Ricardo came to the house right on time, took a look at everything, and gave us plenty of options in terms of choosing rain barrels or rain chains, if we decided to go that route. He was helpful in recommending that we buy our own rain barrel off the internet, as it would be much cheaper. We felt the bid was great, compared to the other ones we got. The only issue we had was that the bid came in over a week after he had come to the house. If it had come in sooner, we might have been more inclined to go with them.
Description of Work: Re-hang rain gutter, replace 8-10 roof shingles, remove all rain gutter debris. Seal flashing for a bathroom vent.

My roof leaked in a specific section that I identified in my attic. I called Chandler's after seeing them on Angie's List, and they were very responsive and professional. I liked that they were willing to negotiate on the price, which was originally quite high, and they agreed to extend extra potential service visits because I was worried about potential new leaks that might not show up until it rained several times.

I found Chandler's Roofing on Angies List and hired them to inspect and work on two properties, a four-plex and a family home. They were prompt, efficient and reliable. They totally cleaned up after themselves. My tenants were alerted to the schedule of roofing work and they hardly knew anyone had been around. Their recommendations for repair were reasonable. I'll be calling them again for maintenance work, too.
Description of Work: Roofs on two properties needed a thorough inspection and recommendations about repair and preventative maintenance. The downspout and drain of one back roor needed to be moved and lowered to prevent excess standing water. All downspouts and gutters needed cleaning. Missing roof tiles needed to be replaced, an issue reloevant to insurance coverage. Roofers needed to be attentive to parking issues relavant to tenants.

Ricardo was the contact person and evaluator; he did this work well, was knowledgeable, and answered questions and concerns. We were forewarned that the removal process would be very messy both around the house and from small debris falling through the cracks in the exposed wood. The take-off crew worked well and were very careful to pickup debris and nails around the house. Yes, there are always a few nails that get away from the eye and magnetic collectors. The roofers worked efficiently and in a timely manner.
Description of Work: Remove and replace asphalt shingle roof, down to the wood. Purchased GAF roofing materials with lifetime guarantee, transferable to any future buyer.

