Description of Work: Mold testing was performed. A thorough written report was provided to me within 24 hours after the testing was completed. During the initial phone call, on-site conversation, and a follow-up call, the technician was courteous and professional. He gave me detailed information and suggestions.

A few months back I had Frank/Aardvark inspect my house for hazards, so when we were ready for pre-renovation abatement, I called him for help. Frank offered advice on methods of abatement as well as what I should expect costwise. (He actually saved me a bunch of money because I was very close to going with a bid that turned out to be high.) I found a company for the job, and when they were done, Frank came over to check that the work was done thoroughly and completely. He took dust and soil samples that were sent to the lab, and a day later I got the news that everything was clear. I received a full written clearance report shortly afterwards. Frank/Aardvark helped make the process much faster and easier than I had expected. As with the last time I hired him, Frank was very generous with his time, answering any questions that I had and really going out of his way to make sure that I was informed during each step. If I run into any property hazards in the future Aardvark will definitely be my first call!
Description of Work: I consulted with Frank before/during the process of having hazards removed from my house. Also had Frank do the third party testing to make sure that the abatement had been done properly.

Frank is FANTASTIC!!!!! I had a water leak and the company that came out found mold. They did the clean up and I had Frank come out to test. Unfortunately the company that did the clean up did not do it properly....or set up proper barriers etc. Frank noted it all. He is an expert and a perfectionist in what he does. He instructed the company how to do it the right way so the tests could be done correctly and get an accurate reading. This is a child's bedroom so I wanted the best and his is. I will say the company performing the work said they could get someone to pass the test - I didn't want someone to "pass the test" -- I wanted it done right and Frank made sure that happened. He even came several times on the weekend to check on things. He called and emailed me daily to check in while the work was being done. I owe him more than I paid.
Description of Work: Mold/Air testing for the house after service company found mold. Frank came on three different occasions to perform tests. Frank wrote several reports detailing what was found and how to fix the problem. Frank came on the weekend...always seemed available by email or text and was able to rush results when needed. Frank wrote final "clean bill" report for the house so there won't be future problems. Total bill in the end was $1200 which included several visits etc.

My experience with Frank and Ralph from Aardvark was fantastic!! I wanted to get two houses tested for asbestos so I called around to several companies and was very impressed after talking to Frank (the owner). He really knows his stuff and has been doing this for decades. Arranged to have them do the testing, and a few days later Ralph came out to gather all the samples and information. Ralph arrived early and was polite, efficient, and very thorough, sampling all suspect areas on both interior and exterior. Frank followed up shortly with the raw lab results, then a more detailed report complete with diagrams, photos, recommendations, etc. Frank was amazingly helpful and always willing to speak at length about any question or concern. I have contacted lots of people for possible work on my house, and have not found anyone like Frank. You email him and he responds right away. Call with a question and he talks to you for 45 min. Check out the business hours that he has listed (6am- 11:30pm 7 days a week) - that's kinda crazy but after meeting Frank I am not surprised. Would work with Aardvark again in a heartbeat, I just wish that they did more than hazard analysis, I would hire them for everything!

On Saturday I requested an asbestos survey for the following day and Frank was immediately able to accomodate. His friendly and very experienced technician showed up exactly on time over the weekend and took 26 samples around the house, roof and attic. He explained the difference between friable and non-friable asbestos, possible abatement techniques and did a very thorough job - narrowing down the asbestos to three layers underneath the kitchen linoleum. I was pleased with the throughness of his report- it included a property map and pictures identifying locations where the samples were taken. Frank is very knowledgeable and confidential about all aspects of asbestos law and during his followup was able to warn me when I was about to vastly overpay for the abatement. He responds very quickly to phone calls/emails. Overall I was pleased.

