Very happy with result. Even satisfied my wife which is saying volumes (one detail-oriented woman, she). Work was timely. Daily cleanups were thorough. All doors and windows still opened readily when complete. Crew was friendly and efficient and the foreman, Jose, was very responsive to issues. Patrick, the owner, visited daily during our job and was totally on top of things. We'll be using him again some day. Also, a very nice and unheard of service...at the end of the job, Patrick provided an email that included all the paint ordering numbers and sheen for future touch up. Of course he left the extra paint, but you know how that's always too funky when you finally need it, so this was a nice little addition to the work.
Description of Work: Exterior paint job included lead abatement, detailed wood and stucco prep, power wash, prime and two coats paint. Included a fair amount of iron rust resolution and painting on rails and window guards.

We were extremely impressed with all aspects of Patrick and his teams' work. Patrick was extremely organized, responsive, and timely. They always showed up on time, and they did such a good job of cleaning up every day that it really minimized disruption. We have two small kids and they really contained the dust well. Their work looks great, and they followed up quickly with the short punch list we had. Although we just painted the windows, Patrick advised us to be forward thinking about future paint for the body of the house when selecting colors, providing us with brush outs to help us choose and helping us search through our basement for the inside trim paint so that we could match paint exactly.
Description of Work: Patrick and his team painted the inside and outside of >20 new custom wood windows and sills, including heavy sanding of existing sills with many years of (possibly lead containing) paint.

Five months after the work, the house still looks good, although the paint on the ironwork has gaps and developing rust spots. At the estimate phase, Patrick (and our competing bids) identified some dryrot and said they may find a bit more as they started prepping. Patrick's crew did identify more damage and promised to get an assessment, but the crew kept painting over that whole section of the house before waiting for the carpentry assessment. The carpenters found a large amount of rot and water damage, and ended up ripping off half of the back of our house and replacing all of the siding on an addition that had been built poorly. This meant the paint crew had to reprep and repaint the repaired siding. Old houses are full of surprises and miscommunication happens, but because Patrick and the crew chief did not communicate well on this with each other nor with us, we ended up paying for extra hours and materials for repainting the repaired area. IMHO, they should not have painted over the questionable areas so quickly. This situation cost us nearly an additional $1000 (Patrick says he absorbed a part of the labor). Separate from that, we continued to find paint chips around the yard, despite paying the required premium for lead abatement measures, for several months. Our laundry sink, yard and deck also suffered many paint splatters that were left without cleanup.

I am sorry to hear that there were issues with the clean-up process. We first completed the work (minus the front gate delay), then we completed a punchlist for the clients. After that, we then waited some time for the front metal gate installation and returned to paint it. At this time we asked again if there were any items that we could take care of prior to receiving our final payment. These issues were never mentioned at either of those times. I am always just a phone call or email away. At any point during the project when questions or concerns were raised they were dealt with immediately. As far as the issues with the wood repairs on the rear side of the home are concerned, we found one small rotted area on the very bottom corner of a two story house. (almost at ground level) Due to the fact that this is quite normal on a house of this age, we had no reason to believe that there were issues below the surface of the wall. We certainly could not tell by sanding the surface, that most of the rear wall of their home was misconstructed with interior wood! It was impossible for us to tell what was underneath the wall when we were sanding it. We certainly would not have painted the back of the house if we had any idea. When it came time to charge them for all of the additional work that was a result of the construction changes, we charged them for only 14 labor hours or $700.00 + our cost for additional materials! Please understand that we had incurred an at least an additional 32 hours of labor to take care of these changes. Due to the fact that I knew that the changes that they incurred were quite numerous I did everything that I could to keep the costs down. It certainly did not make sense to me that we should incur any of the cost of their construction changes but we did so in an effort to keep their costs down. I left 18 billable hours on the table. Sometimes when there is new metal work welded to old metal work, as was the case on this job, the welds tend to rust through. It doesn't happen all the time but it is easily rectified if I was notified of the situation. I have communicated with the clients numerous times since we finished their job. I contacted them and asked them to place a review on Angie's List many times and they contacted me for documents that they needed me to forward to them last July. Throughout this communication process, none of the clients current issues were mentioned. My number one goal is to provide the utmost of customer service to our clients. I know that I was very responsive every time they communicated with me throughout the entire process. If the client does not let me know about issues until the review process there is not much I can do about it.