We needed a re-roof for our 2-story house, with a total roof area estimated by me at 2600 ft^2. (This was later corrected to 3100 ft^2 by a number of the estimators who were employing an overhead imaging app). The pitch of all roof panels is 9/12. I?ll report my overall experience with Chandler?s and, at the end, offer some novice advice FWIW to those who may be new to roofing. I pursued six local roofing contractors in the greater south Los Angeles area, all selected from the list of Angie?s highest rated firms. The bid prices ranged from $15.5K to $26.0K, the lowest being discarded. The next lowest bid was Chandler?s at $18.4K (including an Angie?s list 5% discount), and based on the low bid and a lot of looking at projects in the area listed by all six of the bidders, I selected Chandler?s. The project manager assigned to the job was Ricardo Diaz, an amiable and knowledgeable young man. His crew chief was Miguel Hernandez, also a pleasant individual who inspired confidence in the way he supervised his crew; he also put in a lot of hard work himself. The job was begun in mid-October and required two weeks to complete. It consisted of (1) tear-off of the original shake shingle roof, (2) OSB decking and underlayment placed over the skip sheathing, (3) replacement of all metal (edges, chimneys, valleys, etc.), (4) installation of six dormer vents, and (5) fastening of the shingles: ?CertainTeed Presidential Shake TL?. I requested that the CertainTeed shingle instruction manual segment for fastening be included as part of the contract - and this was obliged. I couldn?t be more pleased with the results. It?s a great-looking job with the shingles properly aligned and the metal and dormer vents painted to match. There was some damage to the patio trellis; however, this was quickly repaired by Miguel to my satisfaction. In addition (a common problem with wood structures close to the beach), there was quite a bit of termite damaged wood: rafters and some fascia. The charges for these ($2400) were consistent with those bid by competitors and were properly stated and delivered on as detailed in the contract. The wood replacement work was described - and photographed by Miguel via his iPhone to aid his explanation ? and appeared to be properly done structurally. AND NOW A CONFESSION: I got a heck of a deal. The next highest bid was $1000 greater and the next $3185 greater still. Apparently, I appeared so confident about my erroneous roof area estimate, it was inadvertently employed by Chandler?s for their bid ? instead of the usual overhead imaging app referred to above. Thus, their bid was estimated to be (and I believe, after scrutiny it?s correct) $3400 lower than it should have been. Based on the next two highest bids, we settled for an additional $1.5K over the $18.4K bid price. Please don?t think that I?m writing this review only out of appreciation for the fact that it was such a good deal. Yes. It was and yes, Chandler?s was most accommodating in the final settlement. But, beyond my appreciation for the comparatively good price, I?m very pleased with the results. Some advice: Spend 6 to 8 hours getting up to speed on the terminology and the tradeoffs. A manual on home improvements is a good place to start. Also, there?s plenty of good advice and discussion of pros and cons having to do with construction choices to be found on the internet, especially the blogs used by roofing contractors. One of the tradeoffs I found most difficult to resolve was whether or not to use ridge vents. There?s plenty of contractor opinion on both sides. A tradeoff which appeared to be related to this is the use of OSB decking. Let me explain: OSB-versus-plywood is another area in which there appeared to be plenty of controversy among contractors. I opted for OSB as the better choice with an important caveat: trapped moisture is death to OSB. While this is not much of a problem in the southern California coastal climate, it is something which should be studied by anyone needing a roof, or a roof repair, in a snowy, wintry climate location. Now, the relationship with ridge vents. Further study of the contractor blog posts drove home the point that ridge vents are the new way and they work fine ? but not all contractors agree. My ?take-away? was that they need to be installed by a contractor who knows the product offerings and is experienced in installing them. Right or wrong, I reasoned that if they weren?t installed properly we might have moisture leaking in and that wouldn?t go with the OSB. So, near the end of the contractor selection process, I changed from ridge vents to dormer vents. Ricardo had a different opinion. He stated than when he re-roofs his own house, he?ll use ridge vents. Thanks to Angie?s List for enabling us to concentrate our search on the best roofing contractors available in the area - and thanks to Chandler?s for a very good looking re-roof job. I highly recommend Chandler?s Roofing, Inc.

Do get three bids and try to compare apples to apples. This was a very hard process. Don't wait until your roof is so bad to repair. Our board put off roofing and we are now paying for rotting wood on facia's, etc. Chandler made a great presentation to the roofing committee. Ask and you receive. Work with the owner of the business. Other bidders were just "salesmen" and talked too much and promised "whatever you needed" to get the job. We are experienced enough to know they couldn't keep their promises. Ask for good pricing, it is a tough market out there, margins are low, but there is still room to move.
Description of Work: We received 3 bids and chose Chandler due to their, knowledge, professionalism, and product. We are a condo association and we were looking for a product that would provide a great warranty and service with just one company, Chandler offered that for us. Price was not the cheapest, in fact Chandler was the most expensive. We were looking for long term results and we, the roofing committee, felt that Chandler provided the most comprehensive bid in a timely manner. They get kudos along just dealing with the HOA Board! Though the project is only half done as we have 50 units, I can highly recommend Chandler's Roofing, Inc.