We just purchased our first home and found out we probably had lead paint in the home due to the age of the house (built in 1930). We are planning a major renovation, but since lead must be handled more carefully, we felt we needed an independent lead assessment. I found Frank on Angie's list. He was able to meet us right away and was very communicative over email, which I appreciate these days. He offered different levels of inspection, with varying prices. We decided to go with the least expensive, which basically consists of Frank going through the house with a very high-tech laser gun that reads the lead levels on various surfaces. I followed him through the house writing everything down. He provided the paper, which was already divided into the proper columns, etc. He did nearly 400 readings, so you can imagine it was a lot of writing and moving about, but we found out where the lead was and in what concentrations. My only negative comment is that in several areas the gun gave different readings for the same surface, so now we are left guessing a little about the actual presence of lead (and its levels) in those areas. It was only a few spots though, so we're just treating it like there is lead there to be safe. All in all, it was a good experience and I would definitely recommend Frank and Aardvark.

As we discussed at the site, in older buildings, the original paint on a components may have been stripped, scraped, removed, or weatherized and then repainted several times over. The issue is that since the history is unknown, it is impractical to know exactly what sections of the components where completely stripped or partially scraped, etc. This is exactly why we must test several locations of the same component to be sure we are obtaining an accurate overall assessment. Fire example, if I test a window sill at one location and get a negative reading, it does not mean that the entire window is negative; it may just mean that the spot that was tested had been previously modified. As a result, we test multiple locations of the same component to prevent false negative results. In general, if a few spots of a components test positive and a few others are negative, it is prudent to consider the entire component as positive. I hope this explanation will be considered reasonable enough for you to reconsider the B ratings. Please let me know if you have any further concerns. Just want to comment as to responsiveness. I left 2 messages last week. Week of 9-06 thru 9-10. have not received a call back. Called today, 09-12-2011, and couldn't leave a message because the mailbox was full! I don't know if it's because he is that busy, or if he is on vacation or if something else happened.The recording on his voicemail didn't indicate anything other than he may be out on a job. According to all the ratings, he is someone I would at least want to speak to. As far as the question of using him in the future, I only put NO because it required me to put an answer there. At this point I really don't know. This is an update to previous post I am updating my previous rating of Aardvark to all A's. Since my original post about Frank Najafi's responsiveness, I learned from Frank the reason he hadn't been able to return my calls. We set up an appointment for 2:30 pm on 9-14-2011 and he arrived at 2pm! which was fine with me. (better early than late). He answered any questions I had and also was very informative about the before, during, and after processes. He also gave us the option of using his services to oversee the removal process from start to finish and provide written certification of job completion, at an excellent price. We have taken Frank up on his offer and the job is now scheduled for Oct 3-2011
Description of Work: No services performed this is an update to previous posting. Frank came out to check flooring in kitchen, laundry/pantry and bathroom that had been confirmed to contain asbestos.

Due to recent AC work we had to have done, we also had to have asbestos in our attic removed from the duct work. I was very worried about the asbestos removal as we have a newborn baby. I wanted reassurance that once the asbestos was removed, our house would not be contaminated. Ultimately, the test showed that the asbestos removal crew had done their jobs very well, as our AC guy had said they would. I called Aardvark's number and got Frank right away. He listened patiently to my concerns and told me our options for testing. He explained what the asbestos removal company should be doing and answered all of my (slightly hysterical), uninformed questions. I really appreciated his manner; he listened and answered and offered information, not too much information, just the right amount kindly and patiently. We arranged to have the air tested on Friday morning between 8am and 8:30am after all the AC work had been completed on Thursday. This would allow us to get the lab results before the long Labor Day weekend. The asbestos had been ripped out on Tuesday. Frank arrived promptly at 8am and set up the air testing equipment in the baby's room. He then left it to run for an hour, as required, and returned to pick it up. He called me an hour later when he had conducted a rough field reading which showed that there were fibers in the air, below the EPA safety threshold, but close. We decided to wait for the lab results, as he had previously explained to me, he could only give a rough field estimate and was not able to separate out asbestos fibers from other fibers like carpet, hair, dust and skin etc. When the lab results came back at 2;30pm, they were much lower, well below the safety thresholds and it was excellent piece of mind for us taking our new baby back into our house. Frank emailed me the lab report as a PDF. My experience with Frank was excellent. His manner is professional, courteous and he was punctual and honest in all our dealings. I'd definitely use him again.

