We were so pleased with our remodel experience with RAD Construction. They worked on a bathroom remodel for our neighbors, who were very pleased with their work, so we contacted them to help with our bathroom remodel, as well. Lucian is dependable, straightforward, and fair in his pricing. They get in and get the job done when they say they will. The pricing was very reasonable in our opinion and Lucian walks you through every detail....things we didn't even think about like light-switch covers and exhaust fans. He has great connections to sub-contractors who were also dependable and did quality work. Yes, would absolutely, 100% use RAD Construction again, and probably will.

We had R.A.D. Construction come out during inspections while we were purchasing our home. It's a nearly 100-year-old house, so we wanted to make sure the foundation was in good shape and also wanted to see what it would take to get the home earthquake retrofitted. We had a slight crack in our foundation, as well needed post and piers put in, and we also decided to go ahead and have the house earthquake retrofitted. Throughout the process - from the original inspection + quote, scheduling the work, and the two weeks of work itself - Manny, Diana, Michael, and the entire team were such a joy to work with. They were always prompt to reply to any questions we had, finished everything ahead of schedule, and the structural engineer who inspected the work after they were finished certified the work as top notch. I cannot recommend R.A.D. Construction highly enough. They are consummate professionals as well as a wonderful bunch of folks.

From start to finish RAD handled my work order with integrity, thought and professionalism. An initial assessment from a civil engineer recommending we remove a piece of rusted rebar from one of the stem walls would have cost us around $30,000 dollars. Manny inspected the damage and suggested a much cheaper process would suffice. We hired another civil engineer to vouch for the cheaper process, which they did. It is unusual for a company to recommend a less invasive, astronomically cheaper process. However, RAD stands by their work and guaranteed me a warranty for any issues that could occur after the repairs were done. The team that came to do the actual work, Raul, Omar and Zaid did an excellent job of repairing part of the foundation for our house. They chipped away the concrete around a rusted piece of rebar, brushed the rebar and coated it with epoxy. They then proceeded to replace the concrete and fill in cracks along the stem walls with more epoxy. Raul very kindly brought me under the house, per my request, to give me a tour of the work they had done. They did a beautiful job. I highly recommend RAD Foundation and Raul, Omar and Zaid. I would not think twice about hiring them again.

