Work completed as anticipated.
Description of Work: Hired this company to remodel the front of my house. They constructed a beautiful front porch, removed the old bay windows to the house and replaced them with french doors which open the space and added a ton of natural light. They finished their work on schedule, communication was great. Professional work.

thank you for review. we remodeled a bathroom and built back yard deck for member. as i remember its was closer to $45.000.00.for both. on bathroom there was an old waste line that had been at one time connected to a tub,client wanted this found under concrete and new tub connected to it. so we sent a gps camera down through existing drains untill we found old line which gps pin pointed location.and we then dug up floor and re run line to new tub location. on back yard deck. we added to an existing deck,which was on a very shape slope,which required three very deep post foundations ie over six feet.to be dug. after install of posts we install new beams over a span of over 36 feet.which created new deck.we then framed the remainder.layed new plywood to form floor.re installed pre existing glass guardrail system.and applied new deck floor coating over both new and old portions of deck to make new larger deck for clients. ed bourke.

All went well. We love our extra space. This was our second time using Eddie, Reggie and Alfonso. They come on time, do good work and are a pleasure to work with. They were done in a little over a week. We will use them again.
Description of Work: Re-insulate attic and provide storage area with ventilation. Removed old blown (and thin) insulation. Replace with high grade R30. Cover all with thick plywood. Nest all wiring in joists. Install attic stairs in hallway. Move hallway light. Paint attic door to match ceiling. Install attic fan through exterior stucco wall for ventilation, included thermostat and manual control. Install fan switch in hallway.

I have found Eddie to be an extremely ethical contractor, easy to work with and very responsive. This is the third time I have called him, and he has always responded promptly. His work is professional grade, and as a former (37 years) librarian, he designed and constructed a superior shelving system for my home library. I also feel comfortable with the staff that he brings into my home, and will certainly use his services again as well as recommending him to friends and neighbors.
Description of Work: Designed and installed additional custom shelves. Installed dummy wall to suspend Plasma TV.

Eddie hired very good sub-contractors for the stucco and paint. Just to let everyone know though, sand blasting is a mess, and even though they cleaned up quite well, it's a terrible mess. I am very happy with the quality of the stucco and paint jobs. Eddie was very easy to work with; he was very patient with me as I took some time to decide on colors and replacement fixtures (lights and doorbell). He also worked with me with timing - I had the house tented for termites before he began work. The only thing would recommend to him is that he get a new cell phone and/or blue tooth device - conversing over the phone was difficult.
Description of Work: Repair and paint dry rot and termite damaged fascia boards and eaves; as well as sand blast and re-stucco house.

Terrific. From start to finish Ed and his crew were easy and pleasant to deal with. Because of the nature of this job, it required Ed to actually bid the work 2 different times as the scope of the work changed after I removed a large portion of the deck to fully understand the extent of dry rot damage. After negotiating the contract details, the work was completed in about a month including all punch list detail. The first week was primarily the demolition of the remaining deck and installation of the 3 new support beams. This was always viewed as the trickiest portion of the job, and I would tell you that Ed and his team made it look effortless and the workmanship was great. From stucco and drywall repair to the actual insertion and securing of the beams into the space between the first and second story of my home, the work went smoothly. The second week was primarily my week to prime and paint all of the deck lumber that Ed delivered to me in a timely and organized fashion. After reviewing all the material and discussing with Ed the exact specifics of how the new deck was to be constructed, we determined that we needed some additional material. Ed delivered all the needed material the next day to ensure my painting was not interrupted by material shortages. The following week construction of the new deck started with the waterproofing of the 11 support beams. After that work was completed, the rest of the deck went up quickly, efficiently and exactly as we agreed. The final week was mainly cleanup of the punch list items I wanted done to complete the job to my satisfaction. I can be a little particular when it comes to detail, but Ed never questioned any of my requests, and instead delivered exactly what I wanted without hesitation. Overall, I am very happy with the end product and would highly recommend this contractor.
Description of Work: Partial removal and full replacement of a 4' x 40' cantilevered deck on the second story of my home. The work entailed the replacement of 3 large 4"x12" beams that had to be inserted back to the center support wall of my home and properly secured. Additionally, Bourke at my direction properly waterproofed the new and remaining beams to help minimize the possibility of future dry rot failure. I handled all painting and prepainted the entire deck prior to installation.