Patrick called me back and set an appt to come out on a Saturday at 230pm. I asked him if I should call the day before or day of to confirm since the appt was more than a week out, he assured me I was on the calendar and he would call if there were any changes. When he didn't arrive by 245, I called and left him a message. It's now Monday and I still haven't heard back about the missed appt. No call, no show = no professionalism!

When I first contacted Patrick, I told him I had (2) main concerns. One was feathering out the wood edges on the previously painted windows and doors - make them look like new. My other concern was the very expensive, newly-installed windows. When his crew first started, they put plastic over all the windows, brought some of the previously painted wood surfaces down to bare wood, or evened-out the other un-even painted surfaces. Along with this sanding and scraping, they did all necessary filliing of holes and cracks, etc. They put on 1 coat of primer and 2 coats of finish paint. The house looks re-born. Did well with exterior painting, very poor interior finish work. Fast workers but not meticulous with details and horrible finish work. Contractor very quick to demand payment at each stage of work but did not do walk through after completion of work to assure finish work done cleanly and completely. Made promises to correct sloppy work but did not perform. BEWARE! If you hire this group be sure you provide your own contract that waives his right to any lien and pay only when work is done satisfactorily.

our building management wasn't getting the job done (after a year of nagging them) so we got Patrick and one of his workers to come do the job. They squeezed this small job into their schedule on short notice. They coordinated with the building superintendent (who we needed to unlock the roof), showed up on time (both to inspect the problem and do the repair), and did a great job.
Description of Work: Using a harness, roller and long extension handle, he was able to get over the edge of a 9-story apartment building and apply elastameric patching compound to seal cracks in trim around a leaking window.

Here's the deal, if you are looking for a painting crew, stop and just hire these guys, it will save you a lot of hassle. We got three bids, Patrick's was the lowest by a nudge. However, I can't imagine anyone could match his service. He was prompt, finished within the proposed time frame. Cared about the outcome of the project. Helped us make a slow tedious decision about colors that in the end looks fantastic. He was kind to my pregnant wife and very informative about what the best days for us to stay away for safety reasons. When we disagreed with his approach on the front door he tried multiple versions of our ideas until we realized his original idea was the best. Never charged us for our indecision. Lastly, we're doing some construction that is putting some dents in his paint job, he promised to come back (free of charge) to touch up the project when they're gone. He contacted me to check to see if it was time yet. Since we've bought the house we've dealt with many contractors and services and none has stood out as much as Patrick and his paint crew. Honestly, save yourself some time and energy and get on his calendar.

Patrick Brannick responded to my request for an estimate immediately and was at my home right at the appointed time. When I decided to accept his proposal, the contract was written up and given to me within a few days. Mr. Brannick was very helpful with picking the right shades of color that I picked out. The crew came in and finished the work in one day. They worked well as a team. They moved furniture. The painting was very professionally done. At the end of the day all furniture was put back in place and the rooms were left neat and clean. I would have them do work for me again.

This client requested an estimate on Thursday July 11. The estimate was completed that day! Then the estimate was e-mailed to the client along with our necessary company information on Friday July 12. I cannot do any better than a 24 hour turnaround time. If a 24 hour turnaround time gets us a C for responsiveness then we were lucky to not work for this client.

Patrick was one of 4 painters i had give me estimates. His was in the middle of estimates but seemed very knowledgeable on the large crack in my ceiling, so i choose him. He bought over samples of several colors i liked so i could see them in my house. After i picked my colors his crew was here the next day. I'm disabled, and his crew had no issue with helping move pictures of my wall and getting things out of the way. Every day they cleaned up after themselves and had all the work down in a few days. They were even nice enough to come late one morning since i was going to a concert the night before and wanted to sleep in. After they were finished they put everything back in it's place. A great job all around.