I hired RAD to replace a floating patio slab that was slowing sinking and impacting 2 rooms in my house, for a project with a total cost of $18.5K. When RAD was done, I was left with poor quality work that will require me to hire additional tradespeople to make right before I can proceed with reframing those rooms, replacing the flooring and essentially get these parts of my house back. This is after numerous email exchanges, phone conversations, and follow-up meetings with RAD employees. I highly recommend AGAINST hiring RAD if you’re looking for quality work, and wise use of your money and your time. Here are the highlights of RAD's work on my project: • RAD's team left me with a crookedly placed interior foundation wall, that while Manny (the foreman) admits is unworkable, is not going to fix. Manny's solution is to recommend I hire (and pay for) a concrete cutting firm to cut out their mistake and straighten the foundation. And he was able give me a couple of names of concrete cutters. o Even after I pressed, RAD refuses to pay for this, though again Manny acknowledged that what they left me with is unworkable without the concrete cutting. He had an additional suggestion that I simply jerry rig up some non-standard interior framing, rip a few 2x4s down to a smaller size, to work around their mistake. But who seriously wants to jerry rig their own home construction? I was surprised he would seriously suggest this. o After I spoke with one of the owners, there was a tentative, verbal suggestion that maybe RAD would consider splitting the cost of the cutting repair. But at this point in time, I have a hard time believing them, or any desire to continue working with them in any capacity. • RAD's team literally pilfered materials from my property to use for their concrete framing and for holding up the walls after taking out the old foundation. We had set aside a number of 2x4s to use for replacing our interior wall, and RADs team used our lumber to complete their concrete framing. I could not believe this. On top of that, my husband had some lumber scraps stacked on an outdoor workbench and no joke, the RAD team piled up these wood scraps to hold up the walls, and then poured the concrete over it all. I mean, they had to seriously hunt around our property to find all these materials. What kind of a professional firm scavenges lumber from the homeowner's property? And then buries it in cement? If it matters, there is a Home Depot less than 1 mile from my house, so they could have ducked out and purchased materials. • The slab RAD has left me with also isn't flat and, according to my tile contractor, can't be tiled without first being leveled. When I pointed out the unevenness to RAD's foreman for the project, he said that a variation of 3/4 of an inch within a span of less than 3 feet (which is the state of what they left me with) was normal, perfectly acceptable, and that any good tile installer should be able to make up for that kind of un-levelness by just filling it in with mortar. He said my tile guy was either unqualified or trying to rip me off. I'm not sure I believe him. • Assorted slovenliness, property damage and unprofessionalism: o Slovenliness: The RAD crew pulled out a piece of drywall stacked with my trash which they then used as a mat for piling up 100's of pounds of unused concrete, in the middle of a planted bed. And then they left it over the Christmas holidays. And then it rained, and the drywall disintegrated. My husband and I ended up cleaning the whole mess up ourselves and hauled it out to the front of the house where they did eventually pick it up. o Property damage: broken plant pots, a broken plant stand, and plants killed when the crew rinsed their concrete covered tools on top of a planted bed. They also pulled a perfectly intact 8 x 10 heavy duty poly tarp from our outdoor workbench and used it for something during the demolition that caused it to have burn holes and tears all over it. Why don’t they have proper materials of their own to use? o Unprofessionalism: The crew started their demolition a day later than they said they would due to "a mix-up" (the entirety of their explanation; but did offer to pay for the inconvenience of boarding our animals which we did not take them up on). Then, the crew put a 5” step in the wrong place, a mistake I luckily came home in time to discover before the cement was dry. When I pointed out the error and the need to fix this, they literally argued with me (probably because I'm female: you know how it is). Manny was not on site at the time. The RAD team argued with me despite the fact that my husband had personally supervised William, the estimator, when he gave the original instructions to the crew (include Manny, presumably), to make sure this detail had been properly conveyed. The crew was unable to reach William to clarify/verify my request. Clearly there was a breakdown in communication on the RAD side. • I spoke with RAD and met with the project's foreman (Manny) for a follow up inspection at my property, to give RAD a chance to address my concerns. This was after my husband had already exchanged several emails with them. They are not accepting responsibility for the shoddy work they did, even though when I pointed out the mistakes, Manny himself did verbally acknowledge that things were not right. In summary, this is not the firm you want to hire.
Description of Work: Removal of a sinking patio slab and pouring of a proper foundation slab connected to the main slab with dowels and adequate rebar. Scope of work involved removal of 4" slab, digging/prepping for proper footings and a thicker foundation slab, pouring concrete with construction of 5" step separating a ~8 x 10 bedroom section from a ~20 x 10 dining room section.

RAD was very professional, responsive and available. The team of 3 was at my home every day for 3 weeks. They communicated the project each day, cleaned up, were friendly and polite. When I called the office Clayton or William were always available, keeping me in the loop on permits, inspections, etc. The final outcome: the slab was replaced and the problem area was raised 2”. I highly recommend R.A.D. Construction and compliment them on hiring excellent, hard working, trustworthy employees! I just hope that I won’t need them again...:-)

I had RAD come out to check to see if the older 1937 home I had just moved into was bolted to the foundation and up to date. The home was bolted but the 24 posts needed support. They did the work for me. Were on time every day, worked steadily, and got the work done.

This is the third time that I have contracted RAD construction for foundation and drainage in my rental properties. We interviewed several contractors. By far, Russ from RAD construction spent the most time with us answering our questions and explaining the process. He sat down at our dinning room table and shared photos on his ipad of similar work, what would be done and how if would look, etc. We felt he understood our needs and concerns and expressed a real interest in our best interest and outcome. Overall we felt the process was far less painful then we expected. The crew from RAD were great to work with, friendly and they went out of there way to minimize the impact to our family during the construction. The communication was good and all calls and inquires were promptly address. If we had a questions, Russ was very responsive. They were not the cheapest estimate we got, nor the most expensive. Overall my impression is a quality and ethical company offering personal attention and interested in the outcome and satisfaction of their customers.