Description of Work: We purchased a home built in 1961, but we had concerns that asbestos may be in the popcorn ceilings. For our own peace of mind, we decided to hire an expert/consultant to test the ceilings before removal. I contacted the highly regarded Frank Najafi (Aardvark), and he responded to my email within minutes to set up an appointment. Frank arrived on time and took multiple samples from the living room, hallway, three bedrooms, and closet. Frank then spoke about his method for obtaining the samples, other asbestos risk areas, and what to consider if planning a renovation. We even walked through the home, and Frank spoke extensively about other potential areas of concern (lead, etc.). The lab results came back the next day! NO asbestos was detected (thank goodness)! Frank emailed and called with a full report of the results plus photos. We will definitely be calling Frank again, if we are in need of additional hazard consultations.

I called Frank based on finding him listed on Angie's list. We were able to quickly schedule the appointment for the survey. The inspection went great. Frank arrived half an hour and asked if it was OK to start early. He was very thorough in his survey of my home. His report included photographs of all the areas where he inspected and took samples, as well as drawings of sample locations, samples taken and their lab results, as well as status and recommendations for existing asbestos.

Frank was the best contractor/service professional I ever used. He was friendly, thorough, patient, detail oriented, fair, courteous, respectful of me and my property. He took his time to complete the task. He answered all crazy my questions and gave me thorough suggestions to what I could do after he inspected the place. I learned so much about lead, the consultation alone was worth the price. I will hire him again after any remodeling I do at home. Great job ! Thank you Frank. You are a true pro. The service was well worth the peace of mind. I highly recommend Frank if you have small children and have a lead concern. He would be the first step in lead free home. Frank has my highest recommendation.
Description of Work: Frank came 9:00 AM and thoroughly "spot" tested both interior and exterior my house. He tested all the spots that he knew from his experience and he tested all the places I wanted tested. The places that were "spot" tested were walls, floors, windows, sidings, garage door, roof trimming, wall moldings, closets,and other things. I never felt I was rushed.

I am so lucky to have found Frank! He is the consummate professional AND educator. The home that we are buying has popcorn ceilings in most areas and we were afraid it contained asbestos. We wanted to get it tested first to see if we needed to negotiate with the seller on taking care of the asbestos abatement. I found Frank on Angie's List and sent him an email for my desired inspection/testing work. He responded very quickly and we set up an appointment for a few days later. He arrived on time for the job and was very thorough. He went above and beyond what I had originally requested him to do, which was to simply test the popcorn ceiling. He also took a look around the interior & exterior of the house and pointed out possible areas for asbestos/lead which I might want to have tested down the road. Throughout the whole inspection, Frank educated me on which construction types & areas of the house that may be more suspect for hazardous materials. He took 6 samples from the popcorn ceilings for the lab and gave me his report a day or two later. Frank is super responsive to phone calls and emails. Whenever I send him an email, he gets back to me very quickly...sometimes he surprises me with a response a few minutes later! All in all, I highly recommend him for his expertise and impeccable service.

I made arrangements with Frank for the inspection. Frank's associate Ralph performed the inspection. Ralph was professional while also being courteous and friendly. He patiently answered my questions and provided information that would help me in my effort to ensure the safety of my units for tenants. The report from Frank, based on the lab results, was professional and thorough. I would use this company again in a heartbeat, and recommend it to others.
Description of Work: My rental units were analyzed to detect any existing hazard from lead based paint. This was done through surface samples inside the units and soil samples outside the units. The samples were sent to a lab.

Great experience all around. My home has transite siding, which contains asbestos. He was clear, but not paranoid, about the risks that poses. He gave me useful information on how to work with it so as to limit exposure. It was easy to set up the appointment. He was on time, and also willing to take time to answer the (many) questions I had. He is state-certified to inspect for asbestos and can tell you whether he recommends removal; he does not do the removal himself, however. He took samples and provided a report with the results. Definitely worth it for the $150.

