1 Day Home Appraisal

Description of Work: We called around for a back-dated appraisal on one of our rental properties, Bob's rate was the lowest $450, and he told me that he had done over 4000 appraisals in the last 10 years. Sounded a bit high (400 per year?), but we gave him a shot. He showed up at the property for a few minutes and said he would do a full appraisal within 3 days. After we paid him $300 (and then another $150 which he did not accept), he called and saying he would not be able to do a full appraisal because he would be going out of state to do a one-month appraisal on a 31 unit property?! He then proceeded to send us a MLS generated search (the Realist report) with 8 comps as the final product of his service. This is a MLS search where you simply put in the criteria (date range, property type, location, distance to subject property), and the system generates the comps for you in an automated fashion. Any realtor can run this kind of search within 5 minutes. When I looked at his computer-generated comps, the first comp showing up as a lowly valued short-sale, which is also in REAP (a house with cited violations that could not collect any rent). I was very disappointed at that point as Bob took our $300 and simply ran an MLS search for us, and he did not even bother to exclude Short-sales and REOs from his search?! Our triplex property is collecting $6,000 per month in rent, how could he comp it to a short-sale property which can not even collect rent?? When I questioned him about this comp, he said his "opinion" is final. Obviously, common sense and professionalism is not in his "opinion". I do not feel Bob is a truthful person, I do not know how much he told us was actually true. Do business with him at you own risk.