WOW!!!! Patrick is a Rock Star. He took such good care of us and our house, I felt like we were part of "Lifestyles of the Rich and Famous"!!!!! From the minute Patrick Brannick came out to give us a quote on having our house painted he was focused on us, our home and what we needed. Our house was built in 1921 and looked considerably worn out. Patrick probably spent an hour with us during the estimate giving us great ideas on how we could make our house look fresh and new. He was our third estimate. All of the other estimators just walked through the house and asked a couple of questions. Patrick walked in and it was "Wow, what a great fireplace....it could be the focal point of this room!" It had been painted white years ago and was very dirty. He thought of using a beautiful rich color on it......we took him up on his idea and now the fireplace IS the beautiful focal point of the living room. In the kitchen, the cupboards had been redone and the doors did not match the cabinets. They looked tacky but I did not think you could paint the cabinets. He saw the problem right away, said he could paint anything........and he did!!! He also recommended getting new cabinet hardware. Now it looks like we got new cabinets. In every room he was focused on how to make the most of what we had. The hour he spent going thru our house, giving us ideas, totally inspired us.....and impressed us. At the end, I said I was sorry to take so much of his time. He very sincerely said that it was no problem, he enjoyed it and if we did not use him at least we got some good ideas!!! Well, of course we decided to have him do our painting!!!!! Once we agreed to have Brannick and Associates do the painting, Patrick was available pretty much 24/7. If we texted, emailed or called, he always got right back to us. He was super available for color consultation prior to the painting. He is super knowledgable about color and I wish I would have taken more of his recommendations!! I am VERY indecisive but he was very patient. He would brush out color samples I had chosen and bring them over to put up to see if we could live with the colors. When the job started, Patrick told us not to worry about anything. His crews would move furniture, protect the floors, clean up, etc. AND THAT IS WHY I SAID WE FELT LIKE PART OF THE LIFESTYLES OF THE RICH AND FAMOUS!! Patrick and his crews did everything top notch, taking care of every detail. Our ceilings were in bad shape and took much more time to repair than Patrick had thought. So, he brought in an extra crew for a few days to keep the job on schedule. And then, after the kitchen was painted, I decided I could not live with the color (even though I had picked it). I felt horrible because the guys had worked so hard to make it perfect. But Patrick said "don't worry, we just want you to be happy"!! And they repainted the entire kitchen, including the ceiling!! They said the entire job would take 8 days, and it did. Because he brought in extra crews, etc. to make sure. The paint crews were absolutely outstanding. We have a ton of moulding and every line is perfect. We have a lot of multi-paned windows and every one is perfectly painted. When they finished a room, one guy would then spend many hours just cleaning with a keen eye to every detail (thanks Jorge)!!!!! I still am finding things I am amazed they did. I cannot recommend Brannick and Associates highly enough. I am telling you, if you are reading this review ONLY HIRE BRANNICK AND ASSOCIATES and no one else!!!!! Not only did Patrick and his crews do a stellar job, they did more than they quoted and Patrick said if I see anything, just make a list and call him. He will take care of everything. I said that if I found something I could do the touch up. He said "I don't want you touching a paintbrush. We will take care of it for you". Seriously, I felt like I was getting the type of service that only the rich get......and I LOVED IT!!! They truly did take care of us and our house. Thank you so much Patrick and each of the kind, dedicated crew. I cannot thank you enough!! I did a lot of research on Angie's list before choosing painting companies for estimates. We needed the interior and exterior of our house painted and we had a certain budget. After meeting Patrick and hearing his vision for our home interior we knew we had to have him. But we could not afford his level of painting on the exterior also. So we picked another company for the exterior that was $2000 less. BIGGEST MISTAKE WE COULD HAVE MADE. They were a nightmare. It looked like the 12 year old across the street had done the exterior painting. They are on Angie's List and did come back and fix most things but it was a long ordeal. In the scheme of life $2000 is nothing and now our exterior will probably have to be painted sooner so we will have lost the savings. SAVE YOURSELF GRIEF AND ONLY HIRE BRANNICK AND ASSOCIATES FOR ALL OF YOUR PAINTING!!!