Eddie and his team (Reggie and Alfonso) were very professional and knowledgeable. They were on time and left the house clean considering the amount of dust created from the remodeling going on. All the rooms exceeded my expectations. I knew how I wanted the rooms to look once completed but was not quite sure if they would look like that once the job was completed. I was pleasantly surprised. Eddie was available for questions and responded within 24 hour on most occasions. One problem did arise during the construction. The plumbers work sprung a leak. I could not turn off the water so I frantically called Eddie at about 8pm. Reggie arrived first and then Eddie came not much later. No damage was done thanks to their quick response. Eddie at that point told me he would not use that plumber again (good decision,Eddie). Everyone who sees the remodel comments on how nice it looks and what a good job was done. I look forward to working with Eddie and his team in the future.
Description of Work: The bedroom and bathroom was total remodel which expanded into the living room and dining room. The bathroom was gutted and the bedroom, living room and dining room was a cosmetic remodel. Recessed lighting was installed in all 4 rooms. A window in the bedroom became a French door and two new windows installed where previously no windows existed.

They did an amazing job and it is just gorgeous. All they have to do is one more coat of stain and they are done. It took two and a half weeks to make the shelves but they started with just sheets of plywood. We have talked about doing something like this for years and nothing has ever seemed like it would hold up the volume and weight that we have. He has done a spectacular job with the construction and all of the workers have been spot on as far as friendliness and quality of work. It is expensive but we are going to have these shelves for the rest of our lives.
Description of Work: My husband hired Bourke Construction Inc to build a huge library for us. It has 80 inch shelves for our thousands of books.

The first 2 projects were started in parallel and daily progress was remarkable. We had decided to move out of the house for July and August to an apartment while extensive work was being tackled at our home including termite treatments handled be another company prior to these 2 projects. After observing the progress being made by Bourke Construction, we decided to get an estimate to replace our windows with energy efficient vinyl windows. The 3rd project for the vinyl windows was completed in August while we contracted with a carpet company to replace the upstairs carpet and a flooring company for hardwood floors downstairs. Overall, Ed Bourke and his crew were very attentive and responsive to our questions and routine checkpoints along the way. We were very happy to be able to move back to home on schedule in September and stay within our budget for this extensive home remodeling project. During the project, if unplanned changes were requested, Ed Bourke was very responsive via phone and/or email to provide change order estimates and professional advice.
Description of Work: 3 home improvement projects were successfully completed by Bourke Construction within a 2 month timeframe on our 2 story home in Fountain Valley, CA (5 bd, 3ba, 2500 sq ft): 1) exterior wood facia & rafter tails replaced due to termite damage; exterior painting of wood trim & doors; repair of french doors & threshold; built 1 new wood side gate; repaired another side gate; repaired leaking roof on shed; painted front double door entrance. 2) interior removal of accoustic ceilings, extensive wallpaper removal, resurfaced walls & ceilings with orange peel texture; installation of 10 recessed lights in living room & family room with dimmer switches; resized 5 closet door openings to hold standard size sliding doors; installed new entrance lighting; upgraded all electric switches & wall outlets; full interior painting except for bathrooms & kitchen; installed new wireless doorbell & new door handles in entire house. 3) installed 8 double-paned 'retro' vinyl windows upstairs & downstairs.

Found Eddie on Angie's List, was impressed by the previous reviews so I called him in to give us a quote. He arrived promptly and we talked about what I wanted the final product to look like. He was very helpful with his comments and what we should do and not do, he promptly submitted a competitive quote. While they were not the cheapest they seemed to be the easiest and most professional to work with. Reg (Eddies head carpenter) showed up the next week and proceeded to work his magic, this guy really knew his trade. His helper worked very hard and the area was always tidy and clean when they left. project took a bit longer than I anticipated there was a baby delivery mid way that took Reg away from the work for a few day as well as a delay in getting the mantle fabricated. Project took roughly 5 weeks from start to finish.
Description of Work: I had our old 1960s red brick fireplace covered over so that I could install a flat screen TV. I also had matching book cases constructed on both sides of the new fireplace. They demo part of the old brick and covered the rest with drywall and tile, the hearth was extended to meet building code. An old bookcase was removed and replaced with a paint grand MDF bookcase that could hold the AV equipment. The bookcases were painted as well as the rest of the living room. They ran new speaker wire, coax cables and new electrical outlets were installed.