As smoothly as possible with tenants still in the home. RAD was available, responsive and communicative. I had them do a couple extra things which they accommodated. Any glitches were met with concern and action on their part. I will definitely use them again for any foundation work.

In the initial meeting with Russ Burdeno of RAD, it was reassuring and quite a pleasure to be dealing with the obviously knowledgeable and experienced owner of the company. (A company I had contacted earlier, a much larger, nationwide outfit, had sent a relatively green salesman who offered a slick brochure, but couldn't answer my questions about what he was proposing.) Russ showed me photos of similar work his company had done previously, and he answered every question I could come up with. Russ proposed removing and replacing the failing footing and stem walls, and supporting the new footings on pipe pilings driven deep into the ground to make the footings independent of the surface soil on my hillside property that had slumped years earlier in a very wet winter. It was impressive to see how RAD temporarily supported the two-story house on shoring pipes as the original footing was removed. The original slab had been made without reinforcing steel, and an attempt to simply repair the broken and settled section 30 years ago had failed, so Russ proposed, and I wanted, to completely replace it with a new reinforced slab anchored to the new footings. RAD suggested using an independent engineering firm to make its own inspection of the house and to evaluate the proposed work. Additional engineering inspections were then made as the work was underway and when completed. After the contract was signed and work had started, RAD offered to extend the exterior walkway that was being replaced so as to provide a nice entry stoop for a side door. This was done at no additional cost. The RAD crew was a very professional and quite likeable bunch of guys. They worked efficiently and as neatly as I could have expected (demolition is messy work). They even moved a very heavy piano out of the room having the slab replaced. When the work was finished, they moved it back! I am very satisfied with the work and the result that RAD provided.
Description of Work: Complete replacement of a badly cracked and settled slab in one room, replacement of the deteriorating and settling foundation and stem walls around approximately one-third of the house, replacement of decaying and, in some cases, completely nonfunctional post-and-pier supports under about 60% of the house, and replacement of a cracked outside walkway with drainage added to solve a chronic problem with runoff water.

It went very well. RAD was recommended to me to perform an inspection of the slab foundation of a small multi-family property and assess foundation possible solutions for a second structure, a turn of the century beach cottage. From scheduling the inspection, delivery of the inspection findings and proposals to repair some cracks found in the multifamily slab, and provide a foundation for the beach cottage, owners Russ and Diana were extremely responsive, helpful, and patient. The inspection findings, as well as the proposed remedies, were clearly and patiently presented to more than once I should add!--and my follow-up questions were just as patiently handled. I was present for the repair and met several other RAD employees, each of whom was polite and professional. we also enlisted a structural engineer through R.A.D., whose pre-and post repair inspections and assessments provided us with a longer warranty. For the work performed. The Structural Engineer who was brought in as our R.A.D.'s client, was very bright, efficient, professional, and nice. This aspect of the service involves an additional cost ($1,000), but we felt it was important to have an independent evaluation of the foundation before and after RAD's repair. The experience with RAD has probably spoiled me. In Essex County, New Jersey, where I live, we have NEVER had such a positive experience, until last week when I engaged another Angie's list tradesmen. With respect to cost, I note that we did not seek other bids for this job, because RAD came commended by a home inspector we highly respected. So, we aren't in a position to rate the cost of the repairs. But the price seemed reasonable, given what was involved. We note that the amount we paid shown here ($4,000), includes $1,000 for the Structural Engineer's involvement. Due to the extensive work needed for the cottage, we elected to hold off on the work needed for it, which is going to be expensive and extensive. But based on my experience with RAD on the above property, I will certainly use RAD to perform the necessary work on the old cottage. All round, RAD is a class act: friendly, expert, highly professional, staffed by very nice and knowledgeable people. The foundation work was just the first step in a long renovation process which was kicked off from the other side of the country. This could have been very stressful, but right away, from my first contact with RAD by phone, I had the impression that we were in good hands. And we were. One last remark: A few days after the repairs were completed, I noticed a crack on the outside of the foundation that I thought might be a concern. I photographed it and sent it to RAD. They assured me this was not significant and only associated with the slab cracks which had been repaired. But they wanted me to be completely comfortable, so they committed to return to the property to take care of this, with no additional charge to me. It was a pleasure to work with these fine people and I recommend them enthusiastically.