Patrick Brannick of Brannick and Associates Painting Services did an excellent job. They actually did more than they specified on the original quote. They saw some stuff that needed doing, and they did it! They did a wonderful job of painting the house. They cleaned up exceptionally well - there was nothing left for me to do. They were always on time, they were great. I would use them again, and I'm going to recommend them to my son and daughter-in-law because they are talking about getting their house done. The work looks wonderful. He left me all the leftover paint and colors with a detailed list of what colors went where. He told me what to do to maintain the niceness of the paint so it would last longer. Overall, they were great and I don't have a thing to complain about. He was saying after we've been gone a little while, you keep going round the house and looking it over, if you see anything you don't like or anything you think we should touch up or do, just give me a call and I'll send a guy out and he'll do it for you. You couldn't ask for more than that. He truly looks after his customers, and he does love Angie's List. The price was good and fair. The responsiveness was good: I talked to him three or four weeks before the start of the job and he said We'll be there by the end of March and it will take about 4 1/2, 5 days to do. That's what it took. He called me every once in a while to let me know it was all still on schedule. They worked the whole time and didn't goof off.

It went weirdly. Pro: the crew were excellent. They didn't always arrive at the scheduled time, or in the same number as Mr. Brannick said they would, but their work was exemplary. The mud-and-finish work required for ceiling-wall joins after molding removal is invisible. No runs, no sloppy brushwork, no drips on anything not intended to receive paint, no problems. They were polite, cheerfully answered questions, and did a number of things painting crews are not famous for. For example, they removed artwork and picture hangers, somehow noted where the hangers had been, carefully stored the hangers, and for the most part, returned the hangers to their original sites and rehung the artwork when they were finished. They rolled up small area rugs and stored them elsewhere. They moved any furniture that could not be removed to the center of the room and covered it in plastic, and when the work was done, they put it all back in place. They were quick. They took advantage of site-specific opportunities that allowed them to work quickly, such as [with our consent] storing paint and supplies on small decks between rooms where they were working, which saved considerable time on moving such things from storage to the work site. Con: Mr. Brannick is a quick and decisive man, which is not bad in itself, but led to problems. We signed the contract before paint colors had been chosen. We went online and picked candidate colors, which Mr. Brannick then painted onto large cards and brought to the house so we could see them in the rooms they were chosen for, which was necessary, because in two rooms, the paint had to complement artwork we already had. Mr. Brannick also advised us, for example, to use the same trim and ceiling color throughout for consistency's sake and to avoid having multiple stored trim paint for repairs. So far so good. During the site visit, Mr. Brannick wrote the planned site on the backs of the color cards. Fred sketched the rooms as we went through and recorded the colors on the sketch. At no point did either Fred and I or Mr. Brannick list the rooms and the chosen colors. Big mistake. The first day of actual painting, as opposed to prep, the painters painted the master bedroom blue and the guest bedroom next door, green. I called Mr. Brannick, because I thought the colors were reversed. The notes Fred had made had been lost in clearing the rooms, and Mr. Brannick's card for the master bedroom said we had chosen the blue paint for that room. We actually ended up conferring with two artists, who both agreed blue was inappropriate for the artwork in that room. Mr. Brannick insisted the colors on the walls were correct. We insisted he repaint them. The whole point of this long-winded discussion is that Mr. Brannick actually had written Master Bedroom on the back of the blue-colored card, which was just plain wrong. Side Note: all this foo-rah would have been avoided had Mr. Brannick [or we, but we're not professional painters and were not providing service] listed room and paint colors for confirmation. And the closets. Both guest bedrooms had nearly-empty closets, which were not included in the original bid nor painted along with the rooms. Mr. Brannick's reason was that almost nobody wants closets printed because they don't want to move the clothes out. IMHO, given that the closets were not packed full of clothes and we are not almost everybody anyway, he should have asked if we wanted them painted. Quibble? Yes, if it were the only issue. Finally, on more than one occassion, Mr. Brannick stated that there would be, for example, five painters on a given day and only three showed up, which slowed completion of the project appreciably. So, Brannick and Associates can do a wonderful job, but you have to confirm everything agreed upon, don't assume anything, watch what's happening closely, tell Mr. Brannick immediately if you are concerned about anything, and hold your ground.