I would like to thank this member for his report and for contract. To go over some of the issues,he mentions changes slow down project they do and he changed the position of TV two times. Also he changed,tile for hearth,tile for fire box surround,and added painting to entire room. Regarding time to fabricate mantle mantle was an added item. I spent four hours with client going from store to store to obtain granite for mantle,free of charge. The granite then had to be fabricated which is perfectly normal practice. I also pick up and installed mantle at no cost to client. Regarding 3d cad,I am currently looking to that and thank him for suggestion. ed bourke. bourke construction inc.

We received quotes from several contractors. While others wanted us to spend money on architects up front, Eddie was willing to work with our dimensioned sketches and have professional drawings made up only if required by the city. He never pressured us into anything and always put us at ease. He pulled all permits and worked with the city inspector with no problems. He referred us to Fine Finish (Orange, CA) for our windows, and they turned out beautifully (cost of windows not included in above total). Eddie is a carpenter and does a lot of the work himself. He is not an "absentee supervisor". Any problems that come up, Eddie deals with immediately. He was willing to try anything we asked of him (as long as it was to code), even if it wasn't the easiest way. He did not try to rush the end of our job to move on to other work and did not accept his final payment until the last detail (on a list we made) was taken care of. And he has a cool English accent. ;-) Eddie's head carpenter, Reggie, is a true craftsman with a great eye for detail. He custom made our interior window molding exactly to our sketches and did a beautiful job threading water pipes through our infrastructure so they would be hidden. He also shaped our arches perfectly from a rough sketch. Alfonse worked incredibly hard every day doing demo and digging trenches. The work site was kept clean (there is always some dust) and safe throughout the multi-month job, and my wife and youngest child were in the house every day. The subcontractors Eddie works with (paint, stucco, sandblasting, major electrical) all do great work. There were never any financial problems with payments to subcontractors. Changes and additions we made to the job were handled smoothly. Everyone on Eddie's crew is polite, considerate and hard working. You feel comfortable having them in your home. We would often leave and let them lock up when they left. We love our new house!
Description of Work: We wanted to change our house's style from 1960s Mediterranean to 1920s Classic Hacienda. We asked for a faux-adobe rounded stucco edge on the exterior of new true divided-light windows and doors and custom wood molding on the inside. We also wanted to change our egg-shaped arches to something more rounded. We also re-stuccoed and painted the entire house. Incidentals were a tricky re-routing of our water main and a difficult electrical installation for a lamppost which had been set up by prior owners without any sockets or wiring. We also had some general repairs to make in preparation for painting.

A description of the work was sent to the Contractor (Bourke Construction, Inc.), who bid on the pantry and broom closet portions of the project using the project description. The Contractor subsequently visited the property for the purpose of obtaining the information required to bid on the other portions of the project. One item could not be bid by the Contractor, and the Contractor's honesty was much appreciated. The Contractor's bid came in approximately 26 percent less than a competitor's bid. One portion of the project called for wiring of audio visual components across the room. However, the wiring proved to be impractical to install, and so a change to the work was made to make the work practical to construct. The change in work stayed within the budget set by the Contractor's original bid. Another part of the work entailed installing a new electrical outlet. The Contractor initiated a change to the location of the electrical outlet that improved the project. The Contractor completed the work very quickly. The work was completed over four days.
Description of Work: Built a pantry (an addition to the kitchen cabinetry). Remodeled a wet bar into an audio visual cabinet and broom closet. Installed kitchen backsplash. The work mostly entailed cabinetry with some electrical wiring and installation of glass tiling (kitchen backsplash).

Everything went very well. Their quote was very competitive, and they got the job done quickly and with a minimum of hassle. I appreciated Eddie's laid back approach. Some minor surprises came up during the job (they discovered more water damage), and the workers did a good job of consulting with me and Eddie about them, but also took initiative to make sure the job kept moving. This led to a slight increase in the cost of the job, but the increase was very reasonable. They gave me more than we'd agreed to in the contract, including some extra paint and an extra ornamental beam stub.
Description of Work: I had some water damage on the outside of my house. They replaced some fascia boards and ornamental woodwork, and repaired a trellis. They also replaced some rain gutters.