We had 5 Angies List contractors talk to us and give bids. As each one came we learned more and more about how they might deal with our old buildings which had multiple problems of neglect. After we studied all the bids we narrowed it down to HALO and Chandlers, both the top cost bids. All bids were emailed to us except Chandlers. Daniel delivered the bid and took time to explain the whys and wherefores to us. This put Chandlers at a definite advantage. HALO was unable to start the job soon enough so we went with Chandlers. We realized that the costs would rise above the original $20,000. bid as problems were uncovered. As the job went on over three weeks many problems had to be dealt with. Daniel, the project manager, was there almost daily to discuss the problems and options of solutions. We were there at the house daily and appreciated being involved in the discussion. We also asked to be able to paint all the new lumber before they installed it. They allowed this. Here are the reasons we felt we chose the right company: -Chandlers has been in business 70 years. We came to appreciate the value of a long-standing company. They will be there to honor their warantees. -They have workers with a long history with Chandlers. They have many skills. They were the only company who had the skills to remove and reuse the original Spanish tile. Miguel and Francisco were excellent on-site bosses. -Workers were quiet, neat, friendly. Cleaned site up each night. -We liked that they used USA-made GAF products. -As the job progressed we were very glad of our choice. They had the knowledge and skills to deal with all the problems. We highly recommend them.
Description of Work: A 1928 small Spanish bungalow with a long-neglected roof. Small house with detached dbl.garage. Attached to garage are an office, workshop and large covered patio. The roofs on all buildings were stripped of all old roofing. Original Spanish tile removed and saved to be reapplied. Five layers of roofing removed from flat roofs. Asphalt shingles removed from patio. Then plywood, rafters, facia boards, were replaced as needed. They installed a solar roof vent, vents from bathroom & kitchen fans. And finally they installed new gutters/downspouts.

The quote was completely out of the ballpark. I got quotes from 6 roofing contractors for a tile relay and redoing flashing, etc. and building a curb to replace a skylight. Chandler's bid was more than $12,000 higher than the highest of the other 5 bids and $16,000 higher than the average bid. I compared the bids carefully, item by item, and did research on materials and methods. I could see no reason for the price compared to the bid that I selected. Chandler included 30% tile replacement in its bid. Other contractors, including the one that did the work, said I didn't need that many tiles replaced. The price was the only negative part of the experience. The people I dealt with (Blake and others) were professional and pleasant.
Description of Work: None performed. Bid was not accepted. The service date is approximate and represends the estimate since no work was performed.

Re-roofing, particularly tile roofing, can be quoted with many different variables which affect price. Type of tile, underlayment, accessories, metal, lumber, etc. all can greatly impact the cost of job. On top of that, warranties, difficulty factor, access, tear-off and quality of install crew all play a part in costing a job. When all of those details are figured out and we have a complete estimate, we always like to sit with our clients to review the bids they have and ensure they are comparing apples-to-apples. The end result being that we always promote the best and safest roofing system first, with the strongest warranties for you... the homeowner. It is then our job to ensure that the best, highest quality workmanship occurs for your re-roof and unfortunately... that doesn't always make us the cheapest. The devil is in the details, particularly with a tile roof. We wish you the best and please know our door is always open in the future.

The tear off was the problem with no forewarning of the amount of debris that would be released. A tarp was offered when the subcontracted tearoff team arrived, but there was not enough time to throroughly protect the garage contents. I was able to clean up, but it was a lot of unnecessary work. There was some spillage on the new clay roof tile, but they cleaned it up obligingly when it was pointed out. The crews were pleasant and left the areas around the house clean. The torch down phase of the underlayment is very important and they did it thoroughly.

Our job started a few days later than originally scheduled due to a material supplier delay. Chandler's kept us informed and started the job promptly on the rescheduled date. All phases of the job went well. The crew was courteous and friendly, taking great care to prevent any damage to landscaping from the construction and the associated debris. They covered outdoor furniture and cleaned at the end of each day's work. I highly recommend Chandler's Roofing and their IB Roof System.
Description of Work: Chandler's removed our old rock/asphalt roof and installed a new white roof using the 60 mil IB Roof System. They repaired all damaged wood, installed a 2" form insulation and repaired skylight seals and gutters. City inspections after the old roof tear-off and at job completion found no defects in their workmanship.

1. The salesperson was super patient. As an engineer myself, I would have liked to get complete spec information about the roof and gutter materials. It took me a few times to get some of the information I wanted. I think it is more the case that I am very interested on the spec info more than other customers. It is also the salesperson is not very technical. For some of you who are very technical oriented like I am, I would suggest asking those questions from the salesperson right from the start. This may give you an option to change the materials to your desire. 2. The worker were very good. They finished slightly ahead of schedule. They kept the place very clean at the end of the day3. I believe their basic price is very good. I was quite particular and request some modifications to their products and procedure, hence an increase in cost.They did honor the 500 dollars coupon, which was nice4. I would definitely go with them again.