On our first day on the job I walked through the job with Fred immediately upon arrival. I went to the first room that we would starting in with Fred to double check or verify the colors. He went over the colors with me and verified that we had the correct color scheme for that room. We painted the first two rooms entirely prior to being notified that they had a problem with the colors. At this time I looked for and found my original notes. When I complete paint brush outs for clients I write the room names on the cards as well as a master list on a separate sheet. The client simply changed her colors. What makes her comments worse is that we bought her newly selected color (a new color never selected previously) and repainted the entire room AT NO CHARGE!!! We were not paid for our time or any materials costs. This obviously added to the time to complete the job. The closets were discussed during the estimate AND again during our color consultation. These were added by the client after the rooms were completed. As with their color change we were not paid for any of our time or additional materials cost. (Member name removed) is a very demanding "my way or the highway" type. She interrupted me mid sentence many times during our conversations. Even though this was the case, we powered through and completed all of their changes immediately and very well. You can't increase the amount of work on a job by more than 30% and finish in the allotted amount of time.

*UPDATE* I came here to update the review because Mr. Brannick called me today to apologize - and explain his mother had surgery etc which is why he couldnt come in etc. He also claimed responsibility for his actions.However - his response to my review is totally different! Mr. Brannick - I did NOT ask you to pick up my phone while driving, nor did i expect you to come here the same day. I'd had multiple estimates for the job. To be honest, Patrick was not the cheapest, but he impressed me the most with a comprehensive plan that took into account the aesthetics of the job. As these reviews show, Patrick and his guys are good. This also means, they are very busy. In spite of this, Patrick was always very responsive when I had a question or issue. Also, he does not just walk away when the job is done. Due to some inclement weather issues when the paint was applied, it was necessary for them to come back out and re-do a signficant amount of caulking. This was performed quickly and effectively and without additional charge. I would definitely recommend his services and would hire him again.

I was very dissapointed with the overall experience. I had originally purchased a coupon but had additional rooms that needed to be painted. Initially, the encounter started off well with a telephone conversation and then a visit to our house for an estimate. At that consultation, without being provoked or asked by me, Patrick stated I could purchase multiple coupons for the job. I thought great, I may do that but as with any estimate, I like to see all the information prior to making any further purchases. There were issues sending me an estimate through email that took almost a week. When I asked him to send an email attachment rather than a link, he sent me an "estimate" on the email that stated I should purchase two more coupons with no actual numbers. After requesting to see actual numbers, finally I received a actual estimate. Although I had some reservations, because of the great reviews that the company had and I had the coupon, I decided to go ahead and continue to work with Patrick. I made another appt with him for color consultation and at that visit, he did not show up. I called him a half hour later and he said he got his dates mixed up although we only made the appt a couple of days prior. He did end up coming and at that time I asked him about the coupons. He said rather than having me pay two parties by purchasing the coupons through Angie's List and then paying the rest to him, he would instead give a 25% discount off the estimate. Even though the Angie's list discount was over 30%, it sounded reasonable to avoid paying two parties and I agreed. After that appointment, we waited for paint samples that he promised to have for us the following day or so and it wasn't until several days later after I asked about them that it was done. During this period, I had requested a revised estimate since we changed the number of rooms we wanted painted and to see the discount in writing. When I reviewed the latest estimate, there was no discount given, just a revision for the number of rooms but he wrote it as a 20% decrease (I am unsure if he was trying to make it seem like a discount!). I emailed him multiple times asking about the discount that he had offered, and Patrick basically did not acknowledge any of our previous conversations. Instead, he decided to say that according to Angie's List, there's a limit of one coupon per job, and he was doing me a favor by giving me an additional $100 off the estimate. As I mentioned earlier, on our first meeting, I was not the one requesting to use multiple coupons, he was the one who said I could do that to save money. And then he also decided to "price out" what it had cost him to come to our house for the consultations and paint samples and has the gall to say that I demanded the discount. After receiving this last email from him, I felt like he tried to mislead me with the coupons and discounts in order to obtain more business. Had he dealt honestly with me from the beginning, I likely would have utilized his services and paid him his full estimate. Instead, at this time, I would prefer not to use him at all, not even with the coupon and have found someone else who spoke honestly with me, explained everything and more, and ended up being much more reasonable with pricing.