They listened well, gave us a competitive price and then walked us through the process and helped with obtaining permits, etc. They showed up on time every day and communicated throughout the process. They matched the style of the new room to our existing rooms so it didn't look like an add-on. It fact, they built a beautiful, high-end, high-quality room. Reggie is an amazing carpenter who worked hard the entire day -- usually with an assistant -- and was very pleasant to deal with. We have all heard horror stories about how stressful remodeling and home construction can be, but that wasn't the case with Eddie and Reggie. They made it run very smoothly. They didn't leave a mess. They went out of their way to be helpful and were the kind of people we didn't mind having around the house.

The work was performed timely, they are very prompt in fulfilling their commitments,prompt keeping appointments and considerate of the homeowner being home while the work is being performed. The quality of the work was very good. I highly recommend them for any size job. I am using them again for more major projects than the windows and doors, the deck on a hillside, as well as a general checklist of repairs and improvements I need in my home.
Description of Work: Ed Bourke and his team installed windows and doors and are preparing to build a deck, repair cracks in stucco and various other projects as a result of major foundation work done which included raising one side of my home 6-1/2 inches.

The work went well. Eddie discussed the details and asked me to make all important decisions up front. There was only 10 days in which to complete the work, so we scheduled activities carefully. The only activity that deviated from plans was that Eddie did not check for one of the emails I sent him on decisions for the final phase (as we had arranged earlier), so we lost one day of painting and priming. However the painters made up for the time and the walls looked great even with one less day.
Description of Work: Extended water piping, drainage, electrical to a garage wall that they then framed and finished, primed and painted. This was for washer/dryer hookup. Spackled other existing holes in garage walls. Added flexible ductwork to HVAC in attic. Painted 4 rooms and BBQ grill pit outside. Fixed exterior stucco where there was water damage.

I contacted Bourke Construction to replace the balcony railing, re-build the kitchen cabinet flooring, and replace the garage door. When they started the job, I casually told them I had a plumber coming out to install the kitchen faucet and disposal and replaced the shut-off values throughout the house. The foreman in a friendly manner said, "We can do that! We do it all the time when remodeling homes. So, I agreed and saved significant amount of money compared to the plumber's quoted price. When they began work on the balcony, I asked that they check its structural support and flooring for safety, and they discovered that most of the wood suffered from water rot even though it was only visible on a few of the pieces of wood. Their method for finding the rot was to drive an ice-pick like tool into the wood and unfortunately it easily penetrated the wood indicating rot. The need to completely rebuild the entire balcony and to do all the plumbing resulted in an additional $8,000 in cost up from the original $3,000. But it was money well worth spending. We now have our balcony back and are confident in its safety, and we our enjoying our new kitchen fixtures/disposal. When the job was complete, they asked me to look at what they did and let them know if there was anything I wasn't satisfied with and they said they would fix it. For example, I saw some missing paint on one of the balcony supports and they immediately painted it, and there was also a catch in the lock on the new garage door knob that needed fixing.
Description of Work: Re-built and painted 2nd story balcony structural support. Replaced 2nd story balcony flooring and railing with Trek. Re-built kitchen cabinet flooring and installed kitchen faucet and disposal and replaced plumbing. Replaced exterior garage door. Replaced the hot and cold water shut-off values for sinks. Removed trash compactor and finished the resulting space.

Eddie is a great guy. He provided an estimate and stuck to it. He arrived daily and on time. He also kept me apprised of the progress. He provided me with a home improvement contract along with his insurance. Frankly I was shocked, since no other contractor I had ever worked with was so upfront. When the job was done he said he wouldn't collect the final check until I was completely satisfied. Eddie and his crew did a great job and I would highly recommend them to family and friends.
Description of Work: Bourke demolished my patio deck and rebuilt the entire deck.

I contacted Eddie through a friend's recommendation. He called back promptly and I told him I wanted to build a 2 level deck out of trex and to redo the back yard to take advantage of a view. He understood what I was trying to tell him and we made an appointment for an estimate. He and his crew chief were able to help me both in design and in using appropriate materials. They were able to listen to what I said and be creative enough to come up with a solution several times. They arrived when they said they would and completely the job to my satisfaction. If I was not pleased with the way something turned out (design wise) they were very cooperative in changing it for me.
Description of Work: Eddie and his crew built a large trex deck and redid the back yard as well as general repairs to the house itself. They were efficient and did quality work as well as responsive to my needs. They were considerate and were careful not to let the dog out and cleaned up after themselves daily. I highly recommend Eddie to anyone needing any kind of construction or remodeling.
