The application process was relatively smooth, and the service was quick and responsive through the approval process. The loan officer was very communicative, and made me feel like a valued customer. He was a good salesperson for his firm. The surprises came when a) they sought $400 for an appraisal, b) the rate changed slightly, such that points were required to obtain the agreed rate, c) I was contacted after final approval, on the expected funding date, for additional information related to my HOA, which was apparently going to hold up funding and d) they funded a day late, and took several extra days to payoff the existing liens -funding should have been on the 4th business day following funding, as was written on the settlement sheet. When 4 additional business days had passed without my liens being paid off, I contacted the loan officer and was advised that the loan had allegedly not funded until the 5th business day (a Friday). My liens were not paid off until the 3d business day following that, costing me an additional, and unnecessary, 4-5 days of additional interest on my existing loans. No credit was given for the extra day before funding to my knowledge. I have no complaints about the necessity of or the price of the appraisal, though $400 is on the high side for a large volume lender, in my experience. My complaint is the 'bait and switch' in terms of 'no money up front; most other lenders use the application fee to pay the appraisal, in my experience. Communication from the closing department was weak, and relatively impersonal, brusque and I felt taken for granted. My availability for closing on the day they intended was assumed, before any communication with me. Settlement was handled by a 'roving notary' who was punctual and quick but completely un-knowledgeable.
