He was very charismatic. He knew the facts and information on the area. I knew right away I wanted to use him as my real estate agent. When we needed services for the home like appraisers and home inspectors, he was able to recommend great companies for us to use. I have had people check out the work that those companies provided and they did a great job! We were very impressed with him and he got us a great deal on the home. Even before we chose him for as our agent, he continued to keep us informed and sent us information on other listings in the area within our budget. We have now moved into our new place and we couldn?t be more pleased with his work. I have recommended him to my mother-in-law.
Description of Work: We had originally had a different real estate agent who wasn’t on top of her game. He was the agent listed on the home we were interested in purchasing. We were up front with him and explained the situation about the original agent. We told him we wanted to see the home and he was there within 5 minutes. He showed us the house.

It's quite a story, because we were thrown a huge amount of obstacles from the seller. We found the property fairly quickly, because Eugene knew what we wanted, saw this property, and called us immediately. We signed a contract the next day, but for various reasons the seller decided he didn't want to sell. The seller presented an amazing amount of obstacles, and Eugene patiently worked with us to insure that the seller couldn't back out of the contract. Eugene was very professional, yet creative, when it came to solving all of the problems that were presented. There are no fewer than 100 email contacts that went back and forth, working out all the details, and Eugene worked tirelessly since he knew we really wanted the deal to work out. He is friendly and fun to work with, and I recommend him highly.
Description of Work: Eugene was our realtor when we bought a house recently in San Diego. He did everything from helping us figure out what we wanted, to finding us an incredible property, to helping us work with the financing, to helping us close the deal.

Julie is energetic, willing and capable. She met me on short notice the evening a hot foreclosure came on the market and is always willing to arrange viewings on short notice. Another agent I?d consulted warned me that foreclosures and short sales end up selling for much more than the asking price, but Julie got the owners of a great house to commit to selling to me for $22,000 less than the short sale asking price, which is $76,000 less than a contract for the same house that had fallen through a few months previously. Julie found and organized reasonably priced, reliable inspectors and contractors to look over the 80-year-old house, and she has tracked the cost of needed repairs. Far from recommending unneeded work, the people she brought in were more likely to state that what looked like potentially serious problems could be resolved at little or no cost. The roofer Julie brought in provided a bid $6200 to $7700 less than the two bids a previous potential buyer had received, and Julie?s roofer is willing to provide a warranty for the entire roof after the work is done. Julie had the inspectors look over the scope of work in the subsequent contractors? bids to ensure the right work would be done. The mortgage broker Julie recommended provided excellent information while we were waiting for lienholder approval of the short sale, and after the approval the broker met the best rate available the same day on bankrate.com but with a longer lock at no additional cost. Any questions I have -- such as how to get a radon test done or regulations about sidewalks -- Julie can probably answer, and if not she will quickly track down the info. Julie never pressured me to bid on a house nor asked me to sign a contract to serve as my agent. Her ?can-do? attitude makes her a joy to work with, and just as important, she was effective in getting me a great house for a great price. UPDATE: I still stand by my evaluation of Julie Adams as an excellent real estate agent. However, the work done by contractors she referred me to did not turn out to be good (particularly the roofer and general contractor). In the case of the work that went bad right after I got the house -- roof repair -- Julie went to bat for me to get me a full refund. The mortgage broker she referred me to -- unlike the contractors -- was indeed excellent.
Description of Work: Julie Adams was my real estate agent in my purchase of a house in San Diego (University Heights). She helped me find and look at houses of interest, and handled the offer and negotiations for the home I chose. (The house is a short sale, i.e., it is being sold for less than the outstanding balance of the mortgage.) Julie recommended and coordinated with inspectors and contractors on work to be done and access to the house. Julie's fee will come from the proceeds of sale at my December 11 closing, i.e., I don't pay her anything.