Perfectly. Chandlers' has a reputation for performing the highest degree of craftsmanship and they most certainly lived up to that standard.The request for estimate was prompt and the salesman arrive with all literature and samples to make a decision on the spot. The crew was exemplary. The work was finished on time. I could not recommend them more. They were the only company from which I requested an estimate, but their reputation and presentation were so impressive that I made the decision on the spot. I do not know if they are the cheapest, my gardener's cousin probably done it for less. But, the quality of workmanship would certainly have been more important than the extra cost. I would unqualifiedly recommend them.

When they cleaned the gutters, they clogged all of the downspouts. They stated that cleaning the downspouts weren't part of the maintenance. I then had to contact someone else to unclogg the downspouts, which cost me an extra $500. They did the roof well but they didn’t follow up and do a complete job. . I was very upset and I felt as if they took advantage of me. I would not use them again.
Description of Work: They completed maintenance work on my roof. They replaced 100 tiles and sections of the facsia. They also cleaned the gutters.

Our records reflect that you were very happy with the work that was done and expressed no "unfinished" details. It was highly recommended that your inboard gutters and downspouts be replaced as we discovered in replacing all your facia that the gutters were shot and leaking. The facia work and tile repair came out beautifully and our Project Manager's notes reflect that a thorough gutter cleaning, including downspouts was done. We are not sure if there is a confusion in "snaking" your downspouts or "replacing" a downspout as these were options presented to you, as well as replacement of the inboard gutters which we highly recommended? Needless to say, please expect a call today from our Manager to discuss these concerns and again, we are very sorry for your experience.

Great experience on a re-roofing job. Blake, Erica, and the whole crew were very helpful and responsive to questions. Blake was always available to answer questions as the work progressed. He provided large samples of the tiles to see the true color versus what the pamphlets showed. Erica was right on top of things, promptly sent emails and made phone calls to keep us informed. The work crew was very professional and thorough, not only on the roof but also cleaning up around the property (and the garage !!). There were no interruptions - they worked this job every day, from start to finish. Great looking roof. Couldn't ask for a better company to deal with.
Description of Work: Complete re-roofing for our house with attached garage.Removed old wooden shingles, installed new GAF Timberline HD composite shingles with all the items that go along with that (new plywood, protective covering, etc.)

When I called to schedule an appointment to get the initial estimate I spoke with a friendly woman named Siri(sp?). I was able to make an appointment within 2 days and the estimator was named Pedro. He was younger than I expected but professional and very knowledgeable about roofing. He inspected the roof and we sat down for a conversation about the options. I work in a technical field, but this was my first visit and I had a lot of questions. He was patient and answered all of them. He brought samples of the materials for the flat portion of the roof as well as different shingles (of varying cost and quality). In my nieghborhood there are many houses/duplexes that have red clay tile roofing and we discussed this as an option as well. I mentioned that I had no insulation in the attic so we discussed what could be put directly on the roof, but it seemed that cost and value pointed to a "blow-in" solution for the attic. He included an estimate for this as well. He had an estimate ready in two days and even came by in the evening to work with my schedule to go over the options with me. I believe he thought that I wanted to see as many options as I could, but in the end, the initial esimate was a bit lenghty and might be confusing to some. There were 3 different roofing material options for the flat part and an optional warranty. There were 3 options for the sloped section and an additional extended warranty for this as well. There were options on the wall surrounding the roof on the flat section for tiles or metal with additional costs for either. Painting of the metal was extra (and not inexpensive), but I would have a painter do this separately. I was given the option to do the flat part separate from the sloped with a discount if I did them both at the same time. The estimate was only for 2-layers of roof removal and a single vent, did not include wood repair but it was estimated at 5-10% of the total and sheeting on the sloped portion would be an additional $1K. Of the four estimates I received this was the second from the highest for roofing. I was given more options than the others for better roof material and the option for extended warranties for up to 25 years depending on material choice. The insulation estimate was double the quoted amount for two independent insulation companies. I would recommend using a speciality company if you need insulation. I didn't use Chandler's because of the higher price and I didn't want to purchase extended warranties or use the best materials out there. If cost is not so much a factor and you are the type of person that tends to get "the best" with the idea of not having to worry about it in the future then Chandler's is worth a shot.

