The bottom line here is that Bay View did not own up to their workmanship issues, and stand by their work. This is even after three other professionals confirmed that their services were the ultimate cause of additional dry rot in our chimney. Please read below for the details. Initially the work seemed fine, as Mr. Clark was prompt, professional, and the work appeared to be performed correctly. However, 7 years later, upon getting our new roof installed, we found some glaring workmanship issues that caused dry rot, and additional work/$$ to finish the roofing job. I asked Mr. Clark to assess the work, and we could work together to decide if this might be due to some issues with the workmanship. Mr. Clark declined to stand by his work, stating the following: - "The work that Bay View Builders performed at my residence was limited in scope to the removal/disposal of existing siding and replacement with plywood siding in preparation for stone veneer. - The scope of work did not include design or engineering. - The damaged areas were removed and disposed of before Mr. Clark was contacted and therefore he was not able to see the damage himself. (the roofing owner) indicated that the dry rot was on both the left and right sides of the fascia behind the gutters to the left of the chimney. This indicates that the gutters were not properly maintained, which caused debris buildup and flooding in the gutters, creating the dry rot. - The standard warranty for defects in materials or workmanship was two years at the time this repair work was completed in 2005. It had been seven years since this work was completed. " At this point I decided to dig deeper with my General Contractor, and the owner of the roofing company (25 years in the business), to better understand whether Mr. Clark's assessment made sense. Both of them determined that 1) the flashing installed by Bay View did not seal the area well enough, and was not long enough, on the left side of the chimney to withstand the rainy seasons we have in our area, and 2) there was no tree debris or gutter issues that would cause this dry rot issue. The roofer told me that the flashing on the right side of the chimney was long enough to make a difference, but in his professional opinion, the flashing on the left side was too short. It is also his (and my) opinion that the scope of work should inherently imply that the work should surely withstand more than 7 years. To be clear, there is no question both the GC and the roofer's minds that the failed protection and dry rot on the left side of the chimney was due in any way to improper gutter maintenance causing flooding/debris buildup. As homeowners, the customers are not experts in the field of dry rot removal and sealing areas in preparation for rock chimneys. To quote Mr. Clark's scope of work: ?Remove and dispose of siding at entry elevation chimney. Provide and install ½? plywood and prepare surface for stone veneer. Install roof to wall flashing and step flashing and paper. Prime plywood.? I didn?t think I?d need to dig back into the chimney after 7 years to do this all over again. In Mr. Clark's very detailed four-page agreement sent to me in his 2005 proposal, nowhere does it reference that the standard warranty for his workmanship to be only two years. I would hope that preparing a chimney surface for a rock covering would last much, much longer than two years for his customers! Regarding Mr. Clark's point ?(the roofing owner) indicated that the dry rot was on both the left and right sides of the fascia behind the gutters to the left of the chimney. This indicates that the gutters were not properly maintained, which caused debris buildup and flooding in the gutters, creating the dry rot.? As mentioned above, the roofer was clear that the dry rot was due to improper flashing installation, not gutter or tree debris issues. I had the work performed by another company, and the stone masons did re-rock a portion of the chimney where the new dry rot had emerged due to Bay View's workmanship issues (mainly the flashing being too short, which by the way the stone mason also agreed was the issue). I had asked Mr. Clark to pay for the removal and re-application costs of the rock that the stone mason would be performing/charging, and to pay for the dry rot replacement of the plywood at the chimney (including plywood costs). I did not ask Mr. Clark to pay for the re-installation of flashing. (the roofer took care of that as well as a new cricket chimney saddle at my expense). My total cost was less than expected (around $400, due to the generosity of the roofing company (Agape) and the stone mason reducing their hourly rates for the services performed). It is for the above reasons that I cannot recommend Bay View Builders. It was a shame that the company wouldn't stand by their work. For roofing/flashing/stone masonry preparation, I would find a different source other than Bay View. Mr. Clark is a nice man, but this experience was in the end a disappointment.

Provide and install 1/2" plywood and prepare surface for stone veneer. Prime plywood.
