Paul Filson our inspector, was kind and professional when he was there to do the work. Responsive, on time and everything seemed great. When we received the report, it all looked on the up and up. I understand that the inspection is not a guarantee, there are limitations and that the goal is to provide a better understanding to make a better decision. However, a home inspection is all about the details and it is my opinion that a very good home inspector finds everything down to the tiniest detail that the eye can see. There were small and major details that were overlooked by Siftar Property Inspections that we have now discovered and it would have made a big impact on our buying decision or at least negotiations with the seller. I am disappointed in the level of detail in our report that has now led to bigger issues and is a nightmare to deal with after we bought the house. A few examples of what was missed: - The kitchen counter tops were not level, not even close, the entire counter was bowing and off by 1-inch. They were off by an inch and the countertop was bowing and would have cracked in a short period of time.The kitchen cabinets were not level at all - Bathroom counters, 1/4 inch off level and sloping downwards so water pools at the edge of the sink - Bathroom faucets too short for the sinkNo electrical outlet on the kitchen counter peninsula which is more than 4ft off the wall - not to code - Doors, drawers and windows that stick when opened - Kitchen cabinet doors were not secured properly, as a result one came off the hinge and crashing down - A/C Wall Unit not installed properly and actually embedded into the drywall so the service panel cannot be opened. - New roof shingles done by the contractor were just nailed on top of old shingles - Did not noticed that the front door didn't have weather stripping - Did not notice that there was dirt/ground touching siding of the house which has caused foundation movement and cracking in the walls To add insult to injury, I emailed the owner Paul Siftar TWICE, and my real estate agent expressed our dissatisfaction and I have not yet received any acknowledgment of my emails or any response. I find this to be incredibly unprofessional and rude. I cannot recommend Siftar and my agent will no longer be recommending them because (1) lack of response and professionalism, and (2) because they just missed so many obvious things that were wrong and are now the cause of major issues.

I am finally able to tell my story. I purchased a home back in September 2009, but had an inspection conducted by Mr. Siftar prior to the close of escrow in August of 2009. My agent at the time said it was lucky that we were able to retain Mr. Siftar because I had to retain him at short notice. Being that this was the first hosue I purchased, I was very eager to make sure that my offer for the home was reasonable, and therefore I wanted to be very careful and point out any problem areas so that I can negotiate the price lower, because I'll have to fix the problems later. At first Paul was nice enough to let me tag along with him and he showed me some areas of concern. But, as I followed him I started pointing things out that were problems and asked that he put them in the report so that I can point them out to the sellers. However, after the report came out I noticed the areas that I pointed out were not mentioned in his report. Furthermore, when I asked him later to add the missing items in his report and to include an estimate of how much it would cost to repair, so as to help me in negotiating the price of the house, he told me that he would revise the report (but, he never did) and he told me that I could go to the library and look up the prices of repair myself. For a professional to tell a novice like myself to find the price of repairs is not only inefficient, but unprofessional. So, he essentially told me to take a hike. I was very dissappointed in my experience with Paul. My friends have told me their inspectors were very detailed oriented and pointed out all problems with their homes, to help them negotiate a better price for their houses. But, with Paul he not only ignored my request but also insulted me by telling me to do the research myself. I truly do not understand why he took that attitude with me. Nonetheless, even not taking his attitude in account, I would not recommend his services because he does not provide comprehensive inspection to counter the sale price of a home. I would prefer working with someone who not only is detailed oriented, but provide services that will ensure that all problems are revealed prior to the purchase of the home. In conclusion, because of Mr. Siftar's failure to conduct a detailed inspection, I have spent additional money on repairing a slanted floor, rebuilding a pergola that was not properly constructed, redo plumbing in the bathroom, and repair the garage floor that tends to flood during rains. I wish I had hired a more professional and detailed oriented inspector, then I probably would have been discounted more on the house.