This client is beyond rediculous. 1 - she called us to provide an estimate for work that was beyond the "2 painters for a day" coupon that she had purchased from Angie's List. 2 - I drove all the way to her home (50 miles each way) to provide the estimate. 3 - even though the deal that she purchased was extremely specific she wanted to get a better deal than it stated. The deal very specifically states that the coupons cannot be used with any other deals or coupons. I told her at this time that I would allow her to buy 4 or 5 of the coupons from Angie's List to save $ 250 per coupon! This way she could save $250 per room ( $ 1,250.00 total instead of $250 on the whole job!) 4- She then called and told us that she wanted to have us paint 4 of the 5 rooms that we bid on. At this time she requested that I provide her with a color consultation at her home to take window and floor coverings into account. I then went to her home to meet with her for 2 hours to select colors for 5 rooms even though we were only going to paint 4 of the rooms. I then went to my paint store to purchase 5 color samples and 5 poster boards. I went to my shop from there to brush out multiple coats on each of the 5 samples. Once the samples had a suffiient amount of time to dry I returned all the way to her home in rush hour traffic late on a Friday to deliver them. 5 - After she had received her color consultation and all of her color samples she e mailed me to demand that I change my estimate numbers. I immediately called Angie's List to ask their advise on the situation. They told me that I need not change my estimate for this client. I sent them all of the info an estimates that we had provided the client with. 6 - I then e-mailed the client and told her that I would not be changing my estimate to the lower number that she demanded. 7 - At this time the client called Angie's List and get them to refund every penny that she had paid for the 1 coupon that she had purchased. This obviously left us high and dry. Throughout this process the client has had us make three 100 mile round trips to her home, provide her with my 27 years of experience in choosing her colors, then provide her with her requested 5 color poster board brush outs. We have 8 hours of labor, $60 in gasoline and $60 in paint materials invested in this job. This client is nothing short of a common thief. I would urge my Angie's List clients to read all of our reviews. We have been a super service provider for each of our two years on Angie's List. There is a review right before this clients review for the same big deal coupon at the same exact time period and this client gave us straight A's. There is only so much that we can be expected to take. As you can tell from all of our reviews we take our relationship with Angie's List very seriously. We always go out of our way to insure the untmost in satisfaction of our clients. In the end the client received over $ 500 of services from us and paid not one penny. Also we never worked for or contracted with this person. We have provided Angie's List with all of the necessary paperwork to prove beyond a doubt what was provided to the client in writing. I believe that once anyone reads the big deal that was purchased by the client along with the estimates for work that we provided her, they will realize that we could not have been more crystal clear in our estimates. I always provide my clients with a list of our last 5 clients. This provides them with a current snapshot of our company.

From start to finish Patrick Brannick was a pleasure to work with. Super responsive and easy to schedule a site visit, quick to return an estimate and extremely fast in scheduling and completing the work. We had decided to sell our condo and needed the exterior touched-up and painted as fast as possible. Patrick understood our goals, was knowledgable about all the various finishes, lead contamination issues and documentation (our home was built in 1923), and was most accommodating in meeting our tight time line. After his initial estimate was agreed upon and they began work, I kept finding little areas that I wanted to have painted (but had neglected to mention during the walk-through). Patrick and his team took care of all my last minute additions quickly and without hassle. Our home looks great, I couldn't be more pleased. All members of Patrick's work crew were friendly, professional, helpful and well-skilled. Clean-up was perfect, no damage to the landscaping (despite plantings at all over the place), and work was completed on time. These guys are top notch and their pricing is extremely fair and reasonable. When we need to hire painters again, I'm calling Patrick immediately. Thank you again!!