Frank Najafi responded to our request for an environmental inspection with the highest level of ethics and professionalism. He pointed out areas of concern (asbestos, lead paint, mold) but only took samples after he made sure that we fully understood cost, procedure and implication of his findings. His prices were very fair, his reports were timely and clear, and his recommendations were excellent. Frank was willing to answer many questions and demonstrated a genuine interest in our health and well being. We felt well taken care of during a very difficult process.
Description of Work: Frank Najafi did sampling of asbestos, lead paint and mold, including air sampling, and provided reports that could be used for proper remediation. I did not include the price in this report as I do not have accurate records currently available, but I can say that his prices were in keeping with his quotes and were very reasonable.

Frank made a very detailed and specific proposal, which was clear and precise. It was very fair and competitive. He showed up on time (early actually), explained what the process was, how long to expect it to take, and what would happen from there to both the client and the homeowner (seller). His crew was very conscientious and respectful to the homeowner, and careful not to inconvenience anyone any more than necessary. They were careful to take any material samples at inconspicuous places, so as not to create any obvious material damage. The report was received when promised, and was very clear and thorough. He took time to explain the findings in plain English - and helped the client interpret the findings in a common sense, solution-oriented manner. He followed up later to be certain that the customer was happy, and to see if any further questions had arisen. A true pro - extremely knowledgable and excellent customer service.

We recently moved into a home that we had a lot of work/remodeling done. Since the home was built in the 60's, there was asbestos in the acoustic ceiling, airducts, tile work and vents. We hired an acoustics removal company to come and remove the asbestos throughout our home and had to have them come back multiple times due to oversight of asbestos in our vents and heater closet. In order to make sure we had 100% clearance, we wanted to hire a 3rd party company to verify that our home was asbestos free. We read rave reviews about Frank on Angie's List and decided to hire Frank after an hour long conversation about asbestos, his testing process and requirements. He is honestly, the most honest, dependable and hardworking people that we've come across throughout this whole remodel process. He takes the time to explain to you the requirements required by law, what he does and gives you realistic timelines and expectations. He called us while he was on site to give us an idea of how good of a job the acoustics removal company did and how they compared to other companies (which was good!!!). It assured us that we hired the right folks and made us feel comfortable moving into our home w/ all of that work done! He emailed/called us immediately after he received clearance to enter the house and we couldn't have been happier w/ us attention to detail and expedited request! Also, we called Frank for information and he was able to come out to our house the SAME DAY because he knew how much of a hurry we were in to move in. He moved his schedule and work around to accommodate our schedule. We were so lucky to find Frank through Angie's List! After we moved into the property, we found out that we had asbestos in our heater closet. Frank came back to test the acoustic material to see if it was positive, and once he found out it was positive...he offered to come back and test the home for clearance--for free since he admitted that it was an oversight on his part. Who does that nowadays? Who is that honest to admit a mistake and is willing to come back an do the job for free? He was extremely apologetic and honest. Overall, it went fine. It was a very fast process. They were very upfront about the pricing and as to how long it would take to do the service. They were very honest about what I needed or did not need. They offered to help more but I did not need them. They were very helpful and they explained everything very clearly. They were a little expensive but I had not shopped around too much and so I could not be sure. They did a great job.
Description of Work: I have used the services of Aardvark Property Hazard Analysis two or three weeks ago. They did an air quality analysis. They also checked for molds in the air and on some of the surfaces.

Very thorough. Flexible scheduling. Prompt and professional. I did get bad news - lead in the tile glaze and paint on the door frame and door. He was able to give me facts and information on how to go about having it removed safely. He spent plenty of time answering questions, I did not feel rushed at all. Actually, he gave me enough information so that I felt the removal process would not be such an ordeal. He followed up with an e-mail of additional pertinent information which was extremely helpful. All things considered, an excellent experience.

After a roof leak caused water damage in my ceiling and wall, I discovered some patches of mold growing. Frank came to my house on New Year's Eve and took samples for testing. He answered all of my questions about mold and the testing process. When the test results came back, he discussed in great detail the next steps that I needed to take. I would absolutely recommend him.

