Their rental at 2138 E Pryor Dr is advertised as NO DOGS ALLOWED. The current renter has big dogs who keep hitting the fence and making their way into my yard. These are not friendly dogs. There are dinosaurs who probably had more training and obedience than these dogs. After the second time of the dogs getting in my yard I called Oak Tree because I was like your renter has big dogs and they keep going through the fence and they are mean. Not to mention, when I reminded them the house is advertised as No Dogs Allowed some guy, not Durbin, gets on the phone and says that house is a case by case basis. Hmmm.. ok.. well after the fourth time of the dogs getting in my yard I left Durbin a very heated message. All I wanted was a phone call back and instead he called the cops on me. Fresno PD was cool. They said Durbin had called and not the renter. They let me know they had already spoken to the renter to hear her side. While the two officers were in my backyard they were told of the entire history of Durbin and his renters. The cops were under the impression that this was the first time it had happened. When I showed them the fence had to be repaired after the second time they realized they had been had by Durbin and his renter. They were not happy and told me they were going to have another little chat with the renter. When my wife called and actually got Durbin to call her back he told her those dogs behave that way because they are service dogs. Hmm.. the house was case by case basis, then after the cops are called on me they are miraculously “service dogs” now.. I didn’t know anything about this company prior to all this insane madness.. I see all the reviews on Yelp and Google and they are pretty shady. I wouldn’t trust Durbin to run a lemonade stand for me. They didn’t care I had little kids when the renters dogs were getting in my yard. The Fresno PD was the first to apologize to me and told me I shouldn’t have to go through this. Durbin and the renters took absolutely no responsibility for anything. They blamed each other. Oak Tree Property Management Company.. coming soon to ruin a neighborhood like yours..

When we planned on moving out we scheduled an initial walk through so we could remedy any deficiencies that may be withheld from our deposit. The place was totally empty as we had already moved out so the inspector had ALL access to every part of the house. By California Civil Code 1950.5 and according to the California State Department of Consumer Affairs the initial (NOT final mind you) should identify most if not all deficiencies so the tenant can have time to remedy them. The inspector took about 20 minutes inspecting and 10 minutes talking to us. He did not step in the backyard or garage at all. He had a total of 15 minor items on his list that after reviewing them we knew they were on our original move in checklist. The inspector said the place looked good AND he said he would not be adding anything to the list. We decide that since the inspection went so well AND the inspector said nothing will be added we decided to turn in the keys the very next day. Any reasonable person would think that barring 1 or 2 small items that he missed the final walk through would go as well as the initial. When we received our deposit back over $1300.00 was withheld for things that were NOT on our initial walk through. A couple were on our original move in check list and ALL of the others were not identified on the initial walk through. When contacting them about this they said put our objections in writing and send it to them. They keep blaming the property owner for all of this but it was their inspector that lied to us that nothing would be added. It was their inspector that did not afford us ANY opportunity to correct possible deficiencies. We thought their inspector was competent and would know EXACTLY what would happen on the final walk through. Obviously we were wrong. I feel the purposely do this. Make the tenant feel like they are good to go on the initial and the WHAM! the final they charge outrageous prices to fix things they never told you need fixed. STAY AWAY!!!
Description of Work: When we were leasing the property managed by them they failed to respond to requests made to repair damages. They are extremely rude on the phone and when reporting anything to them they make it out to be your fault. The owner/manager actually yelled at me on the phone when I was making a 5th attempt at getting something fixed "SHUT UP!" "SHUT YOUR MOUTH". Every interaction with them has been an absolute horror. Please read all of the reviews on other public sites. They all say STAY AWAY!

Oak Tree Property Management did not place this tenant in the home. He was placed in this home by another local property management company, with whom he conducted his move in walk through. When the tenant turned in his 30-day notice he was given instructions and guidelines on how to receive a full security deposit refund. He was instructed to refer to his original check in inspection and was told that the preliminary inspection would NOT be a final accounting of charges, if any. We received keys to the property and did our final inspection. We documented items that needed to be addressed and compared that list to his original check-in list. Because we did not put this tenant in the home, this list was also reviewed with the homeowner of the property to assure its accuracy. The tenant was only charged for items the property homeowner instructed our company to charge him for. Oak Tree Property Management does not profit off of a tenant's security deposit. Our company only uses outside vendors and does not mark up any of the bills. This tenant was provided with a copy of the original invoice from the vendor per Civil Code Section 1950.5(g)(3). We have tried on numerous occasions to work with this tenant. He was asked to provide proof that these items were pre-existing and refused to do so. He was given the opportunity to go back to the property to make the repairs so that we could return the remainder of his security deposit and refused to do so. We then offered to do mediation through the BBB and again he refused. After several attempts to come to a resolution he showed no interest in working with us and began threatening our company's reputation.