My level of satisfaction with Chandler's Roofing is absolutely off-the-charts great. It began with Ricardo's prompt visit/estimate and knowledgable recommendation for a high-tech integrated roof membrane I had never heard of to replace my worn-out roof. And it continued throughout every aspect of the project. In a word, the performance of Chandler's Roofing was superb. It was a 4-day job, performed by true craftsmen who took great pride in their abilities. The crew arrived on-time every morning, performed their tasks with impressive skill and care and teamwork during unseasonably hot weather, and cleaned up neatly and thoroughly at the end of every afternoon. They also answered all of my tedious and unsophisticated questions respectfully and patiently. The entire job was completed on-time and on-budget. Honestly, this was one of the very few experiences I have had as a homeowner where I can say that these professionals treated the repair of MY home as if it was a repair of THEIR homes. Brian Hicks, the owner, deserves great credit for building such an outstanding culture of competence and customer service among his employees. And that's not all. After the job was done, I began to receive e-newsletters from Brian with helpful tips about roof maintenance and repair. Which brings me to why I waited 4 months to post this review. Yes, the work was performed beautifully, but it's a ROOF, and one does not know if it keeps the rain out until it actually RAINS........and not just once, but a few times. So I intentionally postponed writing this review until after the rainy season to be sure that I could say without any equivocation that this roof replacement project has been a complete success.

I obtained 3 bids to re-roof our house. Chandlers were not the cheapest, but they presented the Cadillac of options and products in a most professional way. They were the only company that suggested that we could put insulation on top of the roof and under the shingles so making a considerable difference to the temperature conditions in the living/dining room with the open beam ceilings. They also suggested the skylights in the kitchen and down a very dark hallway. These are dome skylights and have made a HUGE difference. They worked well with the plumber who came to remove the old water heater and therefore one of the chimneys was being eliminated. The job took 4 days, they were extremely professional, polite and considerate. Every night they would go round the driveway and make sure there were no nails for the car to run over and the site was clean and tidy. The project manager was there every step of the way and the company director came by every day to check in with me. I felt I had made new friends. All the crew were professional, experienced and willing to go the extra mile. I chose Chandlers based upon their reputation, their presentation and commitment to customer satisfaction. I was not disappointed and would recommend them to anyone.
Description of Work: Obtained city permits. Removed concrete tile roof and any plywood sub roof that was not up to standard. Replaced rotted plywood, 4 rafter tails. Installed 3" insulation on East facing slope. Installed GAF Grand Sequoia Shingle roofing system and 2 skylights.

They were supposed to send me an estimate and they did not do that. I chose not to go with them because someone else recommended a different roofer. They were very professional. When they came out they got up on the roof and measured everything. I needed a spark protector for my chimney and I couldn't find an oval one to fit my chimney and they said they would be able to make me one.

Blake, our estimator was at your house the day after you contacted our office and had a complete estimate together (with an option for the low slope roof) for you 3 days later. Erica within our office notified you through email 4 different times that your estimate was ready. requesting a time to meet again with Blake. Blake called you several times as well and left messages to set a time to meet with you. Neither of them heard back from you. Again, we apologize for the miscommunication, but we hope you keep us in mind in the future.

The roof and solar panel installation came out beautifully. It was a little more difficult than I'd hoped to get Brian and the solar installers on the same page, and everything took longer than I thought it would, but in the end, I'm very happy with the work, and highly recommend Chandler's Roofing.
Description of Work: Tore off old composite roof on main house and detached garage, and replaced with combination of clay tile and IB roofing. At the same time had Sungevity install solar panels.