Dear Member, I apologize for being late for our appointment. I have begun giving myself a 30 minute window for each appointment to allow for traffic or other delays; in other words, I schedule appointments for 2:00 to 2:30 pm....from now on. As far as the price is concerned, I wish that I could be more competitive. Other inspectors are charging more for a less detailed inspection. To put things in perspective, the instument that I used for lead testing at your property costs $20,000.00 including tax and shipping (ThermoScientific Niton Corp. is the manufacturer) plus $5,000.00 approximately every 2 years for re-calibration and re-sourcing. I spent 2 hours at your property and using the instrument, provided approx. 260 readings of lead content from various interior & exterior painted surfaces including walls, ceilings, baseboards, doors, floors, windows, cabinets, trims, etc. without any need to damage the surfaces. The alternative to the service I provided for $250.00 would be to spend 16 hours at the project site collecting 200 paint chip samples, damage all the surfaces where the paint chip samples are collected all the way down to the substrate, create a potential for lead dust release and contamination throughout the residence, submit the samples to an accredited lab for analysis by atomic absorption spectrometry for $15.00 - $25.00 for each sample!!!! for a total lab analysiscost of $3,000.00 to $5,000.00 plus approx. $1,500.00 for labor and report writing..... I always appreciate all comments that will help me improve the quality of my services and customer satisfaction so I will be sure to explain the benefits of using a direct-reading instrument for efficient non-destructive lead paint testing that produces numereous useful results at a fraction of the cost as compared to physical paint chip sampling. Frank has a special instrument (gun shaped) that when held up to any surface, in about 10 to 20 seconds gives a read out of the lead level at that spot. It is non-invasive (no damage to surface) and goes all the way to the substrate -doesn?t matter how many levels of paint there are beneath it. You can either choose to get a written report if you need that or if you?re like me and just want to know what?s there for planning future work, Frank can just read you the reading and you can write them down as you go which leaves time to get many more readings. I just wanted the info so I recorded the readings. It will help if you at least a couple simple sketches of the layout of each room so that you can write the readings and draw an arrow as to where they were taken ? less writing and easier to review later. If you?re an engineer like me and what numbers, you can record what boils down to how many parts per million is the lead paint layers. It?s not always black and white ? many paints had different levels of lead. Frank explained clearly how to interpret the numbers, i.e. when special precautions would be needed if I removed the paint (meaning $$). Again, he could just give you the results in English but I found the numbers helpful. I should also mention that he also tested my tile (kitchen and bathroom tops had lead in them which evidently is common) and such things as my outside stucco. Frank appears to be a one man company and was very easy to talk to and eager to please. He worked 3 straight hours without a break ? it?s a lot of meticulous work to get the readings right. His attitude was to do it right even if it ended taking a bit longer than planned. His original estimate for my 1800 sq. ft house was about 2 hours and it ended up taking about 3 hours (I have vaulted ceilings) and so I paid him a little bit more than his original estimate. It?s not cheap but if you contaminate your house with lead paint dust, it?s very expensive to get it cleaned and will definitely impact the house?s value. Any contractor work that disturbs a significant surface area requires now requires lead testing and so it will help guide me in deciding what I can afford to do and what I am comfortable doing myself. The data I have is not legally binding for contractor use (Frank does that too), but is so that I know what any lead testing results will be should they be done and I can budget accordingly. It's not cheap but so much better than those DIY lead paint test kits you can buy which only tell you if there is any amount of lead in the paint (nearly all modern paints still have a very low lead level) and do not tell you how much lead is in the paint. The amount of lead in the paint dictates what precautions must be taken if removing/modifying it. Frank even came back for 45 min. at no charge to check the painted cement floor under my carpeting which I forgot to check the first time as well as recheck in greater in even detail some other areas. I can?t recommend Frank more highly. I?m a NASA engineer and not easily impressed but Frank exceeded expectations. My first experience with Angie?s list ? hope the others go as well.

First, I should state that I rarely write reviews, but I was so pleased I thought I’d share my experience since I wasn’t quite sure what to expect – maybe it will help someone else out. We covered every surface, frame, molding, ceiling, and floor inside and out over a period of about 3 hours. I have something like 300 measurements which will be a goldmine when I am considering repainting/sanding any surface in the future!
