Review your escrow statement with an independent escrow agent. Check for veiled commissions. Specifically ask the title company for the cost basis reported to the County. The upgrade list: review it with an independent builder or an attorney. All changes should be signed in writing. Watch out for the use of red colored pencil on any revisions; red colored pencil may not reproduce on a fax or copier. Visit your local building dept: check out the permits to verify that your expectations (inc. variances, setbacks) match up with what Price has represented on the documents. Check out all of your signature lines to verify that your signature is authentic. If you use Price's architect, look for an official state seal on the plans. He/she may not be an architect but a draftsman. Once building begins, check out the site daily. Inform Price that you have every right to speak with the subcontractors.
Description of Work: We built our first custom home with Price. The experience was a nightmare. We learned a lot about the illusion of safeguards in the building process. We went to the state departments of architecture, real estate, and contractors licensing. We went to the county district attorney. We spent thousands in legal fees. So, the most useful report in this case is probably one containing advice about lessons learned. Custom home builder, beware of the following: If you want to purchase a lot with a Rick Price sign on it, find out if he is actually the deeded owner. When you apply for a construction loan, use your own bank/lender. Also, be sure to ask the bank to send you a copy of the building contract that Price has sent them. On the bank loan, you will be asked how you want disbursement checks to be released. Insist that none are released to Price without your signature. When you sign a building contract, KEEP THE ORIGINAL. Demand to see invoices and receipts.