The Work was completed in a timely manner (7 Business Days). The Workers were Professional. I would highly recommend RAD Construction to anyone who is in need of a foundation repair or upgrade in the San Diego County Area. RAD Construction first performed a detailed inspection. I received a contract with a firm quote detailing what they would need to do. In the quote they gave me an option of just fixing what needed to be fixed or fix the entire foundation. I decided to get the entire foundation repaired. After I signed the contract and returned it to them they gave me a date and time at which they would start. The Workers with the Forman arrived promptly on the date. RAD Construction first used Hydraulic Jack to square up my house and then they set concrete forms into a concrete footings under my house.They then use treated 4x4 wood posts to go between the concrete forms and my houses cross beams and tie them in with brackets. Then the removed the jacks. They came back a few days after the concrete was poured and the piers were set to make certain that the concrete had cured correctly and that the repairs were good. The RAD Constructions workers did a great job of cleaning up the area after completing the Quality check of the repairs.
Description of Work: Squaring up my Pier and Beam Foundation of my 1957 (990 Sq./Ft.) with jacks then complete addition of piers to every cross beam of my foundation to take up load should any existing piers fail (which was starting to happen). Tying in the new piers to cross beams using brackets to bring it up to Seismic Construction code. Work was done to the entire crawl space foundation.

RAD Construction was responsive with our quote and competitive. Russ is no nonsense and straight forward, honest. We opted for pre-inspection by an engineer to ensure that the work RAD quoted would satisfy engineering requirements. The engineer came back with several items that weren't on the original quote and Russ figured out a way to keep on budget with the original quote! He could have easily taken advantage and tacked on additional costs, but he worked a few things around and made it happen. Again, an honest person. The major cracks in our doorways are gone after the work. The engineer gave it the thumbs up in post inspection. His workers were courteous and cleaned up when done. Based on the worksite "chatter", they were having fun working together and presumably RAD. All around a great experience. I would use them again in a heartbeat.

RAD did a fantastic job in identifying the problem and delivering a solution which was not only effective in eliminating the issue but also at a fair price. The floor is now level and the door to the master closes again without rubbing on the frame. I would highly recommend RAD to anyone who has foundation issues or floors which are not level and/or door frames which are not square. They can provide a quick and painless solution to those nagging and sagging problems! :-))
Description of Work: RAD adjusted the sagging floor (hardwood) in our master bedroom by raising a portion of the floor from under the home.

RAD did an excellent job and I am very pleased with their work. Their staff were prompt, courteous and efficient. All the work passed the Engineering inspection. I will recommend them to my neighbors and will use them again, if needed in the future.
Description of Work: In order to get my earthquake insurance renewed, I had to have my foundation inspected. The inspectors found that two of my concrete foundation piers needed to be repaired. RAD obtained the necessary permits from the city and arranged for an Engineer to inspect the work when it was finished. RAD placed 2 new isolated piers, 18 inch diameter by 18 inch deep, post base brackets, pressure treated 4 inch by 6 inch posts and Simpson Strong Tie hardware CB46 brackets. They also sealed exposed cracks in the interior face of stemwalls of the residence in the crawl space area by Epoxy injection. They repaired a spalled area of interior face of stemwalls by removing loose concrete and debris, cleaned exposed steel, and patched with structural mortar.