In September of 2008 I decided to take the home ownership plunge and buy myself a piece of the rock. Being a first time home buyer, not wanting to spend months upon months searching and a person who is not great with details, I was overwhelmed by the task ahead. Luckily, someone referred me to Julie Adams. In our first lunch together Julie immediately helped refine my search criteria and instilled in me a greater confidence regarding my decision to purchase. In under a month, I had put an offer in on a place (my current home). One might think that this was an aggressively short period of time, but it was Julie s thorough research and process of elimination which meant that I was only looking at units that she knew I would like. From there, it was as easy as just picking which one I liked the best. Honestly, it was like going to one car dealership and having 5 different brands of cars, all exactly what you wanted, waiting for you to test drive. After negotiating a contract, Julie s peer network of appraisers, lenders and escrow professionals all went to work. Luckily for me, they all worked with the same dedication, professionalism and exuberance as I had experience with Julie. The closing process was fluid and stress free. At this point, most client/seller relationships come to a close. She had finished the sale, I was happy and that should have been it. However, there were a few things that I still needed to take care of the in the house and Julie made it a point that help me get closure on all the items. There was a creaking stair that she personally came over and fixed (I am pathetically un-handy), she coordinated a flooring professional to come over to make my grout sparkle and a few other odds and ends. I still keep in touch with Julie Adams and have happily referred two of my co-workers to her for help with their home buying needs. I have said it before, and will say it again, if all professionals worked with even half of the dedication that Julie exhibits every day, this world would get a lot more done in a lot less time...and there would be many more happy customers.

It may be a buyer's market now, but the only thing more difficult than prying a new mortgage out of a bank these days is buying a foreclosure. Julie worked for me every day of the week for more than 3 months. If she wasn't calling my mortgage company, that's because she was on the phone with the escrow company, the seller, the home inspector or me. She knows the home buying paperwork inside and out, and that's saying something because I measured it - the pile of paper was 16 inches tall by the time I was finished. There is no getting around the hassles of buying a house, but it makes a huge difference to have someone by you who fights for you, explains things for you & takes care of all of the running around.
Description of Work: This is the third home that I've bought, and I wished I'd had Julie as my realtor for the other 2. She is the best realtor I've worked with. She was free for me, because I was buying a home, but she treated me like I was her only client. She even called me in the middle of her vacation to make sure everything was OK.

The transaction went great. We had more than forty showings of our home in less than forty-five days which is pretty amazing considering the slow market. We received three offers and accepted the one that was within our desired price range, was fully pre-qualified, and also guaranteed to close quickly.
Description of Work: We needed to list our house as we found our new dream home and needed a quick sale in order to get bank approval for the new purchase. The market was very slow, so we were more than a little worried about finding a qualified buyer in time. We interviewed a few agents and finally decided to use Julie because she was the most responsive, professional and presented us with a comprehensive plan to sell our home quickly. Julie left no stone unturned. At no cost to us, she listed our home in the MLS almost immediately, created a full on-line virtual tour which was featured on the Union Tribune s website, did a direct mail campaign to the surrounding community, held open-houses, pitched our home at weekly agent meetings in different local real estate offices, and even listed our house on Craigslist. It addition to her great marketing skills, Julie is also very knowledgeably about the real estate market. She provided us with recent comps and listings for other homes in our area, so we had a realistic expectation of our home's true value. She was also very diligent about executing all of the required paperwork and took the extra time to ensure that all of our disclosure forms were properly executed which greatly lowered our liability as sellers.

Julie really got to know me, what was important to me in a home, and found realistic options for what I was looking for, both in price and in amenities. I'm sure I bombarded her with silly first time home buyer type questions at every step of the process, but her responsiveness and professionalism gave me a sense of calm and silent confidence about my purchase. I would definitely ask Julie to represent me again, should the opportunity in San Diego arise, and thus, I feel equally comfortable making this recommendation in a public forum. If you are looking to buy (or sell) in the San Diego area, you should give her a call.
