy, however what you don't know that this client was excessive in receiving quotes on his projects more than 4 on each project, he was obviously very price driven, one our arrival to our first appointment he had contractors lined up, requiring us to wait 30 minutes in our confirmed1 hour window of arrival, this we find off putting and makes us late for other customer quotes and we pride ourselves in arriving when we say we will. Customers i am sure also understand that gas is expensive and that time is money, if the client has already told us that we are WAY to expensive on one project, why would we spend more time and money in providing another quote. Whilst we were on site, we noticed the contractor there doing the shower pan work / tiling he might have been the cheapest quote so he got the job and now the member has problems and needs a new contractor to complete/fix this. Sometimes cheap is not always best. We are certainly open to discount for clients, but we cannot afford to bargain discount.
