+ -1 moreYOU WANT VARKEL CONSTRUCTION. I worked as a painting contractor for over 20 years and until recently, handled 98% of all my home improvements or repairs. Nowadays; I have a different career, and quite frankly, I’m getting old. Digging out all my tools and hanging off a ladder 30 feet in the air has lost its appeal. This doesn’t mean I’m going to let my 1.3 million dollar home investment be worked on by just any crew of schmucks. Luckily for me, I was able to see some of Varkel’s finished projects through work contacts. I was greatly impressed by the workmanship and attention to detail. When it was time for my 40 year old property to get some much needed attention, I gave Varkel a call. There is a great advantage working with a professional general contracting company. After a 20 minute walk around with the owner Ernie, we knew we needed a good painting crew, talented carpenters, and a roofing specialist. Without lifting a finger or making a single phone call on my part, within two weeks these professionals were at my door ready to work. Each of these crews showed up on time, were extremely courteous, and above all, did a fantastic job. Like I said, I was in the business. I got my own ladder out and inspected every joint, nail head, and brush cut before signing that last check. I was truly impressed with the work and was left with a home that is now the envy of the neighborhood. Thank you Varkel Construction. + -1 moreVarkel Constuction, Inc. is a very competent contractor with a surprising amount of depth for a small outfit. They handled the project very well and could have tackled a bigger job. If I were to do it over again, Varkel would be my first choice. They helped me to reach many correct decisions on subjects that required more knowledge than I had. It was fun and educational working with them. The architect and I feel that the house fulfilled our expectations and that "Architectual Digest" might consider a feature story on the house.
Description of Work: Complete demolition of old wood house, grade site and install approximately 600 feet of retaining walls with 65 feet deep pilings at 6 feet intervals and then construct a 8,900 square feet 4 level house out of steel, concrete and glass (no wood allowed). The site is on a hill side and a great deal of attention had to be paid to be in compliance with Newport Beach building codes. Many visits by geol- ogist, surveyors, architect and city building inspectors were required to sign off on the construction progress. Most contentious phase occurred between the steel fabricator and architect when the steel skeleton was being erected. An all hands meeting quickly re- solved the issues at my office. The contractor did an excellent job of obtaining competitive quotes for material and labor.The steel quotes came in at approximately 60% of budget and the concrete sub contractor did excellent work at a reasonable cost ( not only did he work with his men on the job but was very polite with his father who helped on the job site and he displayed a wonderful sense of humor when an irate neighbor complained about the noise from a jack hammer).Varkel Construction is to be commended on their tight scheduling of the subcontractors, on the excellent bookkeeping of costs and the accurate submittals to my bank for progress payments. Varkel Construction suggested many ideas that decreased the project cost and/or improved the features of the house. In turn, Varkel Construction incorporated many new ideas from my architect and me such as one foot thick exterior walls with zig zag vertical studding to eliminatre heat conduction paths from outside to inside then filled with insulation to greatly exceed Title 24 specs. In addition Varkel is now a convert to the use of heat pumps for HVAC and generating hot water. Coupled with the exclusive use of compact flourescent lighting, the monthly electricity bill is about $200.00!! Varkel devoted a great deal of effort to ensure that the three decks ( that are the roofs for the level below) are water tight and only required maintenance every ten years. Varkel did an excel- lent job of selecting the best faux rock facade material for the Tuscon style house and a craftsman as installer. Lastly, Varkel super- intendent, Bill Keller, will be missed by my neighbors for keeping the site orderly, clean and responding to their requests. He will also be missed by me for his ability to smoothly interface with subcontractors and the high maintenance owner (me).

+ 15 moreVarkel Construction stayed on top of everything through every plan and inspection including final inspections and Certificate of occupancy. They have great subcontractors and knowledgeable tradesmen who were able to give me recommendations on materials and finishes. Some of my favorite accents in my home are the custom millwork and cabinetry, walk-in wet bar, custom glass entry door, travertine floors, custom copper barrel roof, and elevator. There are so many finishes that I would need 10 more pages to describe the work. For anyone who may or may not know the challenges of building on an environmentally sensitive site on a beach lot, I can tell you there are endless choices on materials and finishes that a project like this could take forever. Varkel helped me with my decision making and worked with their subcontractors to deliver and install everything I wanted. The whole project only took about 18 months and I could not be more pleased.
Description of Work: I definitely recommend Varkel Construction, Inc for your new home construction or remodel project. They built my home from the ground up in Capistrano Beach, CA, an exclusive beach front community. From conception to completion, they were professional, timely and helped me stay on budget.

+ -1 moreVarkel Construction built our home for the previous owner, and we moved in several months after construction was completed. Since moving in, we have had several defects arise in the construction. The first was a leaking roof, which Varkel denied responsibility for. Next, the fascia began warping and pulling away from the home. We contacted the builder, Varkel, who denied responsibility, saying that the 1-year warranty that they provided to the original owner had expired. In California, by law, there is a 10-year warranty for construction defects, irrespective of who was the original owner. Therefore Varkel is responsible to repair the defects. I have filed a complaint with the better business bureau and I am taking the time to write this report so hopefully you can avoid dealing with Varkel. Finally, my neighbor ran into the framing contractor who originally framed the home for Varkel, and he was not surprised at the fascia warping. In his words, Varkel tried to rip him off by paying him les than his usual rate, so he got a subpar product. Buyer beware.
