 + 0 moreThis is follow-up evaluatiom to the original where we broke down the service to 3 main sections: 1. Obtaining tenants for the property with decent credit ratings, 2. management of fundsand repairs during tenants's stay, and 3. cleaning/repairing/prepping for subsequent tenants. The first section was rated an A as before. The second section got downgraded to B as we've received no monthly payment. However, there was a statement ascertaining that there was $0 funds received and absolutely no follow-up remarks. Turns out that the follow-up is for the owner to contact Beach Cities office and then they will follow-up with tenant. There is no activity for late payments despite what is written in the tenant's policy. I guess this ranks as an A rating if you are tenant as you can always state that the "check was lost in the mail" as was in this case. 3. Haven't had this experience yet. So cannot rate, but will provide an update if it is poor rating.

 + -1 moreIt is an on going service. They are extremely professional. Dustin Edwards is the manager there and he is very responsive- he answers emails right away. I had a contractor who was trying to re-model my bathroom and took forever. I got rid of him and Dustin handled everything and got it all done and it is beautiful. It is a property management firm. He has a website where the tenant pays direct through the website. It's very efficient. He has a great service.

Description of Work: We are currently working with Beach Cities Management and will continue using their services. We are hesitant about rating them, because this type of service has 3 areas to be reviewed and the quick checklist in Angie's List doesn't quite cover it. For property management, the first area is marketing (including pricing rental property correctly), tenant screening, and promptness on how quickly the rental property is filled. The second part, which is longer in term, is the maintenance, book-keeping and promptness of repair services to tenants. The latter aspect covers after the tenant departs and the rental property is updated and prepared for new tenant. We have completed the first stage and are in the second stage with Beach Cities. The first part is a solid A, all the way through. The second stage encountered several bumps, missed a rental check collection, along the way and so forth. But overall, when the city forwarded a citation against the tenant to us (the owners), Dustin in Beach Cities Management took care of the issue promptly. And this was over the Christmas holiday. So second phase is a wobbly A. The last stage we cannot rate them on, as the initial tenant has not moved out. So we cannot rate how well/quickly the company will turn around the vacancy.

 + 0 moreFinding 3 worthwhile investment properties in the last 2 years was not easy but Beach Cities came through for us. They helped us learn about investing and searching for the right deals. One of the properties was a challenging short sale and it turned out to be a great deal and worth the effort. The management division has been impressive in finding great tenants and handling any issues that come up. Looking forward to finding another property together!
